Coastal living at its best all year round. Holidays and weekends at our beach house in this special corner of Cornwall in the heart of New Polzeath. There is something for everyone on the spectacular North Cornwall coast. Ideally located on the exclusive North Cornwall Coast, Rock Pipit is close to the beach with sea views. ​ Designed and built by an architect in 2009 with luxury beach house aesthetic. The space Rock Pipit sleeps 2 - 10 in four bedrooms (an optional extra double sofa bed in the snug and/or two beds for small children) with 3 bathrooms, 2 en-suite, each with bath/shower and an additional downstairs loo. There is a beautiful, new, well equipped kitchen with 2 dishwashers and a large island, open plan living/dining as well as a separate snug/study as well as a utility room (with washer/dryer) . ​ Outside you will find a large lawned garden with decking, outdoor shower, hot tub and views to the sea through Monterey Pines. Rock Pipit is a detached, contemporary and stylish holiday house in an enviable position in New Polzeath, boasting sea views from all the principal rooms. Set down a quiet residential lane in a tucked away position yet within 200 yards from the coastal paths, beach and the sea beyond. Rock Pipit is as perfect for couples as for families or groups of friends. A sunny summer break to a cosy winter weekends with the crackling log burner lit. There are four bedrooms at Rock Pipit. Two upstairs, one king and one super king (that can be made twins). Two bedrooms downstairs, a king and a twin bedroom. ​ In the snug/office there is also a comfy double sofa bed (extra charge). We can also add a truckle bed for children in the upstairs bedrooms on request. The two bedrooms upstairs have en-suite bathrooms with bath/shower and downstairs is a further bathroom with a shower as well as a downstairs loo off the utility room. We are refreshing the bathrooms over winter 2025/26 and will update photographs, the layout will remain the same upstairs however downstairs the bathroom will have a walk in shower (bathroom 3 in the pictures will change). ​ Don't forget the outdoor shower too! Hi Guest access A large open plan living and dining space is the perfect place to socialise and relax ​ Fast Wifi and a smart TV with access to all apps (Netflix/Amazon/Disney etc) ​ The snug/office gives an extra space to close the doors and watch a film or use as an office and work from home in Cornwall! The perfect indoor/outdoor living space with bifold doors that open out to the large enclosed garden and deck with BBQ. ​ There is an outdoor seating area, sun loungers and a large outdoor dining table and chairs.
