Villa Rosa is a country estate located in the heart of Piedmont between the Langhe and Monferrato. Located on the first and second floors of the historic agricultural burn recently renovated, rooms furnished with natural fabrics and modern antiques. Overlooking a park of centuries-old plants, it is the perfect place to disconnect and celebrate the small, simple life’s pleasures. Our guest house is available for exclusive rent for families, retreats and weddings. The space The villa is immersed in 13 hectares of meadows, forests, and ancient trees. It won't be hard to encounter many wild animals early in the morning, such as squirrels, hares, deer, pheasants, and foxes. Over the centuries, the garden has been curated with meticulous attention, preserving the original feel and local species. Throughout spring, summer, and fall, you can pick the many fruits growing in the orchard and enjoy the flowering roses and the scent of lavender. Facing the hill, overlooking the fields that are home to the Villa’s ponies, stands the blue pool, which is open from May to September. Included is the garden maintenance with lawn mowing, bi-weekly from 10:00 AM to 12:00 PM. On the ground floor, you will have access to a spacious, fully equipped kitchen, a small service bathroom, and a living room. The bright living area features a spacious living zone with comfortable linen sofas and a Bluetooth stereo, along with a large shared table that seats 14 people indoors. We have set up the space to make everyone feel at home. Kitchen equipment: Oven Induction cooktops Standard refrigerator + freezer Kettle Nespresso coffee machine Dishwasher Under the shade of the linden trees, there is a large outdoor table that accommodates 14 people, which is illuminated in the evening, along with a BBQ for your use. On the first floor, we have 6 double bedrooms (160x200), 5 of which can be converted into two single beds (80x200). Each room has its own private bathroom with a shower with Courtesy kit/toiletries + hairdryer. On the second floor, there is a comfortable double bedroom with a bathroom and a spacious bathtub for you to relax in. All rooms + living and kitchen has air conditioning. We do not have television, but there are plenty of books to help you unwind. Wifi is provided by Starlink. The manor house, which is adjacent, is a historic residence from the late 1800s, serving as the country home of the current owners of the property. During your stay you may meet Gabriella, who carefully tends to her garden alongside gardener Roberto. In the manor house also lives Susana, the housekeeper, who will be available to assist you if needed and whom you will have the chance to meet during check-in. Tennis: A tennis court surrounded by greenery is available just a few minutes' walk away. The tennis court is not for exclusive use but can be reserved, and you may contact a local tennis coach for private lessons, subject to availability. Pool: The pool is for exclusive use, is not supervised, and access is prohibited for pets and unaccompanied minors. Included in the rent is the bi-weekly maintenance and cleaning of the pool, depending on the season, from 8:30 AM to 9:30 AM. Pool towels are also available for your use. The pool is open from Mid May to Mid September depending of the weather conditions. Pets: Pets are welcome, but they must be friendly with other animals, as there is a free cat and a dog living on the property, and the pony enclosure is very close by. Pets are not allowed in the bedrooms or by the pool. Kids: Children of all ages are welcome! Upon request, we have two travel cribs (120x60) and two high chairs available. Laundry: We have set up a laundry room with a washing machine and everything you need for your laundry. Parking: The outdoor parking can accommodate up to 5 cars and is located and marked a few hundred meters from the guest house, with a well-lit walkway in the evening. We recommend using the space adjacent to the entrance only for loading and unloading luggage to keep the natural surroundings intact and to allow agricultural equipment to pass through. The area: The villa is located a few kilometers from Asti, a medieval city where you can visit its wonderful towers, enjoy ice cream in Piazza San Secondo, and purchase delicious local gastronomic products for your stay. 20 km away, through the beautiful UNESCO-protected vineyards, you can visit Alba, Barbaresco, and Barolo. In 15 km, you will reach Monferrato to visit Montemagno with its castle, the 'casot', and enjoy a glass of Ruchè. Transportation: The property is 15 km from Asti's train station. Currently, there is no public transport to the property, only taxis. We strongly recommend our guests to rent a vehicle to fully experience the area and move around comfortably. Cleaning & Housekeeping: We offer initial and final cleaning, as well as clean towels and bed linens per person. However, it is possible to customize the housekeeping needs, including tidying up and changing bed linens during your stay to accommodate your specific needs. This must be established in advance at the time of your booking. Dish cleaning and BBQ cleaning are not included in the final cleaning. Check-in: For your check-in, a few days before your arrival, we will send you the location and an access code, as well as our private contact through which we can communicate during your stay. Upon your arrival, we always hope to welcome you in person, but if that is not possible, we will provide you with all the instructions to access independently. Check-in is available from 4:00 PM to 7:00 PM. Check-out is by 10:00 AM. Early Check-in or Late check-out are subject to the occupancy of the Guest House and has to be establishedin advance. The cost for early check-in (from 12 am) is 70€. The cost for late check-out is 100€ par hour, up to maximum of 5 hours.
