It offers an open plan layout with french doors onto your fully-enclosed private patio and garden with stunning views over the River Camel and Camel Valley Vineyard. Cosy up in front of the log burner after a day exploring the many nearby fishing villages and beaches. Enjoy woodland walks in our ancient woodland, explore our wetlands and ponds, and get up close to exceptional wildlife. We also have direct access to the Camel Trail - an 18 miles walking and cycling trail from Padstow to Bodmin Moor. Cobnuts has a super comfortable four-poster super king size bed in the main living space from where you can watch TV and enjoy the log burner. There is an adjoining dressing alcove and underfloor heating throughout. The other two bedrooms are located off the kitchen and dining area and are both next to the bathroom. Bedroom 1 has a kingsize bed and a door out to the courtyard area. Bedroom 2 is a twin bedroom. Both bedrooms have full size wardrobes & chest of drawers. Cobnuts is also available as a one or two bedroom property - see other listings. Please note lounge seating capacity is two double sofas. The log burner and log store are at your disposal for a cosy and comfortable stay. There is a modern smart TV with integrated viewing apps including Netflix, and iPod dock with DAB radio. Set slightly raised up (4 steps) from the lounge and sleeping area is the fully equipped kitchen and dining area, including table and chairs, oven, hob, dishwasher, microwave, fridge/freezer and washing machine. The large bathroom has a walk-in rain shower and separate bath. The outside area features an enclosed patio and garden with a BBQ, chiminea and outside seating perfect for enjoying meals outside and spectacular views over the valley. There is also a rear courtyard and a private lockable stable to store bikes and other equipment. We are Sam and Rachel, the resident managers of Butterwell Farm. We live next door but one to Cobnuts Stable with our three young children and two dogs, and we look forward to welcoming you to Butterwell Farm. Explore our estate encountering exceptional wildlife and rare birds such as the resident kingfishers, otters, roe deer and woodpecker. The woodland is a carpet of bluebells and wild garlic in the spring and don't be surprised to find our small flock of Jacob sheep grazing just outside your garden gate. Butterwell Farm is an Area of Outstanding Natural Beauty (AONB) and classified as a Site of Specific Scientific Interest (SSSI). Butterwell is the perfect base for exploring the whole of Cornwall with a host of nearby sandy beaches and Cornwall’s famous and rugged Coastal Path and Bodmin Moor – our location is a walker’s paradise. Bring your bicycles or hire them locally and roam along the adjacent famous Camel Trail (Wadebridge 4 miles and Padstow 9 miles) or explore the nearby extensive off-road forestry trails. If you require an extra single fold out bed for an extra adult or child please send a message to request this and we can add it to your booking. Other things to note We have a unique location at Butterwell Farm with our own private stretch of the River Camel - one of the UK's top salmon and trout rivers. Contact us in advance for details about how you can reserve to fish our river (1st May - 15th December). We welcome with enthusiasm up to three well-behaved dogs per property at Butterwell Farm. Please note we do not accept any other species of animal. A pet charge of £20 per dog per stay will be applied to your booking as an additional charge after booking if you have more than one dog. We must insist on a few house rules to keep all of our resident guests, local residents and surrounding livestock safe and happy. Please do not leave your dogs unattended at any time either inside the property or the garden. Depending on the size and temperament of dog we cannot take responsibility should they manage to breach the garden enclosure. Please keep your dogs on a lead on our estate unless enclosed in your private garden. Please make sure you clean up after your dogs and place their bags inside a bin liner in your designated outside bins. Dogs are not permitted in the river due to spawning fish and other wildlife, unless in the ONLY designated area which is in front of Butterwell main house in between the two trees where the picnic bench is (still keeping your dogs on the lead). Please do not leave your dogs inside the property unattended at any time. Please do not allow your dogs on the furnishings. Please try to remove dog hairs from carpets and rugs before your departure. Please do not use baths or showers to clean your dogs - there is an outside hose for this purpose. Please ensure your dogs are free from parasites and fleas before entering the property. Failure to do so will incur subsequent charges. Please be aware that we are surrounded by livestock and other village residents, horse riders and cyclists pass by on our rural lane and the Camel Trail often with other dogs. We kindly ask you to take full responsibility for controlling your dogs in this environment. Thank you very much for your understanding and cooperation. We operate a self-check in and self-check out system – your key will be in the door on arrival. We strongly recommend that you take out holiday cancellation insurance. We cannot make exceptions or cancel a holiday outside of our standard cancellation policy if one of your party, for example, contracts coronavirus, falls ill or gets injured, has to take up jury service, cannot get fuel, has a family emergency or bereavement, etc. To cover yourself in all of these circumstances, as well as others, we strongly recommend holiday insurance is taken out against these eventualities. These are all events outside of our control as a holiday provider and we are unable to compensate you in these circumstances.
