Guest access Guests of Paradise have access to the entire home Other things to note Upon booking you will receive a notice requesting your guest list (ages) & email. We will send an electronic rental agreement. It must be signed & returned within 48 hours of booking to confirm the book and avoid cancellation. A $500 refundable security deposit is required if your Airbnb profile is new, has low or bad reviews, or isn't in good standing. $1000 for holidays, etc. It is refunded after the home is inspected post departure & will be released & received 2 weeks post check. * Proof of identity via an ID or drivers will be required at booking. NO third party bookings allowed. An updated Airbnb profile is required to book complete with a current phone number in case of an emergency. Due to liability issues, only the guests listed and approved are allowed in the home. If there are additional people beyond the number listed or if the amount of people in the home is beyond the maximum capacity, the rental contract will be terminated without a refund. HOA rules & restrictions apply. NO PARTIES ALLOWED - HOA rules are enforced. Any unapproved events will result in fines up to $5000 & immediate eviction. Any damages must be noted and discussed with us as soon as they happen so we may swiftly make repair plans. If smoking is detected in the home a $500 fee will be charged for an ozone cleaning. Do not empty loose trash/food in garbage bins. Do not rearrange any appliances, furniture, displays, towel racks or anything built or placed in the home. HVAC & HOT SUMMER MONTHS: Please keep all windows & doors (including the garages) shut during the hot Spring- Summer months. Running the a/c with the windows open, especially on hot days, can cause the system to malfunction and shut down. We cannot guarantee that the system will get fixed during your stay if this happens. The system is set to send alerts doors are left open. THERMOSTAT: During the Summer, do not turn the thermostat lower than 70 degrees. During the Winter, do not turn it above 73 degrees. Doing so can cause the system over work & leak which can cause damages that the responsible party will be required to pay for. OUTSIDE FIRE-PIT: Do not leave the fire-pit on when not outside. Doing so can pose a fire hazard. Leaving it unattended will result in a $250 fine. HEATED SPA: Because we are remotely located, the heated spa runs on propane and an automatic timer that heats for up to 3 hours at a time....1x per day. The timer automatically turns off the spa once 3 hours is complete. Please contact me via the app when you are ready to use, as it automatically turns itself off after 30 minutes of non use. If you desire to use it more than 3 hours/1x a day do let me know, an additional heating fee will apply. CLOSED DOORS AT ALL TIMES: When checking in, and any other time during your stay, avoid keeping the doors opened. Bugs, insects and scorpions are fast to enter, given the chance. Shut the doors behind you at every entry and exit. For your protection, March- November, a 30 second mosquito spray over the patio runs at 6am, 6pm & 10 pm daily. Paradise ground staff are on the premises as needed/requested. Pool service, Handyman, House Manager, etc. The yard is mowed Thursday and/or Friday every week. The Pool is scheduled for Wednesday cleaning. The yard sprinkler system cycles multiple times a day. HOA does not allow fireworks on the property of any kind. BATHROOM SUPPLIES: Each full bathroom has 3 sets of towels per stay. CARPET CARE: Do not iron on any carpeted area. Do not use heated appliances near or on a carpeted area. EQUIPMENT: Do not touch/adjust any of the outside equipment/gauges/thermostats/pool cleaners or manipulate any inside equipment behind closed doors. If assistance is needed, please contact us directly. Damage fees may apply. BOAT DOCK: Use of the Boat Deck and Boat Lift must be pre-approved before arrival for use & set up the electrical. Fees & damages may occur otherwise. The slip measures 24' x 10', please note and consider. To access the dock and the lake, you walk from the backyard or side of the house, to the dock. To get into the water, you drop/jump into the lake from the dock. Locals meet at Fisherman's Point 416 & GPS to each respective home on our lake. It takes approx 15 min. Fisherman's Point Marina & Resort 230 Farm to Market 416 Streetman, TX 75859 BOAT HOUSE: The boat house and slips can be used upon approval. Note that the power in the boat house auto shuts down when wet to prevent electrocution. If the power does not turn on for the boat slips, please park your boat inside without the slips or on the side of the boat house. Fishing is permitted off the dock. Bring your own equipment. You can also book a fishing tour. Details are in the Paradise Guidebook. WEATHER OUTAGES: Texas has extreme weather, and outages from time to time that can impact interior & exterior amenities. Such occurrences should be noted as out of our control & should not be a factor when rating your experience. We will alert you of such issues, if and when they occur, to allow you to adjust your reservation if you so choose. Please know that we have a full staff available to assist & remedy any issues as quickly as humanly possible. NOTE: The interior design of the home may change from time to time. MISC: We request that you remove your shoes once entering Paradise to maintain our hygienic standards. If linen or towels are stained by makeup, fake tan, foundation, lipstick, mascara, oil, sunscreen or blood it will require a payment for replacement $50 a set. We have provided plastic glasses for outdoor use. If any glasses are broken or missing a few of $25 a pair of water glasses & $50 a pair of wine glasses will be charged. A Few Reminders: To avoid contaminating the pool, do not swim in both the pool & the lake or use the same toys. Doing so will cause the pool to turn green & result in a fee for the extra service. The pool & spa won't be operable for the remainder of the trip. If you want to enjoy both the lake & pool, start in the pool 1st & end in the lake. Do not park any cars on the grass, it is against the HOA rules & can ruin landscaping. Doing so can lead to damages. The outdoor grill & cooking station should be used for any excessively fragrant/pungent flavors & cuisines. 3rd party bookings are not accepted. ID will be requested upon check in. The original booking guest must be at the property at the time of check in. Winter amenities may or may not be operable in summer months (fireplace, fire-pit, etc) Outdoor Camera Locations: 1 facing the side of the house (by the pool equipment) 1 facing the entrance 2 facing the garages 1 facing the dock 1 facing the firepit, spa, pool 1 facing the grill & patio If you have any cars or trucks that are leaking oil or are prone to leave marks, please park on the street level to avoid damages. Decorations- NO glitter, indoor candles, or adhesive/pins on/in walls. -- Unapproved guests: Only registered guests are allowed on the premises. Each unapproved guest will incur a $250 charge, and bringing unregistered guests may also result in immediate eviction. -- Smoking or vaping: Our property is entirely smoke‑free. Smoking or vaping indoors will result in a $500 penalty. -- Cleaning guidelines: Please follow the checkout instructions provided in your booking details. Not following these instructions may result in an extra cleaning fee of $250. --Open doors and pest control: To help prevent pests, please keep doors closed when not in use. Doors are equipped with sensors to alert us if left open. If pest control services are required because doors were left open, a $300 service fee will be charged. --Damaged towels: Towels stained or damaged by makeup, suntan lotion or spray, hair dye, or similar products will be charged at $50 per set. Community amenities are outside of our control - gate access, road conditions, lake access.
