Stone House & Cottage Suites

Looking for a serene country retreat near the Allegheny River, and only 4 miles from I-80? This property, featuring a 2-story stone house and carriage house apartments, is cozy and peaceful! You'll be set back from main roads and surrounded by forest, yet close enough to quaint riverfront towns for local dining, wineries, and abundant outdoor recreational activities! The space This property is ideally suited for groups (especially groups in town for weddings or local events) and has an abundance of amenities to simplify your trip. HOUSE - KITCHEN & DINING The kitchen is fully stocked with plates, bowls, glasses, and utensils for dining; as well as a variety of pots, pans, cooking utensils and bakeware. Dine at the eat-in kitchen, or the pub-style table in the adjacent room; each table has four chairs. When you're done, a dishwasher simplifies clean up! The coffee and tea station includes both a Ninja Hot & Cold Brewed coffee machine and a single-serve coffee maker. The electric tea kettle and tea bags are ready for your next cup of tea. All coffee, sugar packets, and creamers are provided for our guests. Not in the mood to cook? Local towns like Foxburg, Emlenton, Cranberry, and Franklin have restaurants of all kinds; the closest, Foxburg Pizza and Allegheny Grille, are just one mile down the road. In addition to chain restaurants to choose from, check out local favorites like Valley Dairy for family friendly fare, Emlenton Brew Haus for a local brew, or Bella Cucina for some fine dining. HOUSE - LIVING SPACES The living room features a 65" Roku TV and DVD player, large couch, loveseat, and a comfy chair. The space is well situated for cozy conversations, group games, or just kicking your feet up to watch a good movie. Use your favorite streaming services with Roku Guest Mode and automatically sign out of your accounts on the date you set. A separate sitting room in the enclosed porch is located next to the living room and also has another comfy chair and a loveseat where you can relax and enjoy a picturesque view of the surrounding trees. A half bath is located on the first floor and conveniently located between the kitchen and living room. HOUSE - UPSTAIRS & BEDROOMS Upstairs has three bedrooms and a full bathroom (with tub). The master bedroom features a queen bed, dresser, and closet with hangers. Another bedroom has one bunk bed and a trundle bed underneath. This bunk room sleeps three. The third bedroom features a full mattress, which sleeps two, and a closet with hangers. Towels, wash cloths, body soap, shampoo, conditioner, and a hair dryer are all included. Please only flush toilet paper and natural waste. UPPER & LOWER COTTAGE Both the Upper and Lower Suites located in the Stone Cottage are located away from a main stone house with a 20 x 20 ft carport/patio. The Lower Suite is on the ground level and the Upper Suite is above it. Both have separate/private entrances. Just like a studio suite, the bed and living area are contained in the same space. There is also a small refrigerator & freezer, microwave, small table, bathroom with shower, and Roku enabled TVs. The Lower Suite has one king bed, and the Upper Suite has a queen bed and a futon that sleeps one. While both suites have a limited amount of dishware and silverware, and a coffee and tea station, there is no kitchen in the Stone Cottage. KID FRIENDLY AMENITIES Kid friendly amenities include a highchair, pack 'n play, children's dinnerware, and two baby gates. Safety features like outlet covers and doorknob covers are available upon request. Guest access Guests have access to the entire Stone House, Upper and Lower Stone Cottage, main driveway and parking in front of a garage labeled “Guest Parking”. The garage is up a stone path from the house. Guests of the Stone House and Cottage enter with a keypad lock with a custom entry code given to the guest upon booking. All linens and towels, kitchenware, and food and beverage treats are for our guests to enjoy. The basement of the house has a washer and dryer for guest use but is an unfinished basement and is not a living space included with the listing. It is intended as a utility space that guests can have limited access to for the purpose of doing laundry. Hypoallergenic laundry soap is provided. Some cabinets and closets that hold supplies for our cleaners will be locked and not accessible to our guests. Other things to note As an older home, guests should understand that the house will not be as updated and pristine as many newer homes on Airbnb. This is a historic house built in the 1930s by the stone mason that originally owned the property. This means you can expect the occasional creaky wood floor, a draft here and there, and parts that are naturally more worn than others. Many parts of the house have been remodeled, recently painted, and feature stylish decor; but it is still an almost 100 year old house. Rest assured that all amenities and appliances are new and updated; especially in the kitchen! Currently the fireplace in the living room is not operational. While the Stone Cottage is divided into an Upper and a Lower Suite, the floor between the two is not thoroughly soundproof. Therefore, guests can expect to hear footsteps and some muffled noise between the Upper and Lower Suites.
