The space This charming three-bedroom, two-bath home is nestled in a picturesque and quiet neighborhood and will accommodate up to six guests comfortably. The living area boasts a comfortable sofa with a chaise lounge, cozy chair and a smart television for your entertainment. Each of the three bedrooms also features its own smart TV, ensuring everyone can unwind and catch up on their favorite shows or movies before drifting off to dreamland. You will find a well-equipped kitchen featuring modern appliances, including a refrigerator with an ice maker and an electric stove. Ample countertop space allows for easy meal preparation, and you can choose to dine at the unique table or gather around the kitchen island for a more casual dining experience. Step outside through the living room's French doors and you'll discover a lovely deck equipped with an additional outdoor TV, you can also access the deck from the master bedroom. It's the perfect spot to soak up the outdoors and watch your favorite shows or enjoy a glass of wine. For the outdoor cooking enthusiasts, there's a convenient bar-b-que pit on a concrete pad, inviting you to grill up a delicious meal. Not all homes have cable; consider setting up a streaming account in advance. 3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods. 4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay. 5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter. 6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable. 10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit. 11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.) 12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use. 13. Only utilize the designated on-site and off-site parking spaces at your rental. 14.
