Enjoy complete privacy in the dedicated space consisting of the entire the ground floor of a modern home, perfect for couples & solo travellers. Here you can enjoy airbnb the way it was originally intended as your host will go above and beyond to ensure your comfort. Here's what you'll love: * Cool & Comfortable or warm & cozy: Sleep soundly, even in summer! Ground floor stays naturally cool, with blackout blinds for daytime rest. Central heating and excellent insulation during winter. * Location: 25 mins to airport/35 to CBD, surrounded by nature, yet close to everything (5min walk to shops). * Privacy: Self checkin available. Ground floor completely private and sectioned off from second floor. It’s a self-contained unit where guests can come and go 24/7 (and loud music/TV is okay with me). There are no “quiet hours” here. 🎉 No shared spaces and, unless you want to, you don’t even need to meet your host 🤭 as delightful as I am 😇. * Main Bedroom: Super comfy Queen bed in the quietest room in Melbourne. No street noise. No barking dogs. * Second bedroom: it’s also got a QS bed. The bedroom is a little larger and opens onto the back courtyard. This room sits below the host’s unit so you may hear soft sounds of movement above your head though it’s barely noticeable…. Ange is very conscientious. * Spacious Private Living Room: Relax on the comfy couch, watch the Amazon Prime TV, a shelf full of board games, or enjoy the reading nook. * Private Bathroom: Has both a shower & a separate bathtub offer a relaxing retreat. Toilet is in separate room! * Parking: Free on-street parking, or secure garage available on request (also free). 99.99% or my guests choose to park in front for convenience. *Pets considered on a case by case basis. While your pooch or kitty is not automatically permitted - Ange is a vet and loves animals. Guests may request to bring their pet and it helps to share your pet’s “rental resume” to help sway the outcome. * Friendly host: Ange is incredibly helpful (Please check out my reviews 🥰). I am available 24/7 if needed for a last minute booking. Your host can pick you up at local train/tram stations. (E.g. Train: Regent St/Batman or Gilbert St tram 11 to city.) * Late check-ins are totally fine…. late is actually encouraged! Check-in preferred anytime after 5pm and guests can then sleep in until noon. Of course you can arrive earlier…. The checkin time is flexible. Just let me know what your schedule is when you’re booking so I can ensure the guest suite is perfectly prepared for your arrival. * Friendly Guard Cat: Get bonus cuddles … if you offer her a warm lap! She has wooly fur and is exceptionally clean. She uses a human loo (she has her own… she won’t use yours I promise 😂) and guests will never smell any “kitty litter smell”. Guest Spaces: * Ground Floor: Entire level is yours, including your own fully stocked bathroom, 2 bedrooms, massive lounge room, reading nook, kitchenette, and private patio. * Kitchenette: Located downstairs with kettle coffee/tea/hot chocolate supplies. Mini-fridge, microwave, toaster oven, slow cooker, popcorn 🍿 * Laundry: Washer/dryer available for your use. Racks can be used indoors or under cover. Clothes line in courtyard. *Full kitchen available Ideal For: * Couples: Seeking a private, comfortable getaway. * Solo Travellers: Budget-friendly stay in a safe space. * Small Groups: great for families with kids! * Business travellers: make the most of the affordable 2 bedroom apartment *I’m happy to accept last minute booking requests even late into the night. *If you’re booking on the same day as checkin, please reach out to me as soon as possible to advise me on your estimated arrival time, especially if it’s before 5pm. House Rules: - I only ask for no smoking indoors. 🚭 and please be mindful of any smoking smell if you do chose to smoke outdoors. You have a private courtyard, front garden and entire parklands to stroll through whilst getting your nicotine fix. - please leave the space in the same manner you have found to match the modest cleaning fee. This way the listing is more affordable to everyone. * Please note that guests may incur additional charges if extra cleaning is required. Guests are welcome to come and go 24/7 and don’t need to tiptoe. Late night activities are ok. Partying is permitted / small groups are welcome to be merry etc🎉🥳 Happy to offer convenient lifts from local stations or airports. For airport transfers, kindly consider a contribution toward fuel and time (perhaps $30-40) - this is much less than local taxis ($50-65) or Uber ($40- up to $110 with surge pricing 🙈). Please arrange in advance so I can confirm availability. Thank you! You may notice that my listing doesn’t have much of a cleaning fee (it’s reduced to a linen fee to cover the use of bedroom 2) and guests tend to be very respectful of this, and leave the space in the same shape as they found it. Linen and towels are provided. Please reach out if there’s anything else you need. There are cleaning supplies available for any accidents and bins provided. Guest access Guests have 24/7 private access to the entire ground floor of a two storey house which has everything you need for a brief stay (kitchenette with mini fridge & microwave etc/ laundry / dining / bathroom / powder room / 2 bedrooms). Plus, the second floor guests have private access to a full kitchen, larger fridge and freezer. The kitchenette is always stocked with coffee/tea/milk/sugar/other treats which are free. The laundry is free to use and soap is provided. Your host would appreciate some shrapnel (coins/donation) if guests use the dryer due to the increased energy prices. This is not essential… perhaps you could try washing your clothes without emptying your pockets and Ange will find a nice surprise when she is tidying up 😹 Other things to note For larger groups (with more than 4 guests, or 3 people wanting separate sleeping spots), the most comfortable couch known to Melbourne can be prepared as a bed. I also have a QS air mattress and a few extra mattresses that can be set up. Please let me know in advance. There is also an entire empty room on the second floor. Groups of 5 or more should please check with your host first to ensure your comfort. When you book let the host know: 1. your estimated arrival time (my preference is later than 5pm but I am flexible… late night check ins are always preferred 😁) 2. your estimated check out time (sleep in until 11am for a 12 checkout but if you need more time, please check in advance… it all depends on whether I have a new booking) 3. If you need two bedrooms/two beds or if the two of you can snuggle (I don’t need to know the details 😉💕) 4. Whether you prefer an intro and would appreciate advice and assistance from your host or if you prefer the “independent experience” (ie self check in, no sign of your butler anywhere 👀) 5. If you are just staying here for sleep or if you are going to use the kitchen and other amenities … in which case how can I best cater for you 🍳🍌🍞🍚🧂🍽️ 6. If you have plans for anything rowdy (I’m cool with parties/late nights but pls give me a heads up) 7. If you’d like to bring children (as I have some fun games and toys) 8. If you’d like help with transport/airport pick up/drop off/going out. I don’t mind picking guests up from the nearby stations (tram/train) especially in summer.
