The space This idyllic retreat offers a spacious haven where you and your loved ones can escape the usual city chaos. Upon entering, you're greeted by the sunlit conservatory, doubling as a musical hub with a ukulele, bass guitar, and acoustic guitar. Perfect for a vibrant jam session or savoring your morning coffee in tranquil solitude. The living room houses a brand-new couch paired with an immersive surround sound system, perfect for a movie night or a series marathon on our smart TV, equipped with ROKU stick and Blue Ridge cable for an uninterrupted entertainment experience. Adjacent to the living room, you'll find a gaming room, ready for an all-night gaming spree on the latest Xbox One. Your family can easily log into their Microsoft account for uninterrupted play. This space also houses a well-equipped laundry area, convenient for those adventure-filled days at the lake or relaxed outdoor lounging. The kitchen, fully-equipped, offers everything needed for a hearty home-cooked meal, boasting non-stick PFOA-free cookware. S'mores ingredients are also on hand for memorable starlit evenings among the pines. The kitchen also boasts a Bluetooth Sonos speaker system. You'll then have the choice between the game room, packed with Pool, Table Tennis, Fuzzballs, Mortal Combat arcade game, the Simpsons arcade game, or Pacman, and the expansive dining room, comfortably seating up to 8 guests. Stepping out of the dining room, an inviting outdoor lounge and dining area awaits. Perfect for al fresco meals or stargazing. Further exploration reveals a luxurious hot tub, accommodating up to 6 people, followed by a private gazebo area with another bluetooth Sonos speaker and the ideal spot for Cornhole, Jenga, or Bocce Ball. Venturing past the gazebo, a fire pit surrounded by tiki torches offers a bug-free zone for a warm evening beneath the Poconos stars. Lastly, your sleeping quarters are located upstairs, boasting new linens, pillows, and towels. Comforters ensure cozy nights, and there are both a window air conditioner and a standalone LG air conditioner available upon request. Guest access ⚫Guests will be able to enter through the front door. ⚫You’ll receive our automated check-in instructions 📩 24 hours before your arrival, so everything you need will be ready ahead of time for a smooth and easy check-in! ⚫Our homes use electronic door locks 🔐 for your convenience. A door code will be sent to you automatically ⏰ 2 hours before check-in time, unless you’re checking in earlier. ⚫When it’s time to head out, we’ve got you covered too! 🧼🕒 Our checkout instructions will be sent a day before your departure, you'll receive them at 2:00 PM the day before your checkout. Other things to note ‼️Important House & HOA Rules‼️ ⚠️Stillwater Lake Civic Association Rental Fees⚠️ (Collected separately from the reservation) 🔴$80 per reservation. Paid prior to the reservation. 📌Please note that the $80 HOA registration fee only covers your registration with the community but does not include access to the amenities like the pool, beach, lakes, or courts. If you'd like to use the community amenities, wristbands can be purchased separately at the HOA office for $5 per person, per day (for ages 14 and up). If you're planning to use them for multiple days, just let us know as the HOA is often willing to work out a deal for a lower rate. 😊 ⚠️ Quiet hours are 10pm - 6am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine. ⚠️ There are no fireworks allowed to be set-off at our home and if there are it will result in a $1000 fine and call for an immediate eviction from the property. ⚠️ No parties. We have strict rules against house parties in our home ⚠️ No extra guests without prior approval ⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit. ⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk in any area on the property. Salt/Shovels are provided at the home for use throughout your stay. (Winter Season) ⚠️ Firewood is not provided year-round and will need to be purchased for your stay. Please visit the local Dollar General, Lowes, Walmart, or Tractor Supply to purchase a bundle for a cheap amount. ⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank. ⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns! ⚠️UPDATE: The Simpsons arcade is temporarily out of order until further notice. ⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they’re generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they’ll simply wander by and continue on their way. ⚠️Winter Driving Note❄️: During winter months, 4WD/AWD is strongly recommended for safe and comfortable access, as mountain roads can be snowy or icy. We do our best to have the driveway plowed, but weather can change quickly and conditions may vary. If a vehicle becomes stuck, guests are responsible for arranging and covering any towing or assistance needed. ⚠️ Lost & Found Shipping Policy: If personal items are left behind, we’re happy to arrange return shipping 📦 — please note a $50 handling fee will apply for retrieval and coordination, separate from and in addition to all shipping and delivery costs 🚚 (shipping/delivery fees are not included in the $50 fee). ⚠️ Guests are responsible for properly bagging and disposing of all trash in the designated bear box or trash shed before checkout. A $5 per bag disposal fee may apply for any trash left behind inside the home or outside of the designated trash area. Please make sure all trash is securely tied and placed inside the bear box/trash shed to help prevent wildlife issues. __________________________________________________________________________ ‼️ Important Notes 📌 Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required for this property. If these steps are not completed, your reservation will be cancelled. 📌 A refundable security deposit is required for all one-night reservations and for any bookings made outside of Airbnb. For reservations booked through Airbnb, the security deposit is offered only as an optional add-on that guests may choose to include at the time of booking for extra damage insurance. 📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required. This waiver is requested through the Airbnb Resolution Center and provides coverage up to the amount paid. If any damage exceeds this coverage, the terms and conditions outlined in your rental agreement will apply. __________________________________________________________________________ ♨️ Hot Tub Notice – Please Read 😊 📌We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍. 📌For transparency, please know that our hot tub is professionally serviced after every reservation, and our tech team sends us time-stamped photos once the cleaning and servicing is completed — we keep those photos on file to confirm it’s been properly cleaned and ready for each new guest. Lastly, if you request any additional hot tub cleaning/service during your stay (outside of our standard post-checkout service), it will come with an additional fee and will be billed to the guest. 📌 A note on water appearance: To keep the hot tub looking and feeling its best throughout your visit, we recommend rinsing off before each use — lotions, sunscreen, and natural body oils can affect water color and clarity, especially with larger groups. This is completely normal and not a sign of poor maintenance.
