Le Chambougeal Gîte with private hot tub

Come and enjoy the calm of the countryside in this gîte completely renovated between 2022 and 2023 located in Lagraulière. The town is ideally located at the crossroads of the economic centers: BRIVE (30 min), TULLE (20 min) and UZERCHE (15 min); and close to the A20 and A89 highways accessible in less than 15 min. All major shops are also accessible in less than 15 minutes by car. In Lagraulière (3 min): Bakery, Vival, Pub In Saint-Mexant (10 min): Carrefour Contact, Pharmacy The space With an area of approximately 70 m², this cottage is the result of the renovation of our house, an old stone farmhouse with a length of 32 meters, dating back to the 1800s. The cottage is adjoining our house by the garage. Here you'll find: - on the ground floor: 35 m² living room, air-conditioned, with fully equipped open kitchen (induction hob, oven, microwave, refrigerator, dishwasher, washing machine, coffee maker, kettle, toaster). Living room with sofa bed (sleeps 150x190 cm), smart TV (access to NETFLIX/AMAZON PRIME/DISNEY+). - upstairs: 2 air-conditioned bedrooms (Bedroom 1 with a double bed 160 x 200 cm and Bedroom 2 with 2 single beds 90 x 200 cm or 1 double bed 180 x 200 cm), bathroom with shower 90 x 140 cm, separate toilet with sink. - outside: wooden terrace with dining table and 6 chairs, garden furniture, parasol, chairs, barbecue and 5-seater hot tub (including 2 loungers) covered by a pergola. Parking for 3 to 4 cars and garden of about 350 m² partially fenced. Pros: Beds made upon your arrival according to the desired configuration; Toilet linens and tea towels included; Bathrobes and flip-flops for the use of the SPA included. Coffee pods or ground coffee, tea, powdered chocolate, oils, vinegars, condiments... are at your disposal for the first days of your stay. Dishwasher pods, laundry detergent, paper towels and toilet paper rolls are also provided. 1 bag of charcoal is available for use of the barbecue for stays of 2 nights or more. Available on request and at no extra cost: high chairs (up to 2 possible), cots with mattresses (up to 2 possible), children's bed 70x140 cm, children's bathtub, step stool, toilet reducer and safety barrier. The accommodation can accommodate up to 6 people depending on the sleeping arrangements. Please let us know your needs when booking, so everything is in order for your arrival. Other things to note We ask our guests not to smoke inside the vacation rental. You are invited to smoke outside (2 terraces available) and to throw your butts in the ashtrays provided for this purpose. As a reminder: - Our property is equipped with cameras: 1 camera films only the parking space of the vacation rental. 2 other cameras film our private areas without a view of the terrace of the vacation rental. - The cottage is not intended to accommodate animals. - The hot tub remains accessible year-round. We draw your attention to the fact that this is a relaxation area and not a children's play area. Be sure to read the house rules regarding its use to ensure everyone's safety.
