There are sliding glass doors that go out to the beautiful back deck with a large outdoor table, patio furniture and BBQ Grill. There is also a full bathroom with a tiled rain shower with matte black fixtures and has a sink and toilet. Rooms: Bedroom 1: 1 King Bed En-Suite: Has sliding glass doors that exit to the large back deck with views of the beautiful woods and the pavilion by the waterfall. The attached bathroom has a huge walk-in shower, a large garden tub, double sinks and has a bluetooth speaker in the ceiling. Also located in the En-Suite is a large relaxing egg chair you can swing in while watching TV or looking out the sliding glass doors. Has large Roku TV with Disney+, Hulu TV and ESPN + Also on this floor is a large capacity washer and dryer with a starter amount of laundry detergent. Radiant floor heat is available throughout the home and a mini split has been installed to provide a quick heating and air conditioning options in all bedrooms and the kitchen/livingroom areas. There are also fairy lights and tiki torches to enhance the ambience. The bottom floor has 3 bedrooms and 2 full baths. The king bed En-Suite has an attached bathroom with a shower and a bathtub and a large Roku TV with Disney+, Hulu TV and ESPN + The second bedroom has a queen bed and the third bedroom has a twin over full bunk bed. Both rooms also have 55 inch Roku TV with Disney+, Hulu TV and ESPN + There is a full kitchen with full-size refrigerator, dishwasher and stove/oven. Open concept dining room and living room. Rocks are very slippery due to algae or moss, so show extreme care if walking on them. Do so at your own risk. If you’re looking for a nice festive place to celebrate the holidays, we include fall and Christmas decorations (including a Christmas tree) to add a little holiday cheer! For the safety of our guests, we include outdoor security cameras on every side of the home (outside ONLY-No indoor cameras are present). For your convenience and safety we provide smart locks with private codes that expire at checkout time. Please help our environment conserving water, turning off lights and turning down the heat and air conditioning when you're leaving the property. Wild Animals This property is located in the forest. The forest is the home to many types of wild animals. Please respect the animals and be cautious if you encounter them to avoid getting hurt. Please do not approach them or feed them. Hiking:🌲🌲🌲 Although we do not have groomed trails on our property, it is still beautiful to take a leisurely walk through the woods or around the waterfall. Please use the utmost precaution however, because initially accessing the woods may be challenging for some individuals, especially if you have an injury or disability. Walking by the waterfall can also be dangerous so exercise extreme caution. Consult your doctor if you have any questions about your ability to hike safely. Hiking on our property is done at your own risk. Remember, there are many areas on the property that could be dangerous for children also, so they must be supervised at all times. We will not be held responsible for any injuries that may occur. Welcome to the beautiful Catskill Mountains! Guest access All of it! Other things to note We understand that garbage builds up quickly. If you need us to do a mid stay garbage pick up, please let us know. Please Note: Events and anything that brings more than 28 people to the property requires a minimum of a 3 night stay and will incur an additional fee of $1,000 on top of your accommodation costs. ($1,000 fee will not be incurred for stays that are five nights or longer.) This fee will be due at the time of booking. A separate request will be sent after the property is booked. You will be required to purchase an insurance rider for the event. -no confetti or decorations that will blow all over the property. -no spray paint, sidewalk chalk or anything similar can be used to mark up grass, pavement or buildings. -no open flames inside the house. If candles are used outside they must be used safely and away from anything that can catch fire. NO COLORED CANDLES THAT CAN STAIN THE CONCRETE. ADDITIONAL CLEANING FEES WILL APPLY!! -if additional tents are utilized no spikes are allowed in the ground because they will damage underground wires and piping. -before moving any furniture please take a picture because it must be moved back to its original position before you leave. -all garbage must be cleaned up inside and outside after event -all guests coming for the event are to use the bathroom by the upstairs kitchen only to avoid damaging carpet upstairs and clogging the downstairs toilet. A charge of $500 will be charged to the guest if the downstairs toilet is clogged because it is a special up-flush system. -no disorderly conduct. -no marijuana use and no illegal drug use anywhere on the property -no smoking or vaping in the house or close to an opened door. -all vendors on property must be insured.
