A beautifully laid out and spacious 5 bed home with hot tub in Hertfordshire close to Cambridge. Nestled in the heart of the rural town Royston in a safe and quiet neighbourhood, this is the perfect place for a group of up to 10 people looking to explore or relax with everything needed either a short walk or drive away. The space SLEEPING: Main Bedroom: 1 x King Size Bed, Ensuite with walk in shower, basin and WC, underfloor heating, flat screen TV 2nd Bedroom: 1 x King Size Bed, Ensuite with shower, basin and WC, flat screen TV 3rd Bedroom: 1 x King Bed and own double wardrobe with drawers and hanging space. 4th Bedroom: 1 Twin room with 2 x single beds with drawers and wardrobe, flat screen TV 5th Bedroom: 1 x ground floor double Bed, flat screen TV Main bathroom with bath, shower over, basin, heated towel rail and WC is located upstairs outside Bedroom 2 and 3 Every bedroom has bath and hand towels for each guest and bath mats. There is also a cloakroom with downstairs WC and basin CHILLING: Comfortable, spacious living room with a fireplace that can seat over 10 people with a flat screen Smart TV to select your favourite Streaming App or Local channels. This leads out to the spacious garden and patio area with an outdoor dining table and chairs, and hot tub. EATING: The modern kitchen is generously sized, with island and coffee bar. It is luxuriously kitted out with a double oven, gas hob, American fridge-freezer, in built microwave and coffee machine. Smaller appliances include a Nespresso machine, toaster, and kettle. There is also a washer and dryer available for personal use in the separate utility room. The formal dining room seats 10 people that is generously sized with its own bar cabinet and fireplace PARKING: There is your own parking space on the driveway available, which can accommodate 3-4 cars. GETTING TO US: By car or train. The nearest train station is Royston, which is 36 minutes from King's Cross and a 10 minute walk from the house. OUT & ABOUT: Our home is located in Royston and is just 3-4 minutes walk to various cafes, restaurants, pubs and supermarkets. It is also an easy and scenic walk along the Heath, which is the local golf club. We are also a short drive away from Cambridge, Hitchin and Stevenage which boast a vibrant scene of restaurants, tourist attractions and shops. Explore the walks around- our favourite local spot is on the Heath or drive out to explore Wimpole Farm, Knebworth House, and the River Cam. Our favourite walk is from Granchester Apple Orchard into the heart of Cambridge. There is also remote self check-in to give you flexibility if arriving late, and 24/7 guest support is on hand should you need any assistance during your stay. Guest access Guests have access to the entire home and will not be disturbed during their stay. The house is setup to offer remote access with easy self check-in, and no direct contact with anyone is required. We offer 24/7 guest support should you need any support or assistance during your check-in or stay. Other things to note - We do not allow parties and have sensitive neighbours so please be respectful of noise. - Hot tub timings 7am-10pm - Check in time is after 4pm and check-out time is before 10am. - The full address will be provided prior to your check-in, together with remote access details - Mid-stay cleaning/linen can be organised on request for an additional charge and will be required for longer stays of up to 30 days.
