Set in the small village of Braunston, The Annex overlooks the rolling hills and beautiful Rutland countryside. Ideal for couples, this one bedroomed apartment has a full kitchen, cooking facilities, an open plan living area and downstairs toilet. On the first floor, a large double bedroom with a king-size bed, an en-suite shower, and toilet, along with a set of french doors leading out to a small balcony. The apartment is self-contained with its own access and large south facing patio doors. The space Once you drive onto the property there is secure private parking for two cars right outside the properties dedicated entrance. There is an EV point available. (pay per use) Once through the door you arrive in the fully fitted kitchen and dinning area. The open plan space moves into the lounge with a large smart TV and fully glazed south facing elevation looking out to the patio, garden and further beyond the lovely rolling hills of Rutland. There is a downstairs toilet just off the corridor to the staircase. Upstairs is a large bedroom with king size bed and a suite of wardrobes and drawer units, A large TV and a set of French Doors leading out onto a balcony with a table and two chairs. There is a spacious en-suite shower and toilet with all towels provided. There are lovely views over the paddock with the river Gwash running along the bottom of the field and a small wood. The Annex is powered by a full solar system providing almost 90% of the energy consumed in the property. Guest access The Annex is entirely self contained so the space is all yours. There is dedicated off road parking at the front of the property with space for two guests cars if required. The patio is shared with the main house but you are welcome to use the patio furniture, cushions are kept in the garden storage box throughout Spring, Summer and early Autumn. Other things to note We are only a five minute walk to a lovely pub called the Blue Ball, they have a lovely outdoor terrace perfect throughout the summer, and by contrast there’s always a log fire on during the autumn and winter months. They serve a wide selection of beers wines and spirits and have a really good menu for lunch/ Dinner. You may see a large German Shepherd Dog when you stay, that’s Hunter, he is very friendly and loves a fuss, we do try and keep him away from guests as we understand that not everyone is a dog lover but he’s an expert on sneaking out so please don’t be surprised if he’s nosing through the window at you. There is no dedicated workspace, however the dinning room / kitchen table can provide a suitable “desk area “ if you need to catch up on some laptop / office work during your stay.
