Newburgh Cozy and Quiet space

This is a PRIVATE home, and quiet neighborhood. I do live at this home, but the Airbnb IS separated from where I live in the home. The Airbnb is a finished basement and is private but the pool area is shared with Airbnb guests and my family. The only time you will see me is if I am outside tending to the property or maybe using the pool. Please see other details and notes for more info!! I DO NOT ALLOW PARTIES OF ANY KIND OR SMOKING, IF YOU SMOKE GO OUTSIDE PLEASE. The space I have a large beautiful home with large amount of property filled with beautiful stone work and plants. the entrance to the Airbnb is surrounded by a gated back area with a large pool. Guest access You can use the Airbnb space provided and the Pool Area, the pool is a shared space with Airbnb guests and my family. do not go outside the gated area as I am not Responsible for anything that happens to you outside the gated area. Other things to note * CHECK-IN & CHECK-OUT *⏰ Check-in is any time after 3PM and check-out is any time before 11AM. An early check-in time may be available, please inquire first. * NOISE REQUIREMENTS *🔊 We kindly ask guests to keep noise levels to a minimum after 10:00pm to avoid disturbing neighbors who may be resting or seeking a peaceful environment. Violation of our noise compliance rule will result in additional fees. Due to our home being shared, you will hear noises from above such as footsteps, talking, pipes for heating/cooling/plumbing. We try to keep our noise level at a minimum when we expect guests, but we also live here so some noise is expected. * NO SMOKING INSIDE *🚭 Please refrain from smoking inside our home! Any evidence of a smoking device used will result in a fee for Odor removal, Duct Cleaning, and furniture cleaning. * PETS *🐶 Pets are welcome as long as you clean up after them. If we come across any damage or excessive mess caused by your pet, it may result in additional cleaning or repair fees. Pets cannot be left unattended in the home unless crated. No excessive barking or aggressive behavior. Do not bathe pets in tubs or sinks. * NO PARTIES/EVENTS *🎉 Please be aware that hosting parties, events, or gatherings of any kind is strictly prohibited on our premises. This policy is in place to maintain a serene environment, prevent disruptions to our neighbors, and protect our property. Any violation of this rule will result in immediate eviction, and you may be subject to further penalties or restrictions from Airbnb. Treat our home as you would treat your own. * BUGS * 🕷️ Please note we routinely spray the property inside/out for bugs and insects. However, if you do come across any little critters please keep in mind that New York is a humid sub-tropical climate, and we are located in a woodsy area. To help prevent this, keep the doors closed, crumbs on the floor to a minimum, and do not leave any food out as it will attract insects. DO NOT LEAVE FOOD OUT PLEASE! * POOL RULES AND REGULATIONS *🏖️ We’re happy to offer access to our pool during your stay! To keep things safe and enjoyable for everyone, please follow these rules: Shared Use: Please note: The pool is shared with our family, who may occasionally use it during the day. We aim to respect your privacy and will do our best to coordinate use respectfully. ✅ General Use: Children must be supervised at all times, there is no one to supervise children. Use plastic cups or cans only near the pool. NO glass allowed. Dry off before entering the house to prevent slips and water damage. 🚫 Not Allowed: NO EXCEPTIONS, NO PETS IN THE POOL. This helps us maintain water hygiene and prevent damage. No diving, running, or rough play. No food or drink in the pool (poolside is fine). No loud music or disruptive behavior, we kindly ask to keep noise level to a minimum after 10:00pm. 💸 Cleaning & Fees: A $100 cleaning fee may apply if the pool is misused (ex: pets in the water, excessive mess, contamination). Guests will be responsible for any damage to the pool or surrounding area/ pool equipment. Guests swim at their own risk. We are not liable for accidents, injuries, or lost items. IF YOU COME ACROSS ANY ISSUES AFTER YOUR STAY AND DO NOT LET ME KNOW DURING YOUR STAY, DO NOT EXPECT A REFUND.
