Kayden’s Place is a cozy and minimalist 1 bedroom 1 bath guest house with a full kitchen, front yard and unbeatable location - just 13 miles to Universal Studio Hollywood, 25 miles Downtown LA, 26 miles to LAX International Airport, and accessible to many beaches , approximately 23 miles like Malibu, Venice beach and Santa Monica. You can enjoy the tourist attractions in Southern California. Beautiful, clean, convenient! It is truly the perfect escape for family and friends! The space Kayden’s Place is perfect if you are looking for a staycation. It is a new guesthouse and completely separate entrance from the Main house. The house has air conditioning and heating. The bedroom is with full queen bed and a closet, the bedroom window has window tint to ensure privacy. The bathroom has been lavishly furnished and fully stocked with toiletries and towels. The kitchen is also fully functional, with new microwave, stove and oven, dishwasher, retro refrigerator, water dispenser ( free water), coffee bar and washing machine and dryer. The living area has a TV where you can enjoy Netflix and other show outlets. The sofa in the living room also opens into queen bed that can comfortably sleep additional adults or kids, if there are more than two guest. You can also enjoy the fast and free WI-FI. You can Park on our driveway or by the street. Other things to note Guests staying more than 30 days are required to read and sign both the Rental Agreement and the Transient Occupancy Tax (TOT) Exemption form from the Office of Finance. Guests staying 30 days or less are only required to sign the Rental Agreement upon arrival. All signed documents will be collected within 24–48 hours after check-in. RENTAL AGREEMENT This agreement is entered and signed between the Landlord and Tenant as named below. 1. The premises are located at 19735 Lull St. Winnetka, California, 91306. 4. The space for rental is a one bedroom accessory dwelling unit. 5. The rental cost is as agreed upon in the AirBnB rental platform. 6. All booking arrangements, including rental charges and any changes as to the lease term, must be done through the AirBnB rental platform. 7. The property as defined herein shall be for the sole and exclusive use and occupation by the Tenant and same’s exclusive family. Any guest(s) of the Tenant shall not be allowed to stay overnight without the consent of the Landlord. The property shall be used solely and exclusively as a residence. The property or any part of it shall not be used for any business, profession, vocation, or trade of any kind. The Tenant undertakes to abide by any and all applicable laws, statutes, and rules covering the property. 8 . The Tenant stipulates that the property has been examined and that the property is in good repair and tenantable. 9. Subletting is not allowed. The Tenant acknowledges that this lease is not transferable and that the Tenant may not assign the lease, any part of the lease or any of the rights and obligations herein. Any license, assignment sublease or agreement in violation of this clause shall be null and void with no legal effect whatsoever. 10. The Landlord shall have the right to enter the property during normal working hours by providing at least 24 hours’ notice in order for inspection, make necessary repairs, alterations or improvements, to supply services as agreed or for any reasonable purpose. 11. No alterations or improvements on the property shall be made by the Tenant without prior express consent of the Landlord to the same in writing. 12. The Tenant will take care of the rental space and its contents and will be responsible for the cost of repairs of damages, other than wear and tear from normal usage. Broken items must be replaced or repaired. Appropriate cleaning must be done of the bathroom, kitchen, living spaces and floors. 13. The Tenant will be responsible for proper disposal of garbage and other material that may cause contamination of the premises by roaches, ants, rats, etc. Garbage must be removed and placed in the appropriate receptacle designated for collection. 14. The Tenant shall not keep on the property any item of a dangerous, flammable or explosive nature that might unreasonably increase the danger of fire or explosion on the property or that may be considered hazardous or extra hazardous by any responsible insurance company. 15. There shall be no animals permitted on the property unless said pet is legally allowed under the law in regard to assistance with a disability. 16. The Landlord shall not be liable for any injury to the Tenant or any other persons or property entering the property occurring within the property during the term of the lease. Neither shall the Landlord be liable for any damage to the structure within which the property is located or any part thereof. The Tenant hereby agrees to hold the Landlord harmless from and indemnify the Landlord for any and all claims or damage not arising solely from the Landlord’s acts, omission, fault, or negligence. 17. In the event that the Tenant breaches any of the terms and conditions of this lease or any applicable laws, rules or codes, that Landlord shall afford the Tenant two (2) days to remedy or rectify the same. This period shall commence on the day the Tenant receives notice of such breach or non-compliance with the request to rectify the same. If the Tenant fails to comply or rectify the breach or if the breach cannot reasonably be rectified or remedied, the Tenant shall be in default. Upon the Tenant’s default, the Landlord may terminate the Lease by sending the notice of default and consequent termination of the lease to the Tenant and thereafter recover possession of the property. 18. In the event that the Landlord should require the services of an attorney, file a suit or resort to other procedures in order to compel the Tenant’s compliance with the Tenant’s obligations, the terms of this lease and other applicable laws, rules or codes, the Tenant agrees to reimburse all expenses incurred by the Landlord in doing the same. 19. The parties hereby agree that this document contains the entire agreement between the parties and this lease shall not be modified, changed, altered, or amended in any way except through a written amendment. 20. The Landlord shall provide one parking space to the Tenant. 21. Smoking shall be prohibited inside the property. 22. If a dispute arises during or after the term of this lease between the Landlord and Tenant, they shall agree to hold negotiations amongst themselves, in good faith, before any litigation.
