Description

The Blackhouse Boatshed is a stylish new small house boasting stunning panoramic views over the boatbuilding and sailing hamlet of Pin Mill and the famous Butt and Oyster pub. Designed and built by local architects and craftspeople, the house is a perfect base for couples, close to the waterfront and in the heart of beautiful Suffolk countryside. There is a fantastic choice of walks, cycling, and horse rides, as well as opportunities to get onto or into the water or stay in and be cosy. The space The Blackhouse Boatshed is a new self-contained, purpose-built one-and-a-half-storey annexe designed to feel like a working building in the traditional character of a Pin Mill boatshed but with comfortable contemporary accommodation space. The Boatshed sits just 50 metres up the lane from the river and the Butt and Oyster pub, and has fantastic views to the river and beyond. GROUND FLOOR: The main accommodation is on the ground floor. The largely open-plan space comprises a generous living and dining room, including two sofas and an armchair, one of which is a large sofa bed (with high-quality bedding, extra-soft mattress topper, pillows and blankets stored away inside in seconds for the daytime). The floor is tiled throughout and has underfloor heating, and there are plenty of rugs, small tables and lamps, which you are welcome to rearrange to suit you. There is a very well-equipped modern kitchen with everything you should need for daily cooking, and a mid-century extendable dining table to seat four comfortably. There is a fully tiled wetroom, shower, and a laundry area with a washing machine, iron, spare towels and cleaning items. The downstairs of the Boatshed is wheelchair-accessible throughout. OUTSIDE: Outside there is a south-facing veranda along the frontage of the building, giving level access to the front door and potential sitting-out space (this is quite public to passers-by, but we sometimes sit here as it's such a fantastic suntrap). The veranda creates level access to the front door (on the side of the building), where there is a private south west facing terraced area partially under a beautiful birch tree, with outdoor bistro-style furniture, a BBQ. There are wonderful views to the water meadow and cottages as well as over the boatyard to the river in the other direction. This is a great afternoon/evening sunspot! The old established hawthorn hedge in front of the kitchen window is nicknamed 'Sparradise' - we think you'll be delighted when you find out why! UPSTAIRS: The main open-plan living area is a galleried space in the roof, with a sofa/day bed, a reading nook and a console table/desk. There is also a separate dressing room with hanging and storage space. The entire upstairs is light and airy and has stunning panoramic views across the river from the three large windows. IMPORTANT NOTE: The central areas of the first floor have a typical room ceiling height, but there is restricted headroom towards the eaves, so taller guests may need to take a little extra care. ENERGY AND EFFICIENCY: Whilst a traditional construction, the boatshed has been designed and built to high energy efficiency standards. It is very well insulated and requires minimal heating, which is provided by a clean electric boiler serving an underfloor loop as well as domestic hot water. The resulting house feels light and airy in summer and cosy in winter. Guest access You will have the entire house and its outside space with views over the river to yourself.
