The floorplan provides ample space for privacy and expansive views of Urbanna Creek. This home offers a welcoming and relaxing atmosphere with updated furnishings and décor. The house has 3 bedrooms, 2 bathrooms, a dining room, a gourmet kitchen, and 3 sitting/gathering areas. There are 3 desks offering workspace in various locations throughout the home. There is reliable broadband internet and Smart TVs in each bedroom and family room that can be accessed using your personal streaming passwords The entire house and outside areas are accessible for guests except for the basement or any locked closet. Please utilize all that the home offers to our guests consisting of furniture, bedding, kitchen essentials and outside water equipment. We do ask that you place everything that you've used to the appropriate areas.  Our small community offers water access, located directly in front of the house, as seen in some of the outside pictures. Please let us know if you have any concerns. Guest number shown does include children. Contact me if you have additional children would be staying. You will receive a few messages once you've booked your stay. There is a message sent one hour after you've booked to provide a summary of your upcoming stay.    In addition, there will be messages sent 5 days before your arrival, the day of arrival (6pm), and the evening before your departure (6pm) that will provide additional information. We are available 24/7 for any questions or issues you may have.    Please check out our guidebooks listed on our Airbnb page for some of our suggestions and local amenities.    We do ask that you send a message through the Airbnb messaging platform to keep documentation of all communications between us in case of any discrepancies. If you don't hear back from us within half an hour to an hour after sending an Airbnb message, please send a text message to the provided phone number. Occasionally a message sent through Airbnb will not be received immediately.   We do ask that you send a text message to the listed phone number before calling so that we can process and appropriately respond to the issue. If there is an urgent matter, please do call us. And of course, if there's a true emergency, please call 911. Our neighborhood is located in a waterfront community. It is rural but plentiful with a grocery store, restaurants, and entertainment, all within walking distance. The area has a very low crime rate. There are a few marinas if you'd like to bring your boat (and enough parking space for a trailered boat). We are about an hour or less from Jamestown, Williamsburg & Richmond. Turn off the main road or cruise up the Rappahannock River from the Chesapeake Bay to the charming and friendly historic Colonial port town of Urbanna. Home of Virginia’s Offical Oyster Festival, more boats than folks and laid back innkeepers, shopkeepers, chefs, and townspeople. You will see where tons of tobacco were loaded into ships to sail back to Europe, and the Famous Mitchell map is displayed at our visitor center located in the James Mills Scottish Factor Store. This house in Urbanna is within walking distance to several restaurants, boutiques, and groceries.   Beyond the town limits, you'd need a vehicle to drive. The local Marina usually has boat slips available if you decide to bring your boat.   Please note:  Our area has very limited Uber/Taxi services, Uber eats services or any other popular delivery options. Most restaurants in the area will be for dine in or carry out except for a few that may offer delivery services depending upon their available wait staff.
