The Location & Nearby Attractions: Meschutt Beach: 4-minute drive (or a scenic 9-minute bike ride) Southampton Downtown / Village: 11-minute drive Coopers Beach: 13-minute drive Flying Point Beach: 15-minute drive Garage is not included. Need too many instructions to access it so it’s off limits. The space About the Property This traditional home in Shinnecock Hills is tucked away at the end of a private, quiet cul-de-sac, offering plenty of distance from neighbors and zero road noise. The main floor features an open-concept layout where the dining room and eat-in kitchen flow seamlessly into the living room, all perched over a beautiful, park-like one-acre property. The centerpiece of the well-proportioned living room is a large stone fireplace set under soaring, vaulted cedar ceilings. The Vibe: Get ready to relax! The house is styled to make you feel like you are at your own luxurious vacation home. Every piece of furniture is brand new—many items are custom, made-to-order, or one-of-a-kind, specifically curated by the host to share her unique style and experience with you. Sleeping Arrangements & Guest Space Legally, this is a 2-bedroom home on paper, but it functions and sleeps like a 3-bedroom home! 1 The Master Suite (Upstairs): Features a King-size bed (sleeps 2) and a walk-through closet that leads into a vibrant blue-and-pink master bathroom complete with a jacuzzi bubble tub. 2 The Second Bedroom (Upstairs): Perfect for kids, teenagers, or adults! This room features a bunk bed (Twin mattress on top, Full/Queen mattress on the bottom) plus a pull-out Queen-size sofa bed. This room can comfortably sleep up to 4 people. It is our favorite room in the house because it features dual-aspect windows facing two different directions, filling the space with gorgeous natural light and views of the trees and sky. 3 The Den / TV Room (Downstairs): Located right by the entryway, this is our cozy movie room (we prefer to keep TVs out of the formal living room!). It features a 55” TV and a beautiful L-shaped sofa, making it perfect for family movie nights. At night, it easily converts into a third bedroom using the pull-out Queen-size sofa bed (sleeps 2 comfortably). Shared Bathroom: The shared bathroom features a newly updated shower. Please note that the shower stall is a bit tight and is designed for one person at a time. Please Note: This home is well-loved and may feature minor wear and tear/cosmetic flaws from past guests. When requesting to book, please review our location on the map to confirm you know exactly where the property is located. Amenities & Guest Rules The Kitchen: Fully renovated and modern, featuring white cabinetry, striking blue floors, and brand-new quartz countertops. It comes fully equipped with brand-new appliances, including a farmhouse sink, a dishwasher, a stove/oven, and a refrigerator with a built-in water and ice maker. Washer & Dryer: Located in the basement and completely free for guests to use. Please note: We do not provide laundry detergent (such as Tide Pods) due to severe guest allergies in the past. If you plan on doing laundry, please bring your own preferred detergent pods! Bicycles: We provide complimentary bikes for our guests! You must let us know ahead of time so we can have them out and ready for you. Parking: Guests have full access to the spacious driveway. The garage is strictly locked and unavailable for guest parking or storage. Pets: If you are planning to bring a dog, you must add them to the reservation at the time of booking. Unapproved pets are not allowed due to personal preference. We do have EXTERIOR security CAMERAS. Mainly for theft for when we are aways. One camera is a dummy camera to deter strangers walking on our property and it’s used as a light by the garage. Propane Tank / Grill: A gas grill is provided on the deck. We provide the physical propane tank (a $90 value), but guests must pay for their own refills/propane gas. Refills are only about $20 and can be easily done nearby in Hampton Bays. We do have EXTERIOR security CAMERAS. Mainly for theft for when we are away. One camera is a dummy camera to deter strangers walking on our property and it’s used as a light by the garage. A Four-Seasons Getaway Summer: Enjoy the massive backyard—it’s an absolute blast for the kids to run around in! There is even a large garden where you can pick fresh, seasonal vegetables. Who needs a pool when multiple world-class beaches are just a short drive away? Come home from the beach and fire up the deck grill. This home sits right on the edge of Southampton, just a short drive across the water to Hampton Bays, allowing you to easily experience the best of both worlds! Winter: Book a winter wonderland getaway for Christmas or New Year's! The open-concept layout is perfect for entertaining. Cozy up with hot chocolate and s'mores in front of the fireplace next to the holiday decorations, or let the kids use their imaginations as they watch the winter trains pass by the back patio like Santa’s polar express. (Note: Winter rates are heavily discounted!) Frequently Asked Questions (Q&A) 1) How loud is the train, how often does it come, and will it disrupt our evenings? It is really not that loud! Sometimes we barely even notice it, especially in the winter when the train schedule is reduced. If you are extremely sensitive to noise or looking for absolute silence, we suggest booking elsewhere to guarantee your peace of mind. However, our family and past guests have never had an issue with it. We choose to be 100% transparent about the tracks, whereas most local listings keep it a secret! 2) Will the patio/deck be available in the winter, and will it be cleared if it snows? The deck is physically there, but we do not advertise it for winter use and cannot guarantee it will be shoveled. Because of this (and the unpredictable winter weather), we keep our winter nightly rates very low. The deck faces south, so any light snow usually melts on its own. Guests are welcome to step outside, but you use it at your own risk. If it snows and you wish to use it, you will need to clear it yourself. 3) Will the driveway be cleared if it snows? This property is our personal summer home, and we do not reside here full-time during the winter. Because we only visit occasionally on winter weekends, we cannot guarantee last-minute snow plowing before your arrival. However, we do provide pavement salt on-site, and our cleaning crew will salt the driveway while preparing the house. Note: We hope our winter guests choose to treat our home with love and care as if it were their own! If heavy snow is forecasted and you prefer a professional plowing service, we can happily hire a local snow removal service for you (fees to be covered by the guest). 4) Will there be firewood and lighters available for the fireplace? We do not provide complimentary firewood. Firewood is a luxury convenience item (like groceries) that guests must purchase themselves for their own enjoyment. Because we do not supply firewood, we keep our winter rates heavily discounted. There may occasionally be leftover wood from our own personal stays, but please plan to buy your own at the local supermarket. Please only book if you understand and agree to these terms! 🚨 IMPORTANT NOTE BEFORE BOOKING 🚨 Please note that this home is located close to the LIRR (Long Island Rail Road) tracks. Trains run frequently during the summer months. It’s not next to a station though and the train goes by quickly and it doesn’t affect night sleep. Please be prepared for potential train sounds at night anyways just in case and some brief, minor vibrations that pass quickly. We barely notice it but for even persons, you might. Our toddler actually loves watching the trains go by! We pride ourselves on total transparency, so please ensure you are comfortable with this before booking. Other things to note -If you’re bringing a pet, please add them to the reservation when booking. Otherwise we don’t allow pets personally preference. -the garage is not for guest use! -washer and dryer is free to use in the basement but we don’t provide laundry detergent as guest complaint with allergies(tide pod). We don’t provide detergent for that reason. So if you plan to do personal laundry please bring your own detergent pods! Questions and Answers! 1) how loud is the train, how often does it come, and will it disrupt our evenings/nights? A) It's not that loud. Sometimes, we barely notice it, especially in the winter when it comes less frequently. If you're not comfortable with it, I suggest booking elsewhere to ensure a peaceful evening. However, we've never had any issues. Our listing is very transparent, we tell our Guete about the train. Most homes don’t! 2) will the patio be available in the winter and will it be cleared if it snows? A) 2. Yes, it's available winter but not advertise to use in winter as we can't guarantee if it will be cleared of snow. (We have very low night rate in the winter) If it snows, it most likely won't be cleared by anyone. It’s south facing so the snow will most likely Melt on its Own. If guest want to use the deck in winter, they can but we don’t recommend as unpredictable weather and hist can’t come and clear snow. Or Guest can clear it themselves. You take it rain or sunshine or snow!! 3) will the driveway be cleared if it snows? -A) 3. The driveway will be salted, but we can't promise it will be cleared as no one will be there except the cleaners preparing the house. This is our summer home, and we don't live there in the winter. We only go there sometimes on weekends in the winter, so I can't say if we'll be able to travel there just to shovel the driveway at the last minute in case it snows. However, pavement salt will be provided and will be spread when we are there. 3b. We provide all the necessary things so we hope for guests booking in winter in their own WILL, they will take care of the home as their home! As summer rate is very different and more time is spent on the home for our guests! *we can hire snow services -fees covered by guests!* 4) will there be firewood and lighters available for the fireplace? A) There will not be firewood as it's pricey, hence the low rate of the home for winter. Firewood is an extra luxury item that guests need to purchase themselves (like groceries) as they will be using it. Sometimes there’s leftover from our stay but we ask guest to buy their Own for their enjoyment as we don’t advertise the fireplace and not in listing of things we provide.
