With Warwick's & neighboring town's eateries, farms, creameries, whiskey distilleries, breweries, vineyards, Appalachian hiking trails, biking, state parks, and shops, you will have year round activities on and around the lake. Pet and smoke free property. Sleeps 6. GWL Permit #23-191 The space THE SPACE: This 3bed/2 bedroom home is located in the Hudson Valley Village of Greenwood Lake, NY. True Lakefront property with fully fenced level backyard, private dock and direct lake access, kayaks, lawn games, large back deck with multiple seating and dinning areas, interior offers game room with kid's corner, reading nook, workout area, work from home stations, fireplace, laundry, and more all within walking distance to town, and beach. Plenty of off street parking for up to 5-6 cars. The driveway has a gradual decline; to be considered for low ground clearance vehicles. Just 60-90mins from NYC. *Please review OCCUPANCY and HOUSE MANUAL to best plan for your stay. THINGS TO DO: The area is filled with wonderful outings all year round. The Village of Greenwood Lake organizes many events for all the seasons. You can find us on insta @thelakehousegwlny, or visit local sites: gwlny dot org and hellowarwickvalley dot com for event schedules. In the summer enjoy all the delights of lake life right in your backyard! You'll have kayaks, paddle board, and row boat to enjoy. There are power boat launches, and rentals at nearby marinas. You can dock your boat directly at the lake house's private dock. (*Keep trim up when docking at the lake house; shallower waters in the coves). Town Beach mins from house (walk or drive). Some other favorite pastimes are winery/ distillery tastings and tours, Bellevale Creamery for locally made ice cream and stunning views, shopping at Woodbury Common Premium Outlets, farm-to-table dining experiences, horseback riding, and attractions like Legoland and the NY Renaissance Faire (10 min drive open Aug-Oct). In the fall, pick some juicy apples or pumpkin pick at the surrounding orchards and farms. We border both Sterling Forest, and the Appalachian Trail for boundless hiking and biking. We have a beautiful 30 mile bike trail approximate 20 minutes away called the Heritage trail. You can pick it up in the town of Monroe, Chester or Goshen. If you don't have bikes, Joe's Fix it Bike Shop in Goshen rents bikes and you can catch the paved well maintained trail from there. In the winter, go skiing or tubing at the local slope, Mt. Peter, just 15 mins away, or 30 min to Mountain Creek. Ice fishing on Greenwood Lake when it freezes. HOUSE MANUAL: 1. SELF CHECK-IN with keypad any time after 3pm and Check-Out by 10am 2. NO PETS 3. NO PARTIES/EVENTS. Other than guests registered to stay at the house, there are to be no additional guests or events hosted at the house or on property. Maximum occupancy 6 (includes children). 4. NO SMOKING or vaping in the home - there will be an additional cleaning fee if smoke odor or residue is detected. 5. Please be mindful of neighbors and keep noise to a minimum. Respect QUIET HOURS 10pm-8am. 6. The property may not be suitable for those with mobility limitations. 7. The property is not childproofed; children must always be monitored by responsible adults. 8. Follow the posted septic rules for what goes down the drain and toilet. 9. Do not rearrange the furniture or décor. 10. Please remove shoes upon entering the house. 11. You must be 25 years of age to rent and occupy with the exception of bookings with families. 12. No EV Charing available on property. Fees will be incurred. Please charge your car at a charging station nearby. 13. Security Deposit- if you damage the home, you may be charged up to $2,500.00 CHECK-OUT: 1. Take out all trash. Recycle can has the blue top. Both are located in the front. 2. Please wash your dirty dishes/run dishwasher 3. Turn off all lights/electronics 4. Turn both thermostats to OFF 5. Clean BBQ after use; turn OFF propane tanks for BBQ and fire pit on deck 6. Place, and clip to secure covers on outdoor furniture and grills/fire pits (make sure grill/pits are cool before covering) 7. Return all lawn games, cushions, and water equipment to their respective places in the garage. 8. Close and lock all windows and entry doors/garage too. Windows can be tricky; push up and down simultaneously to ensure no gaps top or bottom before locking. Guest access GUEST ACCESS: Access to Entire house and its property. Self check-in with smart locks at front door and garage. The two story home has bedrooms on each level. First floor has eat-in kitchen open to living room with fireplace, desk/dinning area, and views of the lake and marina. Queen bedroom off hall from kitchen has lake view, dresser and large closet. The bedroom sits across the hall from a full bathroom. Located on the upper level is a King bedroom with desk, and balcony with views of lake and marina. Game room, book nook, work and exercise areas, and another full bathroom are also on this level. Additional sleeping areas are: Queen sleeper sofa in game room, and twin or queen air mattress can be set up upon request. Garage has laundry, and houses all outdoor cushions, umbrellas, lawn games, beach chairs, kayaks, paddle board, life jackets, and more. No EV charging available at the house. You can find several charging stations nearby. Direct Lake Access from fully fenced backyard, 70 feet of lake frontage with private dock, large deck, multiple seating and dinning areas, fire pits, sun loungers, play set, hammock and more. *Few spaces are private and locked; supply closets on the upper level for our cleaners, and outdoor shed for property maintenance crew. Other things to note OCCUPANCY: 6 Max The occupancy is set by the Village of Greenwood Lake at a maximum of 6 people (includes children; excluding infants) and our permit legally binds us to enforce having No outside guests, other than those listed on the reservation, or unknown persons on the property. We have it stated in our House Rules section of this listing, as well as in the house, for transparency so guests can plan accordingly. BOAT SAFETY: If docking your boat during your stay at The Lake House, please be mindful of shallow waters by our lake frontage. Be sure to KEEP TRIM UP on the engine while coming in or out of the cove. Please help keep everyone on the lake safe by educating yourselves on safety laws, regulations and measures while boating. Parks . NY . gov /boating LIABILITY WAIVER: You understand that swimming is at your own risk and that special risks may be involved with swimming and water activities. You accept full responsibility for any bodily injury arising from swimming and water activities and hold owner harmless. You understand there are potential dangers that swimming may present to children who are not carefully supervised, as well as the danger to any person swimming if a person has health risks, or if a person swims while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming or anything else on the property. All guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that by booking as a guest at this listing constitutes a binding and enforceable contract between guests and owner.
