Located between Lot et Garonne and South Périgord, the cottage "Clos de Lagalvagne" combines modern and ancient over more than 300m². The kitchen open to the dining room and living room offers a large living space. Outside, the private swimming pool with a sloping flat bottom is ideal for playing for children and adults alike. A retractable shelter ensures safety and heating guarantees comfortable swimming. This old farm has vast land, an island of calm, in the countryside. The space The fully restored stone cottage has 6 bedrooms, 4 bathrooms with shower and double sink, 4 toilets. A kitchen open to the dining room allows you to receive and cater for all guests. There are two lounges: one for television and the other equipped with a billiard table. The upstairs is air-conditioned. The beds, toilets and bathrooms are distributed as follows: - On the ground floor: a 17m² suite with king size bed. The room has an en-suite shower room with private toilet and walk-in shower suitable for people with reduced mobility. - Upstairs : 3 double bedrooms, 2 of which have a queen size bed (14m² each) and a bedroom with a double bed (10m² bedroom); possibility of adding a single bed in the green room. - Two large bedrooms with 4 beds : one with a 160cm bed, 2 single beds and the second bedroom with 4 single beds, 2 of which can be joined into a 180cm double bed and 2 bunk beds. - 3 bathrooms with walk-in shower and double sink. - A common toilet on the ground floor and two upstairs. Other things to note There are two terraces, one of which is covered. The larger terrace has an electric awning. The swimming pool measures 11 x 5 meters with a sloping bottom ranging from 1.1 to 1.5 meters deep. It is open from April to October and heated from May to September if needed. It features a retractable, mid-height pool enclosure, ensuring safety and allowing for swimming in optimal conditions regardless of the weather. The house is located on a converted farm in the heart of the countryside. Open since summer 2023, the location is peaceful and secluded, ideal for families as well as groups looking to celebrate. Pets are generally welcome with prior arrangement. The owner lives in one of the outbuildings, which is separate from the main house. Discreet but available if needed, he takes care of the pool and garden maintenance. Each guest has their own independent access. OUTDOOR AMENITIES: griddle, barbecue, large fire pit, ping-pong table, outdoor games available (molky pins, footballs, rugby balls, pétanque balls, beach rackets, badminton net and rackets...).
