Guest access The entire space is included in this rental. After a smooth check-in at the building’s front desk, guests have full access to the apartment for the duration of their stay. Enter safely and comfortably, then focus on what matters — whether it’s relaxing, enjoying sunsets over Biscayne Bay, or spending time with family and friends. The apartment is designed to support both leisure and business stays, so you can stay productive if needed, while enjoying your time by the bay. Other things to note BOOKING RULES After you reserve the apartment, you must send us copies of ALL adults (15 yrs of age and older) drivers licenses or passports for building registration. All documents must be legible. Must-Read Before Booking: ***Guests must be 21 years of age or older to make a reservation, in compliance with building regulations. Third-party bookings are only allowed with prior approval from StayCozy. If you are booking on behalf of others, please inform us before completing your reservation. Please be aware that non-compliance with this policy will result in forfeiture of any refund. ***Please note that depending on your length of stay, a full building application for residency is required upon booking. Application requirements are, but not limited to former residency, employment status, SSN, references, and other personal details. Building application must be filled out within 24 hours after the booking is confirmed. ***Disclaimer: As our listing is part of the Grand Building and we have multiple listings, this listing may be currently in rental rotation. Final furniture and in-listing finishes may vary but will be of similar quality and aesthetic to the images shown*** OCCUPANCY RULES Building Management has strict occupancy rules. 2 adults only (15 years of age and older) plus 2 children. There are no exceptions to the occupancy amount. Please make sure your total number of adult guests reflects your reservation and the building requirement NO SMOKING Smoking is not permitted inside the apartment under any circumstances. Smoking is only allowed on the balcony with all doors closed. If there is evidence of smoking indoors, a minimum $500 fine will be applied plus costs for odor removal and deep cleaning. CHECK-IN Standard check-in time is 4 PM and is coordinated with both us and the building. If your flight is delayed and you’ll be arriving after 10 PM, please let us know in advance so we can make the necessary arrangements. CHECK-OUT Standard check-out time is 11 AM. LUGGAGE STORAGE Luggage storage is possible with a bellman that can hold your luggage for $3 per suitcase before and after your stay if needed. Please plan you arrival and departure times accordingly. MISSING DEVICES FROM APARTMENT If any streaming devices or remotes are missing from our apartment after your departure, we have a right to charge you $100 per missing item. LOST ITEMS We are not responsible for any items left behind. Please make sure to check that you have removed all personal belongings at departure. PARKING RULES *** $200 fee for one parking spot for entire duration of your stay. Parking request must be made right after booking and no later than 24 hours before check in. *** Parking is available on a first-come, first-served basis. If you wish to park more than one vehicle, parking fee for each additional vehicle is $200 per month, subject to availability. Advance notice is required if you need parking. *** $48 daily valet fee is also available and you pay directly to building each day. *** PARKING DISCLAIMER: Please ensure you submit your IDs, car details, and parking receipts by 2 PM, Mondays to Fridays. Please note that the administrative office closes at 4:30 PM and is not available on weekends. Any IDs, parking receipts, and car details submitted after administrative hours on the arrival date will require guests to use valet parking at their own discretion until the administrative office opens again as all parking slots are managed by the building. When you first arrive with your vehicle, proceed to the residents’ parking garage and stop at the ramp. Ring the intercom and let the attendant know that you are a new tenant and that you need to get the parking sticker. They will open the gate and you will then proceed to the P2 level to have your parking sticker installed. Just tell them your name and your unit number. Once the sticker is installed you can park anywhere on the P6 level. *** RECEIVING PACKAGES: Guests are welcome to receive packages during their stay. To ensure the safety of your package, please ensure that its arrival date falls within the duration of your stay. We regret that we cannot assume responsibility for packages arriving before or after a guest's stay. Additionally, please be aware that you will need the unit number for the delivery address. For security reasons, this information will only be provided 24 hours prior to your arrival date. BUILDING RULES -VISITORS AND GUESTS ONLY PERMITTED FOR RESERVATIONS THAT ARE 28 DAYS OR LONGER. NO VISITORS ALLOWED FOR ANY RESERVATIONS SHORTER THAN 28 DAYS. RESULTS OF UNREGISTERED GUESTS WILL RESULT IN IMMEDIATE EVICTION WITH NO REFUND. - Building requires all guests to register their hands for biometric access Our building is currently undergoing renovations that includes main lobby, pool and pool deck and other areas. This is part of an enhancement project to improve overall guest experience in the long run. While we’re excited about these upgrades, your stay may be impacted in the following ways: *** Noise: Construction may cause moderate noise during daytime hours Monday-Friday 9am-4pm. *** The Main Lobby will be closed. Temporary, clearly marked pathways will provide safe access. *** Front Drop-Off Unavailable: The Front Motor Lobby will be inaccessible. Ride shares and drop-offs may be slightly less convenient. *** Garage & Elevators: The residential garage is fully operational. Residential elevators will no longer stop at the main lobby level . Only service elevators will access the ground receiving area. *** Mail & Packages: To minimize traffic in the service elevators, Residents can request in-unit delivery by calling the package room. *** Guest Check-In: We will provide updated self-check-in instructions to ensure a smooth arrival. Residential Swimming Pool is temporarily closed for necessary repairs and renovations. During pool closure period: ***The Jacuzzi, along with the remaining Pool Deck and Solarium, will be open and accessible during normal operating hours for your continued enjoyment. ***We are pleased to announce that, through our special arrangements, a limited number of residents and guests will have the opportunity to enjoy the Pool at the Marriott Hotel. We have secured a limited number of passes per day and will be offered on a first come first serve basis. ***Pool passes for the Marriott Pool will be available at the DoubleTree Front Desk, recently relocated to the RG Level in the Key Largo Meeting Room. ***Please note that the Marriott Pool passes are not personal and must be returned to the DoubleTree Front Desk after each use so they can be reissued to other residents and guests. This helps ensure fair and continued access for everyone. ***The number of available passes will be monitored and adjusted based on demand.
