Our rustic, home is perched at the end of a wooded ridge, with a breathtaking view of farmland & Blue Ridge Mountains. The suite shares a common entrance with the hosts. If you're in the area for an event, passing through, or just looking for a quiet getaway, you'll be conveniently just 15 min from I-81, Roanoke, & the Appalachian Trail. The space Welcome to Farm View! Please note that this is not a whole-house rental, rather a lovely suite in our home that is partitioned from the great room/kitchen for added privacy. Your (360sf) suite includes: a bedroom with a Queen-sized bed, dresser; a private den with sleeper sofa, leather recliner, smart TV, mini-fridge; and a private full bath. The shared common area/great room adds more space for you to relax, and we enjoy meeting and interacting with our guests. We are a pet-and-smoke-free home. Linens are washed with fragrance/dye-free detergent, and fragrance-free dryer sheets. No chemical air-fresheners, scented candles or other common irritants used. Let us know if you have particular allergy or dietary needs. While we don't "instant book," we try to be very responsive and do our best to accommodate last minute bookings. Late arrivals are not a problem! Guest access When you stay with us, you are like family, and we enjoy getting to know our guests! You are welcome to join us in the shared great room/kitchen area. Only the host suite, basement and outdoor buildings are private. If you want solitude, we will gladly respect your desire for privacy. KITCHEN: You are welcome to make use of the kitchen for the basics (coffee maker, tea kettle, microwave, toaster, sink, utensils, plates/cups). We ask that guests not prep/cook full meals, to avoid conflicting with our own cooking. You are welcome to bring in take-out or your own food. There is a mini-fridge/freezer in your suite. W/D: Our washer/dryer is available if needed at no charge for stays over 1-night. FIRE TABLE is available and guests are asked to restrict the use to 1-hour per night. HOT TUB/SPA is shared with our family but guests have priority. We try to give our guests privacy when using. You will be asked to read and agree with our spa-use agreement. Users must be 12 years of age or older. No exceptions, sorry. Kids under 18 must be supervised by an adult. OUR VIEW is second to none in Fincastle, and stretches 35 miles North towards Eagle Rock and Lexington. Our home has a large deck, part of which is screened, so you can enjoy taking in the view when the weather permits! Or enjoy the hot tub no matter the temperature! GOOD OLD-FASHIONED PORCH SITTIN'- In addition to our large back deck with a view, we have a covered front porch, overlooking our wooded property, another perfect place to relax, read, strum a guitar, or bird watch! You might even spot wild turkey, deer, or on rare occasions, black bear. HIKING & CYCLNG: The Appalachian Trail and Virginia's Triple Crown are just minutes away, as are the Blue Ridge Parkway and other hiking trails! Farm View is located 8 miles from the US Bicycle Route 76 Trail, which crosses through Daleville and Troutville. Located in the East Coast Mountain Biking Capital Corridor of the Blue Ridge Mountains. Our road itself is a popular with cyclists, and Parke can often be seen making a 5-mile loop to/from our home! FISHING & FLOATING: We are 20 minutes from the James River where guests can fish or float! Local outfitters in Buchannan can hook you up with kayaks, canoes, or tubes for a day of floating! Smith Mountain Lake is about an hour from us and offers many options for swimming, boating and fishing! RV HOOKUP: We have a 50A hook-up for an RV/motor coach if you happen to be traveling with one! WILL YOU NEED 4WD? Nope. While our gravel driveway is 3/10mi. long uphill, the climb is easily done with any vehicle - just maintain your speed at around as you go up and don't stop. 4WD for climbing pickups is recommended to limit wash-boarding of gravel. During your stay We will strive to give you as much privacy as we can, but are typically on site, as this is our home. We do enjoy meeting and interacting with our guests. We generally book stays when we are present, so we can be available to assist you during your stay, in person or via phone. Because this is our home, we do ask that guests be respectful of our property and keep in mind that we both work full-time, so please observe quiet hours between 10pm-6am. However, late arrivals are not a problem! No parties, and any outside visitors must be pre-approved. This listing is for folks who want a quiet, relaxing getaway or unique place to stop over on their travels. If you're looking for a place to cut loose and get loud, other listings will suit you better. But if you're up for some real Southern hospitality, comfy, cozy accommodations, a gorgeous view, and a truly relaxing stay, look no further! Other things to note BREAKFAST: Fresh-brewed coffee is always included (as well as tea) with half-and-half, non-dairy creamer, honey, and a variety of sweeteners in the stocked coffee bar. In the morning, you will be greeted with homemade muffins or coffee cake, hard-boiled eggs, yogurt and OJ, all included. Homemade cookies are always out to grab anytime as well (your hostess likes to bake)! We can accommodate most dietary preferences such as gluten intolerance with sufficient advance notice. IDENTITY VERIFICATION: Your profile MUST contain a clear photo of the guest who is booking or will be arriving (ie: not a picture of your dog or random object). We do not see your photo until after booking, so we reserve the right to cancel if the photo is not discernable. We just like to know who to expect. We also reserve the right to require a photo ID for all guests, at our discretion. Under extenuating circumstances or if you have questions, message the host first. Thank you! HOT TUB/SPA USE AGREEMENT: This is a high-end salt water spa and is not for children. Prior to using the spa/ the guests must read and abide by the terms of use. This includes a minimum age of 12, adult supervision for all children under the age of 18, rinsing before entering & other terms. Please inquire of us before you book if you are in doubt. AFTER you book with us, the agreement can be sent to you via ABnB messaging or a link sent via text. If you agree with the terms, you are welcome to take in our peaceful mountain views while soaking! If you do not agree with the terms you may either not use the spa or cancel your reservation without prejudice if booking more than 5 days in advance of your arrival. If your booking is within 5 days of arrival you should inquire of us prior to making the reservation.
