KITCHEN AMENITIES: Fully equipped modern farmhouse inspired kitchen with refrigerator, hot, cold, warm water dispenser, coffee maker and microwave oven. Free purified hot and cold water, brewed Benguet coffee, creamer, sugar and Milo. Spacious modern farm inspired dining area with a comfortable seating capacity for all 24 guests (always dine and be seated together, best to celebrate occasions eating together), complete with dining and cooking utensils. Living Room Amenities: One formal living room equipped with 60 inches android tv with free Amazon prime video subscription for your movie marathons and bonding. You may also use your own Netflix and Youtube accounts. *Additional two (2) informal living rooms where you can lounge, take naps or read books. * Total of 3 living rooms and private space for your group only. *Electric fans also present in these areas ROOM AMENITIES: Rooms 2,3,4 will have their own 43" smart tv with free Amazon prime videos subscription + Plex for binge watching of free movies and tv shows and a working table inside the room for your work and business from Baguio City set-up. *Electric fans inside the rooms are also available but you won't need them. INTERNET: PLDT FIBER Wi-Fi speeds up to 300mbps, in a mesh system set up with standby LAN cables behind the Tv's. Signal is strong and no dead spots in the entire property, but please note, however, that any system maintenance is handled directly by service providers and is beyond our control. For guests working remotely, we still recommend bringing a backup option just in case, to avoid any inconveniences. TOILET AMENITIES: Free shampoo with conditioner and body wash Free use of 1 ordinary towel per guest. (If you have high standards for shampoo, conditioners, towels etc kindly bring your own) 2 (Two) fully equipped strategically designed toilet and bath are located in the ground floor and 2nd floor (room area). The shower area (with heaters), water closet with bidet plus urinal and lavatory are all accessible individually (separate) to maximize your time preparing for your Baguio City excursions. So guests can use the shower while others may use the toilet while others are also brushing their teeth. Parking and Road Condition: Common parking area with up to 2 slots allotted for bookings more than 10pax and 1 for less than 10 guests. If no other bookings are made during your stay we can accommodate up to 6 cars in total, just send us a message for availability and reservations. (please follow parking guidelines and house rules for the enjoyment of everyone). This is a shared parking with CCTV, you may need to move your car if we are fully booked to give way to those exiting the parking lot. Note: The road used to be in good condition, but it started to get damaged due to heavy water runoff, especially during recent rains. This happened after the new DPWH road near PMA was built, which redirected the water flow toward our area. Because of the strong and constant flow of water, potholes have formed, making the road rougher than before. Despite this, the road is still passable with extra care. Many of our past guests have successfully reached the property. This is why, we recommend bringing a bigger vehicles like SUV’s, CUV’s, Pick-Up’s or Vans that are not “lowered” which is more suitable for the road condition. FOOD DELIVERY: Grab & Food Panda, plus grab pabili and pandamart for groceries, necessities and other essential needs. SECURITY: CCTVS are strategically placed outdoors: Entrance, parking, gardens, and back exit. No curfews in the property. No cctvs indoors, we respect your privacy. Always close the gate upon entry and exit. OTHER AMENITIES: You may also rent a barbeque grill or a samgyupsal grill that may only exclusively use outdoors. Generator on standby to power the lights and water motor pump to bring water to the kitchen and toilet faucets incase of rare power interruptions. GENERATOR: We do have a standby generator, however this is primarily for essential functions only such as: lighting and powering the motor pump for kitchen water usage during power outages. The generator operates from 7:30 AM to 11:30 AM and from 5:30 PM to 10:00 PM as per schedule. CHECK IN TIME: *For check ins later than 8pm: We have specifically noted in our check in details in Airbnb that assisted check ins are only up to 8:00pm, since our workers also need to rest and attend to their families. If you are checking in later than 8:00pm or there is any delay in your arrival please inform us immediately, as we need to ask if we have a caretaker available to wait for you but is limited to this terms and conditions: 1. It is not guaranteed that we could assign someone to assist you beyond our check in time of 8:00pm 2. IF a caretaker agrees, you will need to send a late check in fee for the caretakers overtime pay amounting to: A. Check in time is between: 8:01pm to 10:00pm: P400 B. Check in time is between: 10:01pm to 12MN: P500 The holding period for waiting on the agreed time (specific) ETA is 15minutes since the caretaker would just set an alarm. Beyond this, we are forfeiting your check in and payment for late check in and will not be refunded. Please understand that we are trying to extend this service only if we have an employee available and is beyond their working hours. Guest access Exclusive private access to 300sq meter total floor area of the house, 2 levels of the house and gardens. 2 parking slots allotted inside the gate of the property. Other things to note We have 3 other listings inside this 1000+sqm property compound with private entrances to maintain privacy: 1. Willow Cabin: For 16 guests with 2 bedrooms 2. 3 Studio Units: For 12 guests (can be rented separately 4 guests each) Send us a message if you are interested to reserve more units in the property. *Damages, violations and extra cleaning shall be filed and claimed via Airbnb resolution and Aircover. Please abide our house rules to avoid Airbnb guest penalties. Extra Cleaning is P2,500 *BAGUIO SILENT NIGHT ORDINANCE in full effect: No loud noises after 10pm until 6am. You may close windows and please no loitering, chatting outdoors at this time. Government penalty is P5,000 plus eviction without refund. ROOM USE CONFIGURATION: *For 8guests or less: 2 big rooms will be prepared *For 9-13 guests: 3 rooms will be prepared *For guests 14 or more: 4 rooms (all) will be prepared. *All with complete beddings, towels and slippers. PET POLICY: Pets not allowed in bedroom 1 and 2 (floor wood laminates). Only trained pets and responsible pet parents are allowed. Pet diapers indoors and pets should be in non-shedding season please. Please clean pet litter outdoors. No pet showers during your stay. *Pet friendly (dogs & cats only): Required to enter pets in your booking details, pet fee for first pet will be paid via Airbnb, additional pets shall be paid P300/stay/additional pet for special cleaning thru our Gcash/BDO Account. *Maximum of 2pets per listing only. CLEANING FEE: *No cleaning fee is charged in this booking so please: *CLAYGO (Clean as you go), this applies to kitchen and dining utensils for faster preparation time for our next guests. *Cleaning fee only applies if you don't want to wash the dishes and kitchen and for an excessively dirty house upon check out. *Cleaning charge: P2,500. *Please do not litter, there are trash bins outside the house, and around the property. *This property is for people who love peace, quiet, serenity, family bonding and Baguio's wonderful nature. *For first time Baguio City visitors and guests: temperature dips to as low as 10 degrees in the cold months of December, January and February. This is due to its elevation of 1,500 meters above mean sea level and its pine clad topography. Since we are a mountain city, expect inclined roads all throughout the entire city, most cars can handle this, but if you have the option, bring a crossover, SUV or a van for comfort and convenience. *Please take note that house is exclusive to booking guests, no visitors allowed to avoid public events and parties to maintain the comfort, serenity and privacy of all our guests. *Transportation: We recommend guests to bring big cars (SUV, CUV’s, Pick-Up Up, Vans) for ease of transportation, but you could also use Grab Taxi, InDrive Apps or you can book a taxi from our caretaker with an additional P150. Or you can ask the caretaker to show our pathway to the airport, where you will need to walk around 10minutes (it is cold in Baguio and people walk) to get jeepneys and its just 1 ride going to Session road, SM Baguio, Burnham Park for 20 pesos fare. *The place is scenic filled with pinetrees and our gardens full of flowers during blossom season, our windows and doors are screened, but since we a tropical country please always wear sunscreen and insect repellant and always close the door and window screens. *For check ins later than 8pm: We have specifically noted in our check in details in Airbnb that assisted check ins are only up to 8:00pm, since our workers also need to rest and attend to their families.
