Welcome to Juliane's Panorama-Domizil. The bright and modern attic apartment in an efficiency house built in 2020 offers a magnificent unobstructed panoramic view of the approx. 1000 inhabitants of the village of Nemmersdorf, the unique church with its 2 church towers and the wide landscape all around. If you want to escape the hectic city life, this is the place to enjoy the tranquility and nature. The space My name is Juliane. I am your host, in my mid-40s and fulfilled my dream of owning a house in 2020. The attic apartment has been ready for occupancy since Sept. 2023. I expanded this together with the help of my parents and stylishly furnished it with new furniture. I am now pleased to welcome you soon as vacation or festival guests to my panoramic residence. The attic apartment is OPEN and has a very high ceiling height (2.80 m to the beams). The living space is 61 square meters (85 square meters not including the sloping ceilings). Only the bathroom has a door. For fitters, the apartment is therefore rather unsuitable. In autumn 2025, a swimming pond was built in the garden, which can be used for splashing and cooling off from summer 2026. Children should therefore already be able to swim well. For a pleasant stay, you will find the following: • A large king-size bed (1.60 m) with a new high-quality mattress topper and beautiful bed linen (included) • Towels / dish towels included • Toiletries included (toilet paper, shower gel, hand soap, cleaning supplies, cotton pads) • Another bed (90 cm) for a third guest/child • Fully equipped Nolte kitchen with kitchen island and two bar stools. Electrical appliances (Siemens dishwasher, oven and induction stovetop, microwave). There are plenty of cutlery and dishes, pots, pans. If something is missing, it can be provided (e.g. baking dishes) • Filter coffee machine with coffee, small selection of tea, basic groceries (flour, sugar, basic spices, sunflower oil) • Wardrobe next to the front door • New high-quality furniture in the living-dining area • Large dining table with 4 chairs • A comfortable living room sofa with two living room blankets • TV (with satellite receiver), stereo • A small desk • Fast Wi-Fi (network key/password is available) • The bathroom is equipped with a shower (beach photo) and bathroom furniture (large mirror cabinet, bathroom cabinet). • In the bathroom there is a washing machine (with detergent, fabric softener, Calgon tabs included), which can be used during a longer stay. There is an iron with an ironing board. If something is missing, I will gladly provide it - if available. I live (alone) in the ground floor apartment below. Feel free to ring the bell or call me. Outside space: The front garden, which can be seen from the large living room window, has already been beautifully landscaped by me and my mother. The seating area with a Hollywood swing can be used. A charcoal grill can be provided on request. There is currently no garden fence. Therefore, children should be encouraged to stay away from high walls and also from the swimming pond if they are not yet good swimmers. Location: The nearest bakers and a beverage market are in the Goldkronach 2 km away (as well as a small mom and pop shop). The nearest major grocery stores are in Weidenberg (7 km) or in Bad Berneck (also 7 km) in Bindlach (8 km) and of course in Bayreuth. Bayreuth is about 10-13 km by car (central station 11 km). Guest access The attic apartment can be accessed via an external staircase (1st floor) and a secure front door, and is intended for your own use. The parking space is right in front of the stairs. Another parking space is also located on the property. If desired, your bicycles/e-bikes can be safely stored in a car garage on the neighboring property. Other things to note Despite an attic apartment, it is not too hot in the summer. The house is very well insulated (efficiency house 55) and has underfloor heating (heat pump). The large gable window has an electric roller blind. The two skylights in the sleeping/living area have blackout blinds. There are a lot of predominantly historical novels available. The apartment can also be booked for a longer time (1-2 months) (e.g. during the entire festival time). Surroundings: The Fichtelgebirge (i.e. the forest area) starts above the village. The apartment is therefore a great starting point for eMTB tours or for hikes. Bischofsgrün with the 1024 meter high Ochsenkopf is 14 km away (15 min. Driving time). The Ochsenkopf offers: ski runs, cross-country skiing, snowshoeing, summer toboggan run. Nature lakes: in Trebgast, in Marktschorgast (Goldbergsee), in Fichtelberg (Fichtelsee), near Hof (Untreusee) At Lake Fichtelsee you can pedal boat. Stand-up paddling is also possible there. Bayreuth (festival and student city) offers many attractions and food options. In Franconian Switzerland (around Pottenstein, Waischenfeld) you can also make a lot of day trips, e.g. Devil's Cave, canoe ride on the Wiesent, very nice mountain bike tours.
