Description

Two Private Rooms: a cosy and quiet parents' double (sleeps 2) and a separate and very cool children's mezzanine (sleeps 3) plus an inflatable or a baby cot in the double room for a baby if required. With a view of the river Thames (central London Travel Zone 1 + 2), 8 min walk to Chelsea’s fashionable Kings Road, and close to beautiful Battersea Park. City centre (Buckingham Palace) direct by bus in 15 mins, departing outside the door every 7 min The space Light pours into the triple aspect, double height sitting room over–looking charming Battersea Square with a beautiful, spacious + sheltered rooftop garden A Georgian building, built 1760 + last decorated in 1969, I rebuilt the apartment myself creating a double height sitting room with a minstrel's gallery 'Mousehole Mezzanine' bedroom, a new kitchen, bathroom + private roof garden. The construction site was my bedroom, the project a labour of love Room 1: DOUBLE ROOM Starts from £80 p/n (season dependant). Cosy + quiet, at the building's rear with a river view, a double bed (137 x 190cm, orthopaedic mattress, cotton linen, bedding, extra blankets), chest of drawers + two hanging wardrobes. 2 chairs to sit on + a selection of travel books to read. Cot available Room 2: MEZZANINE ROOM Starts from £40 p/n (season dependant). The 'minstrels gallery' looks over the sitting room + is best suited to children but also adults wanting economy. Kids love the low ceiling space: up a ladder + through a hatch with a window overlooking the roof garden, a traditional box bed (small double 122 x 190cm, orthopaedic mattress, cotton linen, extra blankets), reading lights, children’s books, teddy bears, wifi + a very low ceiling! Two additional single inflatable beds— sleeps 3 children total BREAKFAST is included: cafetière or Moka coffee, teas + infusions, fruit juice, cereal or Dorset muesli, bread (baked daily downstairs) or toast, home made marmalade, jams + honey from the family farm. Greek yoghurt with a bowl of fresh fruits ROOF GARDEN Sheltered sun trap with olive trees, vines, climbers, herbs and a bistro style table, chairs. Access via a small 5 step ladder BATH + SHOWER Includes hand-wash, soap, shampoo, conditioner, bubblebath, hand towels + bath towels (+ lots of good books + comics) CAPACITY Note the modest sized apartment sleeps 5 guests (2 parents, 3 children) + the option of a 6th (if booking cot) is possible ECONOMY See last image: an AirBnB desktop screen-grab shows average price 20% lower than equivalent size apartments in central London Guest access Guests have access to: —‘Mousehole Mezzanine’ and/or ‘Double Room’ depending on booking size [Mezzanine accessed via a gently inclined ladder and through a large hatch. Ladder has gripped flat steps as opposed to slippery circular rungs, is positioned against a wall as side-rail and is painted matt emulsion as opposed to slippy gloss]. Apartment not suitable to the elderly, disabled or children not sure of their feet —Guest private bathroom: shampoo, conditioner, shower gel, soap, bubble bath, hair dryer, bath towels, hand towel —Kitchen (by request): oven, hob, grill, fridge, kettle, iron [no access to freezer or cupboards]. Extra charge for laundry: £3 wash, £4 dry —Sitting room (by request): children's DVD movie collection, reading library, board games, wifi —Roof garden (access via 5 step ladder): cafe table + chairs, washing line During your stay I'm normally around over coffee at breakfast to help with questions. If I’m away during a guest’s stay, breakfast is provided in fridge Other things to note PRIVACY Guests have more privacy than other ‘Private Room’ / ‘Bed + Breakfast’ listings. My bedroom, bathroom + study are outside apartment, across the terrace + separate (guests have apartment to themselves at night + most evenings) I’m home during guest stays to host, make breakfast + answer questions. On rare occasion I’m away, guests enjoy the ‘Entire Apartment’ for the price of a ‘Private Room’, with breakfast left in fridge If guests prefer complete privacy ‘Entire Apartment’ available here: ‘Cool apt. Although more charming guests so enjoy breakfast we’ll happily converse till mid morning, guests are otherwise expected to be out + about enjoying London by day. If you want a 24/7 apartment I recommend instead hiring ‘Entire Place’ or hotel ROOM ALLOCATION Bookings for 2 guests are allocated the Double Room unless a request is made for the Mezzanine Room to be made available also (additional fee for additional room). The 2 rooms differ in size, are priced accordingly + this accuracy isn’t catered for by AirBnB auto price calculator—prices for groups of 3+ are not accurate. This I inform guests by first response PRICES Prices are lower than central London average (see last photo: AirBnB desktop screen-grab shows my prices are 20% less than similar 2 bedroom listings in Zone 1)—yet breakfast is included, and more privacy given BREAKFAST is laid daily at 07.30, guests help themselves by 09.00. Breakfast cleared 9.30am CHECK IN between 17:00–22:00hrs. If I don’t hear door, message—I’m likely in the annex, unable to hear buzzer. Phone number on booking confirmation EARLY ARRIVAL is available (with notice) for early bag drop: I leave work, meet guests + receive bags (rooms won't be ready). Process takes 2hr, I charge £20. Departure day bag storage also available PARKING Meters available within view of sitting room at £3.40 p/h or £25 daily (‘feed’ meter after 4 hrs via app). Parking free 5pm–9am all week + w/e after 5pm Fri. Alternatively download London Parking app (spaces 100m from apartment) PUBLIC TRANSPORT 1). BUS 1: Number 170 bus departs Battersea Square each 7 mins (bus stop 50 metres away, an App informs when next bus is coming) arriving Victoria Station (Buckingham Palace) 15 mins. Kids under 11 free 2). BUS 2: Alternatively, the number 19 bus, a traditional red double decker, starts it’s route close–by and, being first onboard, guests go to the top deck at the front, for their private London tour. It goes over the river, down Chelsea’s famous Kings Road to Knightsbridge (Harrods), Hyde Park Corner (Buckingham Palace), Piccadilly Circus (our Time Square), ‘Theatre Town’ and Soho. It runs 24hr 3). BOAT: There’s a jetty here in Battersea (5 min walk) with super fast Uber boats departing every 20 mins direct to (in order): Big Ben, Houses of Parliament, Westminster Abbey, London Eye, Borough Market, The Shard, St Paul’s Cathedral, the wobbly bridge, Shakespeare’s Globe, Tate Modern, Tower Bridge, Tower of London and Greenwich. All direct, hop on hop off. By river is the best way to see a city of naval empire, all important buildings line the River Thames 4). Electric bike hire locally SECURITY Apartment door has a latch so just pull door shut behind you when going out. Please do not ever lock the apartment door with the key from the outside — I will be trapped in the apartment + this is dangerous in case of fire. NB. I may access guest rooms to ensure electrical items are switched off + windows are locked before going out KITCHEN Available in the evening by request. Kitchen should be left exactly as found with all washing up, drying up and putting away complete. No cooking fish LAUNDRY Use of washing machine available at £3 per short cycle wash, powder supplied. Tumble drier available at £4 for an hour cycle SHOPS A convenience store on the ground floor sells every day items such as bread, milk, newspapers + basic foods, also sells and charges Oyster Cards. There is a well stocked supermarket at Battersea Bridge 500 metres away PETS Are welcome for an additional £10 per night. Pets should be announced during booking process + should always be carried in communal hallway + stairs. If pet is too large to be carried, pet is too large for apartment ACCESS Apartment is on 2nd floor (English), 3rd floor (American). Built in 1760, there is no lift. Apartment unsuitable for the elderly or disabled (Mezzanine and terrace both accessed via a ladder) BABIES Over the years I have come to charge a nominal fee of £15 per night for babies. This covers daily removal of used nappies from apartment, bath-time, supply of cot, blankets, sheets, warming of milk, sterilisers on worktops, prams in corridors etc. CHILDREN Should use headphones for devices CHECK OUT 10am. Please leave bedsheets as they are, used towels on bathroom floor, bag all rubbish (+ leave in kitchen), return keys (missing keys chargeable at cost of lock replacements, see House Rules) + leave rooms as found YOU I ask you to treat my home with respect. You'll enjoy finding a clean + tidy apartment on arrival, please consider this when leaving in
