The space Marjorie’s studio is a funky renovated shed displaying a collection of eclectic furnishings, memorabilia & art. Nestled into an expansive garden on an acre of land, the Studio overlooks the Marsh. Following the driveway past the Marjorie Lawrence* cottage you will find this hidden delight. Once at the rear of the property- beyond the Rusty Gates - the Studio and garden are available for the guests exclusively. Marjorie’s Studio is a New York inspired Industrial space on the north meets Parisian inspired rooms on the south. The open plan living, dining room and kitchen with adjoining full-length deck, face north, while the bedroom and bathroom face south opening into a Japanese garden. The fully equipped kitchen has a free-standing electric oven with gas cook top, a fridge & freezer and an island bench made from a 100 year old stair case. The timber dining table has 4 chairs. There is a wood burning heater (with cook top) and a reverse cycle system when instant heat or cooling are required. A large smart TV with sound bar, sub -woofer & blue tooth provide entertainment and a chunky white leather lounge suite provides comfortable seating. Enter the Parisian half of the Studio via tall glass doors. Bedroom one has a queen size bed and a wardrobe . The second bedroom has a super comfy double bed & both bedrooms open through French doors into the Japanese garden. The Bathroom sits between the bedrooms and has an open plan shower and a free-standing bath tub which sit on an elevated stone floor which also opens though French doors into the Japanese garden. There is a separate powder room, New York style. At the west end of the living space is a dedicated work area and an old German upright piano. Two sets of double glass doors open onto the north facing full-length deck which overlooks the garden and organic pond. Marjorie's Studio invites you to indulge in Countryside splendour. From most angles of the studio there are extensive views of the Marsh and fields beyond. An outdoor table and chairs sit undercover - perfect for capturing the winter sunshine. Or one could lie back on the Moroccan day bed or swing in a hammock. However you choose, enjoy the undulating hills, the marshy valley, the garden, the pond & the sound of trickling water fall accompanied by the bird song & a cacophony of frogs… welcome to Marjorie’s Studio! *(Marjorie Lawrence is a famous Australian Opera Singer who was born in the Cottage at the front of the property in 1907) Set on the edge of the Otway Forest Marjorie’s Studio is within 20 mins of great walks and waterfalls, the Great Ocean Road and the seaside township of Lorne. Forest Brewery with Lake Elizabeth and extensive pushbike tracks are 20 mins south west of Deans Marsh, while Brae restaurant and the township of Birregurra and their wonderful pub are a ten minute drive north. Gentle Annies Berry Farm in Penny Royal is a 7 min drive and has become the Friday night destination for locals and friends. The local community hall, oval and art gallery are a 5 minute walk and our local General Store is a 30 metre walk from the studio, where great Coffee food and local wines are served. Guest access Guests have access to the studio, drive way and back garden. Other things to note There is a large smart TV with blue tooth speakers for music and Wi fi is also available. Guest access Guests have access to the whole two bedroom studio and extensive back garden, accessed via the driveway. The arched carport is available for the guests to use. There is a seperate studio in the driveway which is not available to the guests. Other things to note A comprehensive manual of ‘life in the studio’ is on the bench with a list of emergency phone numbers if I am not available! Please note that Marjories Studio is in the country so the garden changes with every season. Our water supply is dependent on the rainfall and is collected in tanks so droughts have a huge impact. We ask you to please use the water wisely and with respect. There is a large smart television is with blue tooth speakers for music and Wi fi. Even though I am pet friendly i request that pets do not sit on the couch or cushions as dog hairs are very difficult to clean. There is a fence around the whole property including the cottage at the front . Fencing between the properties is partial and puppies can access the cottage garden if they are curious. It’s important to close the double gates on the driveway and the single gate to the cottage. The cottage is tenanted separately to two young men and one puppy. The organic pool or pond is unfenced so it’s important to keep dogs out and especially to watch children - the pond floor and sides are very slippery! And as it’s a country it’s wise to be aware of snakes - so walk loudly especially near the rockery . Mosquitoes may be a challenge so there are several infa lights available and outdoor quoils. Telstra is the most efficient phone provider in the area - other services may be limited. Enjoy your escape to the country !! Cheers Lynette
