Private room on private floor (#2)

Double room with large dressing room perfect for short or long stays. The top floor of the house is dedicated to renting two bedrooms. You will share with potential tenants of the second bedroom: the kitchenette with a dedicated dining area, the large shower room and the separate toilet. A cat lives in the house and can visit you! Please note, the listing is not very accessible by public transport! It's better to have a vehicle! The space YOUR ROOM: Your "Automne" room is bright and warm, facing south. It is equipped with a 140 bed and a large dressing room. A small fold-out desk allows you to work. THE ACCOMMODATION: My house, built in 2021, is located in a subdivision of a small quiet and friendly village. The floor is specially designed for you! The mezzanine is equipped for catering. A small kitchen with sink, two induction cooktops and combined oven allow you to cook your meals. Dishes and kitchen equipment are at your disposal. Each room has its own small fridge. The bathroom is equipped with a large shower as well as a large worktop and storage to facilitate sharing. The toilets are separated for comfort and have all the necessary cleaning supplies. Access to the rental part is through the main entrance of the house, and the entrance hall is under video surveillance for everyone's safety. ACCESSIBILITY: - The house is 15 minutes from the Rennes ring road, the accommodation remains very accessible (20 minutes from the relay park of metro line B). - WARNING! The town is poorly served by public transport! The BreizhGo 4A line passes through the village or a few hundred meters along the national road. - Since January 2025, a free shuttle bus has been available to reach the Montreuil-sur-Ille TER station. SHOPS AND LOCAL SERVICES: - The town has no shops, except for the associative bar open on weekends only. Food trucks are available on Tuesday and Friday evenings. - The commune of Saint-Aubin-d'Aubigné is about 7 minutes away. There is a Super U, bakery, butcher, pharmacy, hairdressers, doctors, gas station, … - The University of Rennes I is 20-25 minutes away depending on traffic. SHORT STAYS (1-3 nights) - I provide coffee, tea, sugar, salt, pepper, oil and everything you need to be comfortable for a weekend. - Towels are provided. - You can order breakfast (€5 per person, to be specified in advance). - For hikers or cyclists passing through, I offer dinner for €15/p. (Homemade dish - dessert - drink). To be booked in advance. LONG STAYS: - A security deposit by check of €200 will be required. - Linens (sheets, tea towels, towels) are at your disposal. I take care of the laundry for their maintenance during your stay. - If you need me, I can also wash your laundry (€8 per machine). - The house rules (available on this site) must be respected, under penalty of eviction without refund. - I am a board game enthusiast and can lend you games if you wish. I also have some Duplo® and Lego® for kids. Guest access The entrance hall of our house is common to all. You access the floor which is dedicated to the rental, with 2 private bedrooms and common areas for guests: kitchen, shower room and toilet. Other things to note We sign a rental agreement and house rules. We ask for a deposit of €200 which we return upon departure. We have furnished the floor for rental. Everything is there to make your stay enjoyable and make you feel at home. But we also live in our house! The rules of life we apply also apply to us as soon as we welcome tenants. For long-term rentals, we ask that you regularly clean your room and the shared spaces on the floor, as in any furnished apartment rental. All necessary maintenance products are provided to make it easy for you!
