There is an owners suite downstairs that is NOT occupied while guests are at the house. Other things to note + Minimum age to rent is 21 and the primary guest must stay for the duration of the booking. + A photo ID to verify age at the time of booking is required to finalize your reservation. + A rental contract must be signed online within 24 hours of booking. + The house and the property are NOT kid proofed. + EV charging is available at Timber Cove Resort which is 3 miles away. + There are stairs getting down to the front door, hot tub & firepit. + This home is on a septic system so occupancy is strictly enforced to avoid a septic backup of sewage in to the house. Your max occupancy during your booking is what you submit in your booking. Additional guests must be approved. + Stays longer than 2 weeks: We require a light cleaning every 2 weeks in addition to the checkout cleaning. (prices TBD) ANIMALS + Dogs are considered, please disclose # of dogs when booking. Max 2 dogs per stay. + Pet fee is $50 for the 1st dog, 2nd dog free. 7 night max. Cats are not considered due to severe allergies. + If your dogs are used to being on the sofa or bed, please use blankets in living room basket to protect the furniture. Please note: Our property is not fully fenced. Please use a leash at all times & keep track of pet droppings & pick up and dispose immediately. Pet bags are provided in the dog cabinet next to the sink for your convenience. !!! Service & emotional support animals must be disclosed prior to booking !!! Pet Fee is waived only for legitimate service or emotional support animals in which the animals are never left behind without the owner. Evidence that the animals were left behind will result in the pet fee being charged. Please note that in California, pretending to be an owner of a service dog is a criminal misdemeanor punishable by a fine of up to $1,000 (and/or up to six months imprisonment). CANCELLATION POLICY: We default to the Airbnb cancellation policy that was assigned when booked. We highly recommend you purchase travel insurance to cover any losses. NOISE ORDINANCE: This is a family home. We encourage our guests to have fun, but please be respectful of our very lovely neighbors and keep the noise to a minimum at all times. We are surrounded by full time residents who we love and appreciate their peace and quiet. We ask that you keep outdoor music at appropriate levels as to not disrupt peace and quiet of the neighborhood. SECURITY CAMERAS We have 2 ring doorbell cameras and 4 exterior cameras that will record audio & video upon motion detection. One at the end of the drive on the pump house, one by the sliding glass door overlooking the back hill, one pointing towards the stairs from the parking and one with the garage in view. These are primarily to ensure that our maintenance services are being performed and for safety. There are no cameras inside the house. WILDLIFE & MAINTENANCE Our home is in a rural residential neighborhood with large lots and a lot of wildlife. You will often see deer roaming the streets and our property, squirrels, turkeys and rabbits in the front and back yard. Please do not feed or approach any wildlife. There will be a lot of insects, bugs and other creatures that give the property its wonderful relaxing forest feel. While we stay on top of pest maintenance, we ask you to expect that bugs may enter the home when doors are left open, get tracked in on shoes, dogs and luggage and are part of life in the wilderness. There will not be any refunds or cancellations in regard to normal bugs & wildlife. We appreciate your understanding of this. The property is rugged terrain. Please be aware of this when walking around the property; please don’t allow children to run. We are not responsible for injuries on the property. Please also don’t allow your animals to roam unattended to avoid spooking the wildlife or injuries. OTHER: Our area has frequent power outages during winter storms. These outages typically last only 1-3 hours. There is a battery backup for the wifi that will maintain wifi in the house for a few hours during an outage. We will provide you with any notifications we receive from the utility company. We appreciate your understanding if this happens during your stay. The house DOES NOT have air conditioning. We do provide fans in each room to help keep things comfortable. However, there are a few extremely hot summer days each year, so if you or any of your friends, family members, or children are sensitive to heat, it might be something to consider.
