MALLARD COTTAGE | A charming and beautifully curated cottage, just a stone’s throw from the village duck pond. Situated by the village green and just a short drive to the iconic sandy beaches of the North Norfolk coast, Mallard Cottage is the perfect bolthole for a country and coastal getaway. Perfect for couples, families and those with four legged friends; this characterful cottage is the ideal place to relax and recharge whilst exploring stunning North Norfolk. UPSTAIRS | The cottage sleeps 1-4 people in two upstairs bedrooms; one king and one double, dressed with high quality white cotton bedding and luxury White Company towels. Also upstairs is a beautifully renovated bathroom which has a large shower as well as a sumptuous freestanding roll top bath, sink and WC. DOWNSTAIRS | Downstairs is home to an attractive and well equipped open plan kitchen-dining room with French doors to the rear courtyard style walled garden. Also downstairs is the living room with reading corner, desk space, smart TV and log burner - ideal for cosy evenings nestled by the fire - complete with a selection of books, board games, jigsaws and blankets for a super wholesome retreat! OUTSIDE | At the front of the cottage, a wooden gate leads you through the pretty cottage garden, blooming with flowers through the Spring and Summer, to the front stable door. To the rear of the cottage is a charming courtyard garden, with outdoor seating area, lit by festoon lights. Both front and back gardens are fully enclosed. Within the back courtyard is a small traditional outbuilding ‘The Privy’ which houses a second WC, second fridge, a freezer, a washing machine and a tumble drier. A hose is available on the back patio for washing off sandy toes, dirty boots, or muddy paws! Please note that whilst the cottage has plenty of planted areas, it does not have a grass lawn, but is just a few seconds walk away from the large village green. DOGS | The cottage welcomes two well behaved dogs (at a small additional fee). Dog bowl, dog towel, dog waste bags and treats are provided. Dogs are allowed upstairs and downstairs but we ask kindly out of respect to the cottage and to other guests that no dogs are allowed on the sofas or bedding - thank you. PROVISIONS | Appliances inside the cottage include integrated dishwasher, fan oven, induction hob, microwave, kettle, toaster, fridge, central heating, smart TV, Roberts Radio, hairdryer, logburner. Appliances in ‘the privy’ include washing machine, tumble dryer and fridge freezer. Guests will receive a welcome hamper of local treats as well as a starter pack of logs and kindling (enough for your first fire). Alongside the usual essentials, shampoo, conditioner, body wash, hand soap, hand lotion and bubble bath are all provided. High quality bedlinen and white fluffy towels are also provided. For those with young families, a stairgate, travel cot, highchair and several other infant-friendly items are also available to use. PARKING | The cottage is situated at the end of a terrace, just off the village green on a very quiet ‘no-through’ road leading to the duckpond. Whilst there is no official allocated parking on the property, there is adequate space to either park at the front of the property or on the residential parking at the edge of the green which is almost in front of the cottage (all parking is free, we just ask that you park mindfully to allow space for others too - and to mind the ducks as they are often waddling around at the front of the cottage!). Please note there is no EV charging at the cottage but there is public EV charging available within 5 minutes drive away. HEMPTON VILLAGE | Leafy Hempton offers a duckpond, village pub, a large green and a children’s play area, all a stone’s throw from the cottage. A short stroll from the cottage along the river takes you into the local market town of Fakenham which holds a market every Thursday and is home to a variety of independent and larger shops, pubs, a traditional local cinema, racecourse, golf club and garden centre. A couple of minutes’ drive from Fakenham you'll find Pensthorpe; a stunning nearby nature reserve - perfect for a day out for all the family. COUNTRYSIDE WALKS | The cottage is an old railway cottage and whilst the railway no longer exists, the old railway line offers an idyllic country walk; setting out from the cottage leads you to the dog friendly and award winning pub, Sculthorpe Mill, which offers fantastic food and drink within a stunning location. LOCATED IN THE HEART OF NORTH NORFOLK | Located centrally within North Norfolk, Mallard Cottage is perfectly placed to easily explore all that this beautiful area has to offer. A short drive North from the cottage takes you to the iconic North Norfolk coastline with its nature reserves, wildlife, coast paths, boat trips, pine forests, and the stunning sandy beaches of Wells-Next-The-Sea and Holkham. A short drive East brings you to the pretty town of Holt and onwards to the coastal town of Cromer. A short drive West takes you to Sandringham Estate and onwards to the coastal towns of Snettisham and Hunstanton. CHECK IN | Wherever possible I offer early check ins and late checkouts (this is dependant on availability and can’t be guaranteed) .
