The space This fully remodeled Crystal River home sits on a quiet deep-water canal and offers direct access to the area’s springs and waterways. Guests enjoy a private dock that accommodates boats up to 30 feet, included kayaks and paddleboards, and a shaded outdoor gazebo that creates a comfortable place to relax after a day on the water. The fenced yard, outdoor dining areas, and fire pit make the home an easy fit for families, groups, and travelers with pets. The property includes five kayaks, a child-size kayak, and two paddleboards, along with life jackets and paddles. Many guests paddle the five-mile route to Three Sisters Springs or Hunter Springs, or take a short boat ride to Kings Bay and the Gulf of Mexico. Wildlife is common in this area, including manatees, turtles, a variety of birds, and the typical Florida wildlife that can occasionally be seen near waterways. Inside, the home offers 1444 square feet of living space. The living room features a large wraparound couch with two built-in recliners and a smart TV with Roku. The kitchen has modern appliances, cooking essentials, and a drip coffee maker with a single-cup option. Three bedrooms sleep up to seven guests, including two rooms with queen beds and a third bedroom with a twin-over-full bunk. There are two full bathrooms, a washer and dryer, ceiling fans, and central air conditioning. Outdoor spaces include a shaded pergola with zippered privacy panels, two dining areas, a propane grill, and a fire pit. The yard is fully fenced, making it comfortable for pets and children to roam. The dock can be used for launching kayaks, fishing, or simply sitting by the water. The home is located three miles from historic downtown Crystal River and is close to Three Sisters Springs, Hunter Springs Park, Kings Bay, restaurants, shops, and the area’s well-known manatee and fishing tours. Parking is available for four vehicles, along with space for a boat trailer or RV up to 40 feet. For security, the property has outdoor-only cameras, including a Ring doorbell and motion-activated cameras covering the front yard, backyard, and dock. There are no cameras inside the home. Use of the dock, fire pit, kayaks, and paddleboards is at your own risk. This home works well for guests looking for a quiet waterfront setting with comfortable interiors and easy access to Crystal River’s natural attractions and recreation. We respect your privacy and only check if there is a potential issue (e.g., extreme weather in the area). There are no other cameras on the property. Things to Know: Our home sits on a natural Florida canal, offering beautiful views and a peaceful setting. As with many waterfront properties in the area, occasional wildlife sightings — including birds, turtles, or even alligators — are possible. Please supervise children and pets outdoors. Bug spray is also a smart companion during warmer months. Guests hereby acknowledge and agree that they have voluntarily chosen use including but not limited to: backyard, kayaks / paddleboards, boat dock, fire pit, and/or grill at the Crystal River Vacation Rental (hereinafter referred to as "amenities") during their booked stay and any subsequent dates. In consideration for being permitted to use the amenities, guests agree to the following terms and conditions: Assumption of Risk: Guests acknowledge that the use of the amenities involves certain inherent risks, including but not limited to slips, falls, injuries, drowning, burning, and exposure to potentially hazardous substances. Guests understand and accept these risks and assume full responsibility for any injuries, damages, or losses that may occur as a result of my use of the amenities. Guests agree to adhere to the rule that no children under the age of 14 will be allowed to use the amenities or enter the area surrounding the pool without proper adult supervision. Release and Waiver: To the maximum extent permitted by law, guests hereby release, discharge, and waive any and all claims, demands, causes of action, or liabilities that guests may have against [Jennifer Bryk and 555 Property Management, LLC], its officers, directors, employees, agents, and representatives (collectively referred to as "the Released Parties"), arising out of or in connection with guests use of the amenities. This release and waiver include, but are not limited to, claims for personal injury, property damage, wrongful death, negligence, or any other claims, whether known or unknown, foreseen or unforeseen. Indemnification: Guests agree to indemnify and hold harmless the Released Parties from and against any and all claims, demands, liabilities, costs, or expenses (including reasonable attorney's fees) that may arise from guests use of the amenities or any breach of this waiver. Compliance with Rules and Regulations: Guests agree to comply with all rules, regulations, and instructions provided by the owner or operator regarding the use of the amenities. Guests understand that failure to comply with these rules may result in my removal from the rental premises without a refund. Severability: If any provision of this waiver is found to be invalid or unenforceable, the remaining provisions shall continue to be binding and enforceable to the fullest extent permitted by law. By booking, guests have read this waiver of liability, understand its contents, and voluntarily agree to its terms. UNIT SPECIFIC TERMS - Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation. - No dog(s) or other animals are welcome in this home without specific 555 Property Management, LLC approval. - The property shall not be used by more than the number of adults and children listed in your reservation. - All guests shall abide by 555 Property Management, LLC’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m. - If early check-in is available for your reservation, you will be notified by 9am on the morning of your arrival by email. Late check-out is offered whenever possible for a small fee. - No smoking of any kind is permitted anywhere on the premises. - No commercial photography or filming is permitted on the property. Tents or other structures may not be erected. - Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy. POLICIES AND ADDITIONAL TERMS A. Minimum Age. The “Minimum Age” to rent the Property is the age specified in any Unit-Specific Terms. If no age is specified in the Unit-Specific Terms, the Minimum Age is 21 years of age (or the minimum age required by law in the jurisdiction where the Property is located, if different). You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests who are under the Minimum Age for the entire duration of the rental. B. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy. C. Good Neighbor Policy. Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy: - Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. - To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. - You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to 555 Property Management, LLC from police, neighbors, or neighborhood or homeowner associations. - Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. - You and other Occupants agree to abide by all applicable parking restrictions and limitations. D. No Smoking. No smoking is permitted at the Property (including porches, decks or outdoor areas) at any time. E. No Permanent Residence. You agree that your use of the Property is on a temporary and transient basis only; that you may not use the Property as a permanent residence; and that your permanent residence is and will remain elsewhere than at the Property.
