Nestled in a highly discreet and private location at the rear of the prestigious gated development of The Maltings, Glaven Cottage dates back to the 17th century and was previously the old Letheringsett Brewery Mill. Showcasing a wealth of period charm, you will transported to a place of ultimate relaxation in this rural haven. Just kick back, take a moment, and enjoy that refreshing country air. The beautiful oak floors with underfloor heating lead you throughout the ground floor, featuring ornate original windows, unique decorative pieces of furniture, and expertly curated interiors that blend heritage with modern. There is a large oak dining table that makes the perfect setting for sharing meals and conversation, and the wood burning stove in the dual aspect sitting room adds warmth and ambient light on chillier evenings. Upstairs, vaulted ceilings with exposed beams feature in the three romantic bedrooms (a king-size, double, and single) with the delightful views framed by original cottage windows. Undoubtedly the garden at this hideaway is a real bonus. With a paved sun terrace and well-kept lawn, you can sit and enjoy tranquil, undisturbed views overlooking the babbling stream. It truly is an idyllic setting for a barbecue on a summer evening. Glaven Cottage is just a two minute walk from the a excellent and welcoming village gastropub, The Kings Head. The Georgian town of Holt is five minutes away by car, and is home to a great Sunday market, a variety of excellent shops, delicious cafes, tea rooms and eateries, as well as art galleries and a country park. Just outside the centre of Holt is the North Norfolk Railway station where you can catch the Poppy Line steam and diesel train services to Weybourne and Sheringham. The coastline at Wells-next-the-Sea, Stiffkey, Morsten, Blakeney, Cley-next-the-Sea, Salthouse, Sheringham and Cromer is all reachable in under half an hour from the cottage. Less than ten minutes away, Thursford Wood is great for walking. The Pigs in neighbouring Edgfield is a destination countryside pub serving great British food, and also boasts a spa. For nature lovers, the nature reserves at Pensthorpe, Blakeney, and Sculthorpe are close by, and history buffs are ideally located to discover Binham Priory, the Shrine of Our Lady of Walsingham, Baconsthorpe Castle, Holkham Hall, National Trust Felbrigg, National Trust Blickling, and National Trust Sheringham Park. Sheringham Golf Club is fifteen minutes away, the Royal Cromner Golf Club is a little further along the coast, and Fakenham Golf Clubs is twenty minutes inland. Seating for two making this a perfect place to relax with a book. Door to utility cupboard which houses the washer/dryer. Cloakroom With WC and wash basin. Dining kitchen A light and bright room with period feature window with views to the garden and river. Hand-built painted shaker-style kitchen with fitted modern appliances including electric oven and induction hob, microwave, dishwasher and fridge/freezer. Oak table with seating for six. Sitting room Large sofa, two armchairs and small coffee table, all set around the wood burning stove, television and DVD player. This dual aspect room has views to the side and rear. There is also access outside via what was once the front door. Steep stairs with rope bannister. First Floor: Bedroom one This beautifully romantic bedroom with king-size bed, vaulted ceiling and beams. Views to the garden and river from all three windows. Bedroom two Beautifully stylish double bedroom with lovely views over the garden and river, vaulted ceiling and beams. En-suite shower room Features a walk-in shower, wash basin and WC. Bedroom three A very pretty single room overlooking the garden. Bathroom A modern suite with bath and shower attachment, wash basin, and WC serving bedrooms one and three. Outside: The garden is a wonderful feature of the property - a great place to spend a quiet afternoon or evening just relaxing or rustling up supper on the charcoal barbecue. The lawned garden wraps itself around the rear and side of the cottage, providing river frontage. The garden in not fully enclosed and therefore it is unsafe for little ones to play unsupervised. Please supervise children at all times. Parking for two cars is available to the front of the development. More parking possible on the access road which leads down to the King's Head pub/restaurant. The gate to the property locks creating secure storage for bikes and leisure equipment. The shed is also lockable. To the back of the property there is a right of way out of the development, directly onto the road - ideal for walking to Holt. There may be some noise from the road, but this will not effect your enjoyment of the property.
