At this 3 bedroom, 2 bathroom home, you’ll be 0.3 miles away from the best MTB trails, & minutes away from lakes, waterfalls, parks, canoeing, & hiking. After a day exploring, you’ll be welcomed back by a pet friendly house with the comforts of home. The space The only home at the end of a quiet culdesac, Hit the Trails is a spacious, 1,715 sqft, single level home nestled in the hills of Bella Vista, Arkansas that sleeps up to nine guests. As you pull up to the house, you'll be greeted with an extra large garage with parking for two vehicles and ample room for bike storage inside, and a spacious driveway with room for parking for an additional six vehicles. As you enter the front door and pass through the foyer you will be welcomed into a large, open concept living space with the master and spare bedrooms on opposing sides of the home. The living room boasts a sofa, loveseat, and a 55” smart, flatscreen TV. The dining area includes a dining table with seating for seven, and an additional seating for two can be found at the kitchen bar. Just off of the dining area is the back door which leads to the cozy deck with a patio table and chairs for four, a gas grill, and stairs leading down to the large backyard secluded by the beautiful Bella Vista forest. It is very common to spot deer grazing in the backyard. The kitchen is well stocked with cookware, dinnerware, flatware, and cups, everything one might need to cook a large family meal. The refrigerator, range, and dishwasher are brand new. There is also a microwave, toaster, and a coffee bar with a drip coffee maker, a grinder, coffee beans, filters, creamers, sweetners, and syrup. Just passed the kitchen is a large laundry room with a washer and dryer, and entry into the garage. The master bedroom has a king sized bed, a 55” smart, flatscreen TV, and a recliner. There is a spacious en-suite master bathroom with a stand up shower, garden tub, dual vanity sinks, and a large walk-in closet. Spare bedroom number one has a queen sized bed. Spare bedroom number two has a two bunk beds. The first bunk bed is a twin over full, and the second bunk bed is a mini twin over twin and intended for children and adolescents. After you Hit the Trails, we look forward to providing you a comfortable place to rest. Top 10 House Rules (Read Before Booking) 1. No Smoking Indoors – $250 fee for violations. 2. No Furniture Rearranging – $250 fee for violations. 3. Quiet Hours – 11 PM to 7 AM. 4. Check-in / Check-out – 4:00 PM / 10:00 AM. Unauthorized early/late = $100/hr. 5. Pet Rules – Must be disclosed; no pets on furniture; leash outside; kennel when alone; clean up after pets. $250 fee for violations. 6. Biohazard Cleaning Fee – $250 for bodily fluids on linens, furniture, or flooring; dispose of personal hygiene items in trash. 7. Septic System – Only toilet paper in toilet; no wipes, feminine products, grease, or food waste. 8. Registered Guests Only – No unapproved visitors; violations may cancel reservation without refund. 9. Parking – No street parking (city ordinance). Other things to note ***The city of Bella Vista strictly prohibits parking on the streets and will issue tickets/fines for violators. If you need additional parking, please let us know. We can direct you to free, nearby parking locations. Pet Expectations: One pet maximum upon owner approval. All pets must be disclosed at the time of your reservation request. Pets are not allowed on the furniture or beds. Dogs must be on a leash when outdoors per Bella Vista city ordinance. Please use the provided bags (located under the sink) to remove any pet waste from the yard, trails, and neighborhood. When leaving the home, the dog needs to be kenneled. Please sweep or vacuum pet hair prior to your departure. A $250 fee will be charged for violations of our pet policy.
