While air conditioning is absent, nature compensates with its own cooling system - the fresh mountain air. *Sleeping arrangement as follows: -Downstairs (Entry Level) Queen bed (2) 1 full over full bunkbed (4) -Upstairs Loft bedroom with King platform bed and futon (4) *This home does NOT have AC! *All cooking has to be done with what the house provides and the BBQ on site. It is not allowed to bring anything with charcoal, gas, propane or anything of the sort. Just what the home already has. Thank you! Guest access - Checking In * ID’s will be requested upon check-in. * As a family-oriented company, you must be 24 years or older to book this home! * You'll need to sign a Rental Agreement with the Big Bear Good Neighbor Policy (5 minutes). The link with the rental agreement will be sent once the booking is confirmed. It needs to be completed and signed before checking-in. Just a quick heads-up: to finalize your reservation, we kindly ask that you complete our short rental agreement within 24 hours of booking. It only takes a few minutes and helps make sure everything runs smoothly for your trip. Please also note that the cancellation policy begins the moment your booking is confirmed—not when the agreement is signed. Let us know if you have any questions. We’re here to help and excited to host you! Based upon availability and to provide flexibility for our guests, we offer early check-in and late check-out options. There is a fee associated with this service. If you’d like to check in before the usual time, please inquire with front desk, as well for late check-out. The maximum for guests and adults CAN NOT be exceeded at any given time. * Parking Details: Max of 3 cars on-site. (Does not have garage access) *Quiet hours (10pm-7am). *No speakers or sound systems allowed. *No parties or events allowed at any given time. * Indoor sound cannot be loud enough to be audible at the property line. * Violation of any noise ordinances will be subject to fines that can reach up to $1,000 per violation. * This home is pet friendly! (Maximum: 2 pets) Pets MUST be pre-approved in advance. A pet fee of $125 per pet will apply IF the pet(s) has been approved. Pet fee is requested after the booking is confirmed. * If undisclosed pets are brought into the home without SoCal Vacations' approval: There is a fine of $500 per pet. Pet Rules: - Do not leave pets unattended in the home unless kenneled. - Do not let pets on any furniture or beds. - Pick up after your pet. - You will be responsible and charged for any damages caused by pets. * This is a smoke-free property (No smoking or vaping inside or outside, video monitoring enforcement.) Violation of the no-smoking policy will result in forfeiture of the security deposit, a $950 smoking fee, and liability for any fire or property damage costs. It is prohibited by law that any kind of open fire whatsoever. You are allowed to use what is provided for you. * This home also comes with a propane BBQ grill, a great back yard for the kids to enjoy, and a game room!! There you will find foosball, a combination pool and ping pong table, indoor basketball, and a smart tv while lounging on the couch. Cancellation terms may vary by season or demand. * The primary guest must be 24 years of age or older and present during the stay. * No parties or events are allowed, per City ordinance. * Quiet hours are enforced by the City. * Trash must be taken to designated City clean sites, as required by local regulation. * Hot tubs, when provided, operate in compliance with California safety standards, with a maximum allowable temperature of 104°F (40°C). * Most check-ins are remote.
