The charming Grange-duplex on the valley

This listing is an independent duplex that's a part of an old barn on a large property. It is located between Villeneuve-sur-Lot and Penne d'Agenais on the side of a wooded hill, classified Natura 2000, with stunning views of a valley. You will have direct access to hiking trails. The place, ideal for resting in peace in the middle of nature - with a wide variety of birds - it is also a perfect base to visit the area and enjoy the local specialties. The space On the ground floor is a living-dining room (with a wood-burning fireplace), a kitchen, a bedroom with valley views and a shower room. Upstairs is a large master bedroom with an exceptional sleeping experience in a king-size bed (2 meters x 2 meters), plenty of storage and its small private shower room. A large awning allows you to eat, work or play in the shade outside. We provide deckchairs so you can rest in peace. This duplex is ideal for accommodating a family with two/three children or several adults. We can also provide you with a small baby bed. This place is Pet Friendly. Clean pets are welcome. Tenants are responsible for managing their needs outside. If you have any pets, when making a reservation request, please let us know what type (cat/dog), breed and number. On site there is also "La Petite Maison sur la Vallée" which allows the hosting of another family/group in a totally independent way. All the elements of this place are also available on Airbnb. A relaxing and quiet valley minutes from local shops and producers (fruits, vegetables, wines, foie gras...). Guest access The property has a very large awning ideal for dining, working or as an outdoor play area. You will have access to the courtyard to park your car and a room to store your bike. A laundry area with a washing machine is located outside the home. Finally, a hill will allow you to take beautiful daily walks in the woods or longer hikes. Other things to note INTERNET Although isolated in the countryside, the accommodation has a good Internet connection, in particular thanks to StarLink technology, making the practice of teleworking or home office from the accommodation completely compatible with peace of mind. LINENS Linens, bath towels and dish towels are provided. MOSQUITOES The tiger mosquito has been present throughout the south of France during the summer for the past few years. Lot-et-Garonne is no exception to this reality, effective devices (mosquito nets) are installed on all windows, thus making it possible to leave the windows open during the day and at night. The property also has electric mosquito repellent diffusers. For long stays, refills are at the tenants' expense. CYCLING The area lends itself to bike rides. You have dozens of possible circuits, whether by mountain bike in the woods, or by road bike with beautiful hills, or a simple quiet ride with the family. Cyclists are welcome, but they will have to arrive with their own means of transportation. For availability and insurance reasons, we do not provide bicycles for our guests.
