Our beautiful and spacious family home in the quiet village of Utkinton, and minutes away from the Georgian town of Tarporley. With breathtaking views of the Cheshire Plain and the Clwydian Range, as well as fabulous walks nearby. The house is ideal for families and friends to explore the local area including Delamere Forest, Oulton Park, Cheshire Oaks & Chester. You are ideally located for wedding venues such as Peckforton Castle, Portal, Willington Hall, Delamere Events, and Nunsmere Hall. The space ***Note during the month of December, the house will be decorated for Christmas, including a festive tree and other decorations.*** Hallway - On entering the property you will be greeted with a stunning wooden feature staircase and gallery landing. Lounge - A large entertaining area with two Chesterfield-style Sofas, a leather armchair, and an inglenook fireplace with a log burner. A 55" 4K television with Alexa sound system to provide Amazon Prime and Disney channels. The lounge has a sliding patio door providing access to the garden decking. Kitchen Diner - A large open plan room with French doors opening onto the garden decking. The kitchen has two single Neff fan ovens, a fridge freezer, an induction hob, and a dishwasher. There is also a utility room area containing a Dualit toaster, washing machine, dryer, Nespresso machine, and Air Fryer. For entertainment, there is a television with Amazon Prime and Disney channels along with an Alexa sound system. Study - Providing a quiet area with a desk ideal for laptop use. Note this room will be set up as a single bedroom if a fourth bedroom is required. Guest access Guests have access to the majority of the property with the exception of three rooms which are closed off to contain our personal possessions. The garage is also unavailable. Full use of the balcony, decking, and gardens is provided. Other things to note The house is situated in a quiet neighbourhood and unsuitable for parties such as stag and hen events. Outside noise in the decking and garden area should minimised in the late evenings to respect our neighbours. As you are using our family home, some drawers and cupboards will contain our personal possessions. Space will be made available for your clothing and other items.
