Enjoy a peaceful, stylish experience in this cozy, central apartment. The studio is located just 300m away from the DE ANGELI metro station, on the 5th/top floor of an elegant, century-old building, equipped with a lift and concierge, recently renovated and finely furnished. The property, very bright, welcoming and quiet, accommodates up to 3 guests and is rented sanitized and fully furnished. Wonderful location: bars, restaurants, supermarkets, car parking. The space The flat has been designed to be as EFFICIENT and SUSTAINABLE as possible and is therefore CONNECTED via home automation, using the high-speed internet fiber (available throughout the house) to obtain multiple light settings and minimize energy consumption of the appliances. This bi-exposed apartment is equipped with the latest generation fixtures, mosquito nets on each window and electric shutters. It comes as it follows: - Entrance with a WI-FI armored door, a keypad, an electronic lock and a reinforced cylinder. - Large living area, an open space with two windows where you will find a 4-meters equipped kitchen complete with everything you need: gas hob, fridge and freezer, microwave oven, convection oven, dishwasher, electric kettle, moka, and a set of plates, cutlery, cups, glasses, pots, pans, as well as various other kitchenware. The dining table can accommodate up to 4 guests. - The night area features a queen container bed (140x200), a huge wardrobe with 2 sliding doors (you will find the hangers inside!), a chest of drawers on which it stands a Smart TV Samsung QLED 55". If necessary, an additional single bed and/or a baby cot can be prepared. - The entire studio apartment is air-conditioned (hot/cold/dry/fan) by a powerful 12k split a/c, WI-FI connected. - The bathroom with its own window offers a modern shower, a heated towel rail, bathroom fixtures complete with bidet, as well as an electric water heater and a washing machine with a 7 kg capacity. - The internal common courtyard provides for a bike space available to all residents and guests. Guest access Usually, our guests are greeted personally during check-in and check-out. However, if necessary, a smart lock check-in and check-out could be also performed in a totally independent way. As we always try to briefly welcome and greet our guests in person, we kindly ask you to communicate your arrival and departure time as soon as possible, in order to deliver the keys with maximum punctuality and organize the check-out with efficiency. Other things to note • Soft towels, sheets, coffee and tea, shampoo, body wash and hair conditioner are all included in the price! • We kindly ask our guests to send us an electronic copy of their passport, so that we can register them upon arrival, as required by the Italian law. • Evidence of presence, even temporary, of unauthorized visitors in the property is subject to a fee of € 150 per each proven unregistered guest. • It is strictly forbidden to smoke in the apartment. If indoor smoking occurs during your stay and/or the place is left in need of a deeper-than-normal cleaning, a € 275 extraordinary cleaning fee will be billed to your account. • Parties and pets cannot be hosted at any time. It is very important to behave politely so as not to disturb our neighbours. Failure to respect the quiet time between 10PM and 8AM leads to an immediate termination of the contract, with all guests being asked to leave the property. • No illegal substances are allowed on the premises, pending the immediate termination of the contract, with all guests being forced to leave the property and be reported to Police. • Please, leave the apartment as close as possible to how you found it. Don’t rearrange the furniture and take extra care of every decoration present in the property. After check-out, you will be billed a substitute fee aimed at covering the price of each damaged or stolen item. • Late check-out, generally up to two hours, is possible with a previous authorization. An overstay fee of € 20/h is in place to cover the deferred housekeeping and to switch your check-out time from 11AM to Midday or 1PM.
