Villa Simaja is an estate set within 8 hectares of nature in the Tuscia area of Viterbo. A place of silence, open spaces, and small details that help you slow down. It is not a hotel, but a home lovingly created by a family who built their own refuge here—and who today choose to share it with those seeking peace, authenticity, respect for nature, and the value of time. The space Villa Simaja is more than a place: it’s a life project. It was born in the early 1990s from the wish of two Roman parents to offer their children the chance to spend more time surrounded by greenery, far from the city’s chaos. It all began with a small villa built on a plot of land where they could run across the lawns, immersed in the silence of nature. From that first step, Villa Simaja came to life—its name bringing together the initials of the three children, a symbol of the roots of a family that, from day one, has cared for and nurtured this place as if it were home. Since then, that simple villa with a garden has become an estate of over eight hectares, located just a few kilometres from Sutri, in the wonderful Tuscia countryside, only 45 minutes from Rome. Today, Villa Simaja is a destination dedicated to hospitality and events, created to share the beauty and serenity of this corner of nature with those seeking an oasis of wellbeing—a place to reconnect with themselves and rediscover their time. Two villas, where it all began. The Villas of Villa Simaja At the heart of the estate stand two independent villas, symbols of Villa Simaja’s history and evolution. Facing each other, they share the same welcoming spirit while preserving their own identity and privacy. The Residenziale, the first villa, represents the origins: the family home, where it all began. The Agricolo, the second, was born as a natural extension of that dream, with an essential and authentic style, immersed in the Tuscia landscape. Both offer spacious and comfortable interiors, ideal for families, couples, or groups who want to experience the countryside in a relaxed way, with all the comforts of a private home. They can be rented separately or together, for a shared yet independent experience. The Agricolo is Villa Simaja’s second villa. Originally created as a storage space for farming tools, it was transformed into a welcoming home to host friends and relatives. With its 190 square metres, immersed in greenery, it features a simple and authentic style—similar to the Residenziale, yet with a personality all its own. Furnished with objects that tell different stories, mixed with modern comforts, it offers a warm and familiar atmosphere. An ideal place for those who want to experience the countryside with elegance and relaxation. Within the estate there are two swimming pools, each with its own character and setting. The main pool, measuring 15 x 6 metres, is located at the centre of the property. It is a saltwater pool, surrounded by a large natural-stone sun terrace, overlooking the lawns and the estate’s centuries-old trees. The second, more intimate pool, 10 x 5 metres, is nestled between the vegetable garden and the vineyard. The main pool is exclusively for guests of the Residenziale, while the second is reserved for guests of the Agricolo. If both villas are rented together, both pools are reserved exclusively for the guests. The large organic vegetable garden is the beating heart of the estate. Here, throughout the year, aromatic herbs and seasonal vegetables are grown in full respect of nature’s cycles. A place full of life and colour, to be enjoyed and shared: you can sit in the shade of the central gazebo, admire the shades of the crops and, finally, savour their fruits at the table. Animals are an integral part of our life. We created a chicken coop where our hens can roam freely on the lawns, in a natural and peaceful environment. Here you can walk, observe the animals in their calm, discover the features of different breeds and collect fresh eggs every day. Next to the coop there is a small farm that hosts “mini” animals: rabbits, sheep, goats and piglets, helping make the estate even more lively and authentic. Not far away there is an ornamental pond—a destination in its own right—where ducks, geese and swans of various species inhabit this corner of the garden, offering an ideal place to relax close to nature. During your stay you may also meet our dogs—Hella, Achille, Bigolina, Moka and Orlando—or our cats—Vasco, Samba, Ginger and Nerone. Villa Simaja is pet-friendly: your four-legged friends are welcome and are welcomed with the same care and attention reserved for every guest.
