An amenity packed retreat style vacation home serenely located on 40 acres with sweeping views of Canandaigua lake. From transportation to tasting reservations, I’m happy to help! The space Set on a sprawling 40 acres and 600 feet off the road, there is plenty of room to spread out, both inside the house and out. Inside, guests will enter on the ground level into the first of 2 great rooms. The lower level great room features a breakfast bar, futon, large sectional sofa, 55 inch smart tv, wood burning stove, and full length mirror. The breakfast bar features a keurig duo coffee pot, toaster, and mini fridge. Also on this level is the utility room which has a full size washer and dryer available for guests to use, a bedroom with a King size bed and chair, and a full bathroom with a shower and a jacuzzi tub. There are 2 full size cribs which can be put in any of the bedrooms. If you’re traveling with little ones we also have a number of items to make it easier on you! Just let us know and we can have them out and ready for you upon arrival. In addition to the cribs, we have a baby swing, strollers, baby gates for all stairs, high chairs, pack and plays, toys, etc. if you need something else just ask, we have 2 toddlers so chances are, we have it! A flight of stairs leads to the second level which is the main level of the house. This level features a gorgeous wrap around deck with stunning views, a fully renovated kitchen, a bedroom with a king size bed and chair, a full bathroom, and the second great room which offers a dining room table that can seat up to 10 as well as a new electric reclining and adjustable headrest sofa and loveseat set. This great room also has a 55” smart tv. All bedrooms also feature a smart tv. First and second floor bedrooms have a closet to unpack into and the loft has a large dresser. Another set of stairs leads to the 3rd bedroom in the loft. This area features a king size bed, un-elevated triple trundle twin bed, desk, and desk chair. The stairs have a hard installed but removable baby gate for piece of mind. The deck has a wrought iron table with seating for 6 as well as a conversation seating set. There is also a fire pit with Adirondack chairs and a propane grill. There is a door bell camera on both main doors, pointing outwards. No cameras inside the home at all. Due to our scenic location and multiple sliding glass doors on both levels there is a chance for some bugs (ladybugs and the occasional fly seem to be the most frequent offenders). Refunds will not be given for "bug finds" but please know we do our very best to mitigate chances of them entering the home. Guests will be liable for damage during their stay and are asked to report any problems within one hour of the house. There is a year round 6 person hot tub. Town of South Bristol STR permit number 2024-0022. Guest access Guests will have access to the entire house and 40 acres. The property also connects to a multi use state land area which offers great hiking trails over 1,035 acres. Other things to note The driveway utilizes a right of way through a vacant property, and we just ask guests that they are respectful of the neighbors property and stay within our 40 acre property boundary, or the 1,000+ acre state land that we border.
