Newly remodeled with a luxury kitchen that overlooks the lake, laundry...spectacular dock, deck, and porch, kayaks, fire pit and new hot tub! Beautifully landscaped grounds, Located on the east side of Seneca Lake... close to so many wineries, breweries & downtown Geneva. The space Holiday Update - 2024 Hollyhock will be decked out for the holidays with festive decorations and even a tree! Enjoy all the wonderful spaces at Hollyhock Beach House... the spacious deck off the kitchen overlooking Seneca Lake. The large dock with outdoor dining table & outdoor sofa (great photo opp for your group with the lake in the background!) Brand new kitchen, 3 bedrooms plus an "extra" adjacent room with daybed and trundle. The master bedroom also has a leather futon for extra sleeping space. 4 full baths (one in every bedroom plus a first floor guest bath with Jacuzzi tub. Huge living room with lots of room to lounge and a brand new high quality queen sleeper sofa. Kitchen is adjacent to the Living room and offers a large dining table as well as counter seating for 6 that looks at the lake.Just step outside the sliding doors to the beautiful deck space with grill, and lots of comfy seating. Hot tub is off the main deck overlooking the lake. Relax on the 12' x 12' swim raft to dive off or hang out on the lake or take the 2 kayaks out for a paddle! One bedroom is located on the main floor (along with the extra sleeping space with the daybed/trundle and sleeper sofa) and 2 bedrooms are on the 2nd floor. Each Bedroom has their own ensuite full bath! Guest access You'll have the newly remodeled house , lawn , decks and dock all to yourselves! Very quiet & private Other things to note Your dog is most welcome ($150 fee per dog with a max of 2 - unless approved in advance) and smoking is permitted outside only. Please enjoy yourselves and treat the property as you would your own home :-) Please note that the fireplace is not usable yet as I am having gas logs installed and will update the listing as soon as I get them in Very important: -Absolutely NOTHING but TP in the toilets (septic system is VERY sensitive) -Guests must respect the 10 MPH speed limit on Teall Beach -Fireworks of any kind are prohibited -You must pick up after your dog & use a lead or leash -Please be respectful of the noise level at night -Please turn all lights off at night (dock, patio, lighthouse, porch) as that bothers my neighbor to the left -Please cover the furniture if your dog is going to be on it -you may want to bring the outdoor furniture cushions in if it is raining Other things to note: TRASH INFO: -please bag your trash and put in the totes outside. Please do not put any trash "loose" in the totes as we take the bags to a central dumpster. -Recyclables go in the smaller blue totes in the upper driveway. If that is full please put in trash bags and leave by the totes -To operate the Jacuzzi tub in the full 1st floor guest bath, fill up first and then switch on the 2 switches behind the door before starting - Life vests for Kayaks are in the closet to the right of the 1st floor bedroom -There is firewood provided, please use wisely so there is enough for all - HOT TUB RULES: Hot tubs pose similar risks to swimming pools, as well as having their own dangers. Here are some hot tub safety rules that everyone should be aware of before using the tub. 1. The tub is to be used responsibly and is not to be used as a substitute wading pool by children. Allowing children to jump or dive into the water is not permitted under any circumstances. Children must not use the spa unsupervised at any time. No infants or toddlers in the spa. 2. Temperature is set at 101 degrees, does not go higher than 103 degrees. 3. Please shower before using the tub to remove make-up, sun-screen, insect repellent or any other oil-based products. 3. Only clean swimwear may be worn in the tub as the chemicals in the water will remove the colored dyes found in ordinary clothing, causing them to leach into the water and turn it cloudy. 4. Prevent accidental drowning. Leave the hot tub cover on and latched when the spa is unsupervised. 5. Prevent Hyperthermia. Understand that alcohol and other medications greatly increase the chance of hyperthermia – the opposite of hypothermia. This occurs when the internal body temperature reaches several degrees above the normal temperature of 98.6 degrees. 6. NO GLASS in the hot tub EVER...please use plastic or provided stainless steel wine glasses 7. Do not use a hot tub if you are taking any medication that makes you drowsy or affects your circulation; if necessary, check with your doctor. Pregnant women and the elderly should also consult their doctor before using a hot tub. 8. Dot not use the hot tub if you are under the influence of alcohol or drugs as your judgment will be impaired and you could become unconscious and drown. 9. No smoking is permitted in or around the tub. 10. People with cuts or external infections should not use the tub. 11. Windy conditions from the south are not ideal conditions to use the hot tub as the cover and lifter extension could lift and break away with the wind.
