Convenient to downtown AND Lake Ontario. 5-min to RGH. The space We've successfully hosted hundreds of guests in the two Airbnb spaces in our home. Enjoy your simple but well-appointed, spacious suite on the 2nd floor of our home built in 1900. A FAVORITE FOR TRAVEL NURSES. Your private sleeping room and living room are comfortable and serene--with tree-top views from every window. The bathroom is all yours, right next to your suite. Plus, there is a ceiling-to-floor curtain in the hall for added privacy of your entire area. WE FORGO A CLEANING FEE to save on your costs. --- NOTE: This suite + bath feels and is quite private and ideal for peaceful stays and relaxed romantic getaways, but it is within the home where we live. If you are looking for a local "love shack" spot or place to party with a friend, it's not ideal for your needs. --- You'll come & go through a dedicated door to the house for guests (we only use the back door). From there you go a few steps through a common foyer in the main house and up the main stairs to your suite. ** Please scroll to the end of this section if you travel with a service animal or ESA ** While the suite is on the same floor as our sleeping quarters, it is on the opposite side of the stairwell and shares no walls with other occupied bedrooms, so it's usually each night and during the day. The privacy curtain in the hall also creates further separation, and your suite and bathroom both have locks. (NOTE: Our living room, kitchen, etc. downstairs are not shared space.) Your space has a food-prep area and a coffee/tea station. Enjoy french-press coffee, teas, quick-breakfast fare, and plenty of snacks. It's not a kitchen, but you can make anything microwavable, individual-sized toasted/broiled, or in the "just-add-water" category. The mini-fridge has a real freezer (bring on the ice cream!). There's also a cutting board and knife for fresh fruits, breads & cheeses. We also provide fruit or pastries when we have them. The space has good wifi and a small desk, as well as a larger fold-out desk that you can use from the couch or chair. There's even a breakfast tray that can double as a laptop tray if you feel like working in bed. The space also has a streaming TV, as well as some books & puzzles. The house is next to a park with a paved walking/biking trail and tennis courts. There's a rose garden and waterfall a 15-min walk in one direction and a scenic pedestrian bridge over the Genesee River that's a 15-min walk in the other direction (and Seneca Park & Zoo is on the other side of the bridge). You can also quickly get to the center of downtown or to Lake Ontario Beach in either direction by car. It's easy to get anywhere from here! Rochester General Hospital is a 5 min drive. Kodak Theater is 4 blocks away. Eastman School of Music is just less than 10 min. All other major hospitals & colleges are within about 15 min or so from here. --- NOTE: We do not permit pets in this space, but wholeheartedly understand the need to make exceptions for service animals. However, because 2 cats live here and may be encountered in the open foyer, on the shared stairs, or in the hall right outside your door, we ask that you consider whether this will agitate your dog or risk a distressing commotion/encounter. If so, we apologize that the space may not be well-suited for your needs. We've not had an issue with experienced, certified service animals but we have had occasional issues with emotional support animals. We want things to go smoothly for you, your animal, and our pets. We leave it to your best judgement to decide. --- Guest access You'll come & go through the main door, which only guests use (we use the back door). There's a small entryway just for guests, where you can leave your shoes if it's wet out. From there you come into the house, cross an open foyer, and go straight up the main stairs to your suite. There may occasionally be another guest on the floor above you, but the only shared spaces in the house are the entryway, foyer, and first set of stairs. The other space is completely separate with its own bathroom & such. Each set of guest spaces--yours and the 3rd floor--has its own lock, so privacy is assured. Many guests don't even cross paths during their stay. Guests are welcome to use the patio in the backyard garden area. You can also vape or smoke out there, but please put butts & trash in the large garbage can by the driveway. --- NOTE: We do not permit pets in this space, but wholeheartedly understand the need to make exceptions for service animals. Because we have 2 cats that live here and may be encountered on the shared stairs, open foyer and hallway outside your door, we ask that you consider whether this will agitate your dog or risk a distressing commotion/encounter. If so, we apologize that the space may not be well-suited for your needs. Other things to note NOTE: We try to keep sound to a minimum between 11PM and 8AM, and we ask guests to do the same. We are primarily on the first floor well into the night. Co-host Kristy works from an office on the 2nd floor one or two days a week, but is pretty well ensconced when she does so. Our 2 cats wander the house but are not allowed into the guest rooms. There may be other guests on our 3rd floor with their own door & lock inside the house, but oftentimes guests' paths don't cross. And the only common spaces are the small guest entryway plus the foyer & first set of stairs. We run air purifiers in the foyer and stairwell that help with germs, allergens, and sound dampening. There's also an air purifier in your suite. --- NOTE: We do not permit pets in this space, but wholeheartedly understand the need to make exceptions for service animals. Because we have 2 cats that live here and may be encountered on the shared stairs, open foyer and 2nd-floor landing, we just ask that you consider whether this will agitate your dog or risk a distressing encounter/commotion. If so, we apologize that this space may not be well-suited for your needs. We've never had an issue with a certified service animal, but we have had occasional issues with registered emotional support animals. We want your stay to go smoothly for you, your dog, and our pets. We leave it to your best judgement to decide.
