Welcome to our "Cozy Couples Escape"! Whether your night starts by catching a show in Capitol Hill, or cheering on the Hawks downtown, our private 1BR/1BA unit is the ideal spot to unwind and relax for the next day's adventures. Stay indoors and enjoy an epic movie on our big screen TV and sound system. Or head outdoors to our turfed backyard and let the fully enclosed jacuzzi soak away any stress. A retractable roof means you can enjoy the stars, or hide from the rain, no matter the weather! The space This cozy finished basement unit features 1 bedroom with a queen bed. The unit includes a full living room with a comfortable couch (not a pull-out, but can accommodate one adult), a private bathroom stocked with essentials, and a convenient kitchenette with coffee maker. The unit has its own entrance through the backyard with a patio set and your exclusive hot tub. Guest Policy & House Rules - The hot tub is open from 8am - 9pm Sun-Thurs and 8am - 11pm on Fri-Sat. - Only registered guests are allowed on the property, including the hot tub. Friends, family members, or other visitors not on the reservation are not permitted at any time. - We maintain strict spa rules posted on the tub to ensure a clean, well-functioning experience for all guests. The spa is thoroughly cleaned between each stay. These policies help ensure a quality experience (and helps me stay friends with our neighbors!) Please note: - Showering before use is required - No oils, soaps, or substances in the water - Non-compliance with posted rules will result in a $100 cleaning fee - Any equipment damage will incur replacement/repair costs - Hot tub may be unavailable on any given day due to maintenance, cleaning, weather, or other similar issues. I do my best to have it available, but there are no guarantees. Guest access You'll have complete privacy in your unit, along with the attached backyard and hot tub. Gigabit Wi-Fi and streaming services are provided on the TV for your quiet evening entertainment. Only guests listed on the reservation will have access to the property and its amenities. Other things to note Coffee maker, backyard and turfed back yard with patio furnishings. Flora Bakehouse for coffee / pastries is a good walk to start the morning (and a good workout coming back up those stairs). Access to the backyard entrance is down a hill path and will not be suitable for elderly or mobility limited guests. We don't mind if you smoke (420 friendly), but it MUST BE OUTDOORS. LIABILITY WAIVER: Guest understands that there are health risks that may be involved in using the hot tub. In particular, Guest understands that there are potential dangers that these amenities may present to children who are not carefully supervised as well as danger to any person using the hot tub if a person has health risks, is intoxicated, or using any kind of drugs or medication, or if pregnant. The hot tub should be kept at a temperature that is less than 104 F for personal safety. Guest agrees to explain the risks of using the amenities and hot tub to any personal guests and to be fully and solely responsible for any accidents, medical conditions, or injuries their guests may incur. Guest understands the risks discussed above and agrees that they will assume all responsibility for themselves and their guests for the consequences of those risks. Guest agrees to waive any claim whatsoever against Owner for accidents, medical conditions or claims arising from his or her own use or guests’ use of the home amenities, garden area, or hot tub. Guest also understands and agrees that they are responsible and liable and will pay Owner upon request for any damages that occur to the home amenities and hot tub and its support equipment through their own or guests’ misuse and/or negligence, for example, but not limited to, failing to replace and secure the hot tub cover, walking on or otherwise damaging the hot tub cover, or damaging the hot tub filtration system with foreign objects, soaps or oils, or causing excessive water overflow. All Airbnb Guests in your party acknowledge and agree that they have read and understand this waiver and they acknowledge that booking constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host.
