Welcome to the Cozy Copper Oaks! This spacious studio is perfect for small family trips or those much needed quiet retreats. Relaxing nature trails begin right outside the back door! Enjoy views of the lake, woods, and golf course along the way. You are minutes from the Briarbrook Club House, which has a restaurant and an outdoor pool. As this is a family-friendly neighborhood, parties are 100% prohibited. Strictly enforced! Large, airy and bright living room with full kitchen, lounge, and dining spaces. Two beds; One King-sized bed and a queen sized bed portioned by a floor to ceiling curtain. A large couch with additional blankets/pillows/towels is available to sleep one more for a total of 5 guests. One full bathroom with shower/tub combo that is accessible from the living/bedroom area. Covered outdoor patio that overlooks the lake and leads directly onto the trails/frisbee golf course. *This property consists of 2 separate listings each with their own private space and private entrances. Bottom floor, and top 2 floors (locked door separates bottom floor from top 2 floors). Unless you book both listings (can be done at the same time here: airbnb dot com/h/cozycopperoaks7br4bath ), you will potentially be sharing the outdoor space with other guests. *Normal volume of living such as babies crying, conversations, TV, etc may be excepted. To help offset this we ask that quiet time begins promptly from 10P-8A to be respectful of neighbors and other potential guests. We also have noise monitoring devices installed in both the top levels and basement *This property is the bottom floor of the house with it's own private entrance and has a locked door between it and the floor above. This property is connected to the Lake, frisbee golf, and miles of trail. House Rules: **No parties of any kind. Any sign of a party will result in immediate eviction without a refund and a $200 fee.** We have noise monitoring devices in the house. Please read and be aware of these House Rules before arrival. Failure to follow these House Rules will immediately result in the following charges: * FEES: Please make sure you enter the correct number of guests for your stay. Unapproved guests visiting the house without proper communication will be added to your guest list and result in an additional $20/day/person for your reservation. * FEES: Unapproved LATE CHECK-OUT will result in an additional $30 every 15 minutes after check-out time. * FEES: NO PETS/ANIMALS, any guest found to have had a pet/animal indoors may be evicted without a refund and charged an additional $200/day for the days already stayed + any cost to cover the extra cleaning. * FEES: Lost TV remote control will result in a $50 charge. * FEES: Smoking of any kind inside will result in an automatic $250 charge + any cost to deodorize the house. * FEES: Tampering with or breaking any of the electronics, furniture, or appliances (including; but not limited to, moving furniture from their assigned rooms) will result in an immediate $250 charge + any cost to repair/replace. * Quiet Hours: Between 10pm-9am no music or loud activities are allowed inside or outside the house. Violation of quiet hours will result in immediate eviction without refund as well as a $250 charge *Theft = $250 + any cost to replace/fix -We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. This suburban neighborhood is made up of single family, larger style homes that is accented with waterside views, a local golf course, and in-ground pools.
