Description

Loads of space. Great for families and groups. Rural. Undisturbed. Big hot tub! Delightful country cottage tucked away in its own 2 acres, 500 yards from the road, in farmland, and no other house within 1/4 mile. Just the place to unwind and enjoy the outstanding beauty of the Broads National Park. A peaceful retreat next to nature. All photos were taken on the site and farm in same ownership The space Superb accommodation for up to 8 adults yet still cosy enough for just a couple. 4 bedrooms and 3 reception rooms and kitchen-diner. It's a quintessentially English country cottage with all the mod cons and some nice surprises. Renovated a few years back in keeping with the original design and character, featuring oak beams throughout. Guests are telling us the photos don't do it justice. Quietly located in the middle of a 200 acre grassland farm where good stewardship encourages an abundance of wildlife. 2 large bedrooms upstairs (one double and one twin) at each end of the house, both with dual aspect windows and country views. Shower room with WC upstairs. 2 further compact double bedrooms downstairs (one with en-suite WC wash basin and rainfall shower), family bathroom with WC downstairs. Kitchen with linked dining area and big farmhouse table. The kitchen has all the services you will likely need for your stay to make you feel at home. Range cooker, microwave, tea and coffee making, toaster, dishwasher, washing machine, fridge, freezer, Belfast sink. Three connected reception rooms. The main sitting room has windows and glass doors to 3 sides. The lovely oak beams, brick fireplace and soft lighting all give it that real English cottage ambiance. Between the main lounge and sun room is the second reception room which is a good play area for Children, or a quiet place to go perhaps if you need to work a while. The sun room at the west end of the cottage also has windows and glass doors on 3 sides with panoramic views over the grounds and to the fields beyond. You might be amazed what goes by if you keep a watchful eye; an otter deer and stoat have been seen recently. There are also many birds to be seen unique to the area. Central heating throughout, with radiators each having their own thermostats in every room, and wood burning stove in lounge. We will make sure to bring you enough logs from the farm. Fast broadband WiFi. Two Smart TVs. CD/video player + dozens of DVDs and novels to keep you entertained Outside there is a large summer house ("The Haven") with fantastic views, large enclosed games barn even having its own wood stove, a huge hot tub, decked area, patio, outdoor seating and plenty of room all round for recreation and relaxing with more than 2 acres of level grass paddock and gardens. If you need it there's a dog kennel and run. Storage under cover for cycles and motorbikes. Plenty of parking close to the doors. Due to steps into the property and some narrow doors inside it is not suitable for wheelchairs and the severely disabled. Guest access There are no shared areas. Guests enjoy exclusive access to the property, which is enclosed by trees and fences and not overlooked. Close the main gate and you're on your own. All parking is inside the grounds. Other things to note No noisy parties. You must clean up after yourselves, a cleaning fee may occur if the cottage is left untidy and dirty. Please observe the Countryside Code to respect other people and protect the environment and enjoy the great outdoors The River Waveney (300 yards away) runs past the farm and is navigable for yachts and cruisers from the Broads to here, and we have some mooring points on the edge of the meadows our side. Canoes can also use the upper reaches of the river from the bridge at Geldeston Lock towards Ellingham Mill where motorboats don't get. Over half a mile of private fishing on our estate is available to our guests. Bring your tackle for the chance to catch pike, roach, chub and bream. For walkers the Angles Way happens to cross the farm. It's a 93 mile trail which has been sometimes voted the best waterside walk in Britain. Another popular idea is a fifteen minute level walk across the fields and footbridge to The Locks Inn at Geldeston which one of the most unique pubs you'll have ever found with a very interesting history. It is so remote it doesn't get mains electricity, but it is in the process of a change of ownership so check for availability. Convenient for the picturesque market towns of Beccles and Bungay for shops and eateries, the Norfolk Broads and the coast.
