The Cozy Camper

Pack light and make big memories during your stay in the cozy camper. This 30 foot camper is located on our family homestead just one mile from the llano river. The property is also less than 30 minutes from Longhorn Caverns and Inks Lake State Parks as well as several parks with access to the local lakes. We live on the property and will be present to help should any problems arise. We also share the land with wildlife and our animal friends including cattle, chickens, turkeys, dogs and a cat. The space The camper is 30 feet long with a slide out. It comes equipped with a fully functional kitchen and bathroom. There is also a picnic table outside under a retractable awning for those who wish to eat outside. Sleeping arrangements include a queen sized bed, a futon that converts into a full sized sleeping area, and a bunk bed that includes a single top bunk with full sized bottom bunk. For safety purposes, guest weighing more than 200lbs are strictly prohibited from sleeping on the top bunk. For entertainment there is limited WiFi as well as a tv with an antenna and streaming applications. The WiFi will work for streaming but may be spotty in some areas of towards the back of the camper. Guest access Guests will access the property through gates at the beginning of the driveway. Along with complete access to the camper, guests are allowed to walk the garden, yard, and large pasture with a stock tank that has fish. Guests are not allowed to access any other structures on the property or either cow pasture. We do allow smoking and vaping on the property but smoking inside the camper is strictly prohibited. Please put any cigarette butts in the trash can. Other things to note As a family homestead, we have many animals who share the property with us. We are also very active and you will likely see us working around the property. Our dogs roam the property and may bark at guests at first but have never been known to bite. We are willing to tie them up in the shade during the day if guests feel uncomfortable. However, our smaller dogs will not be tied up and our two outdoor dogs will be left off leash at night. We will also be accessing the feed shed just behind the camper in the mornings and evenings during chore time.
