WINTER: In the winter, go skiing or tubing at the local slopes, Mt. Peter, just 10 mins away, and 30 mins to Mountain Creek. Ice skating and ice fishing on Greenwood Lake whenever it safely freezes. Enjoy local events and festivals! SUMMER: In the summer enjoy all the delights of lake life right in your backyard! You'll have kayaks, paddle board, fishing poles, and row boat. There are power boat launches, and rentals at nearby marinas (listed in our guidebook). You can dock your boat directly at the lake house's private dock. (*Keep trim up when docking at the lake house; shallower waters in the coves/arms). Town Beach mins from house (walk, boat or drive). Some other favorite pastimes are farms and farmers markets, winery/distillery tastings and tours, Bellevale Creamery for locally made ice cream and stunning views, shopping at Woodbury Common Premium Outlets, farm-to-table dining experiences, horseback riding, and attractions like Legoland and the NY Renaissance Faire (10 min drive open Aug-Oct), West Point Military Academy and museum, and more... AUTUMN: In the fall come see the foliage changing colors, pick some juicy apples or pumpkin pick at the surrounding orchards and farms. Sterling Forest, Harriman State Park, Appalachian Trails, Bear Mountain and other nearby parks offer boundless hiking and biking trails with amazing views. We have a beautiful 30 mile bike trail called the Heritage trail. You can pick it up in the town of Monroe, Chester or Goshen. If you don't have bikes, Joe's Fix it Bike Shop in Goshen rents bikes and you can catch the well maintained paved trail from there. ALL SEASONS: There is something for everyone no matter the season! HOUSE MANUAL: 1. SELF CHECK-IN with keypad any time after 3pm Check-Out by 10am 2. NO PETS (*exempt from Service and ESA due to severe family allergies) 3. NO PARTIES/EVENTS. Other than guests registered to stay at the house, there are to be no additional guests or events hosted at the house or on property. MAXIMUM OCCUPANCY is 6 (includes children; not infants). 4. NO SMOKING/VAPING in the home - there will be an additional cleaning fee if smoke odor or residue is detected. 5. Please be mindful of neighbors and keep noise to a minimum. Respect QUIET HOURS 10pm-8am. 6. The property may not be suitable for those with mobility limitations. 7. The property is not childproofed; children must always be monitored by responsible adults. 8. Follow the posted septic rules for what goes down the drain and toilet. 9. Please remove shoes upon entering the house. 10. Security Deposit- if you damage the home, you may incur additional charges. CHECK-OUT: 1. Take out all trash. Recycling bin has the blue top. Both are located in the front. 2. Please wash your dirty dishes/run dishwasher 3. Turn off all lights/electronics 4. Clean BBQ after use; turn OFF propane tanks for BBQ and fire pit on deck 5. Place, and CLIP TO SECURE, covers on outdoor furniture and grills/fire pits (make sure grill/pits are cool before covering) 6. Return all lawn games, cushions, and water equipment to their respective places in the garage. 7. Close and lock all windows and entry doors. *Windows can be tricky; push up and down simultaneously to ensure no gaps top or bottom and locks are aligned. Thank you :) Guest access GUEST ACCESS: Access to Entire house and its property. Self check-in with smart locks at front door and garage. The two story home has bedrooms on each level. First floor has eat-in kitchen open to living room with fireplace, desk/dinning area, and views of the lake and marina. Queen bedroom off hall from kitchen has lake view, dresser and large closet. The bedroom sits across the hall from a full bathroom. Located on the upper level is a King bedroom with desk, and balcony with views of lake and marina. Game room, book nook, work and exercise areas, and another full bathroom are also on this level. Additional sleeping areas are: Queen sleeper sofa in game room, and *twin air mattress can be set up upon request. Garage has laundry, and houses all outdoor cushions, umbrellas, lawn games, beach chairs, kayaks, paddle board, life jackets, and more. Parking: 1 car in garage, up to 5-6 cars on driveway. No EV charging available at the house. You can find several charging stations nearby. Direct Lake Access from fully fenced backyard, 70 feet of lake frontage with private dock. New hot tub. *Few spaces are private and locked; supply closets on the upper level for our cleaners, and outdoor shed for property maintenance crew. Other things to note OCCUPANCY: 6 Max The occupancy is set by the Village of Greenwood Lake at a maximum of 6 people (*includes children; excluding infants) and our permit legally binds us to enforce: No outside guests or unknown persons, other than those listed on the reservation, on the property. We have it stated in our House Rules section of this listing, as well as in the house, for transparency so guests can plan accordingly. PET-FREE: Due to allergies, our home cannot accommodate pets and is exempt from Service and Emotional Support Animals. Thank you for your understanding. BOAT SAFETY: If docking your boat during your stay at The Lake House, please be mindful of shallow waters by our lake frontage. Be sure to KEEP TRIM UP on the engine while coming in or out of the coves/“arms”. Please help keep everyone on the lake safe by educating yourselves on safety laws, regulations and measures while boating. Keep our lake clean by making sure no trash is left behind. Go to: Parks . You accept full responsibility for any bodily injury arising from swimming and water activities and hold owner harmless. You understand there are potential dangers that swimming may present to children who are not carefully supervised, as well as the danger to any person swimming if a person has health risks, or if a person swims while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming or anything else on the property. All guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that by booking as a guest at this listing constitutes a binding and enforceable contract between guests and owner. HOT TUB RULES To ensure a safe and sanitary experience for everyone: Quick Rinse First: Shower before hopping in to keep water clear. Swimwear Only: No cotton or street clothes (clogs filters). Bubbles are for Baths: No soaps, oils, or bath bombs. No Glass or Food: Use the acrylic cups in the kitchen cabinet. Secure the Cover: Always latch the clips to hold heat and prevent wind damage. Watch the Kids: Please supervise children at all times! Soak Safely: Limit soak to 15–20 mins; never exceed 104°F. Health First: Consult a doctor if pregnant/ill. Soak at your own risk. Quiet Hours: Please keep it low and wrap up by 10 PM.
