You’re a click away from a one of a kind stay you will never forget! Nature enthusiasts, This Is Your Spot! PSA THE SPA IS ENCLOSED NOT INDOORS!! INSECTS MAYBE SEEN!! The space A 1/1 TinyHouse Nestled In the woods on the rise above the Colorado RiverBend Retreat Camp For A Most Private Experience!! Enjoy The CampGrounds While having A Secluded Cabin to escape to @ Your Leisure!!! This Is On A Campground With 3 designated Campsite's. The RiverRat Shack Guests Have the fence line access ending into the boat dock. You May See Passing Cars headed in or out of the campground!! Host On Property But Can Not See The Cabin Or The Campground Unless Called Over For Services. The Shack Is Located In The Woods. You'll see lots of wildlife! Outside of the house, The Porch & Spa room included As They Are Open To The Outdoors! The Host Can Not Control Wildlife. There are ALL Kinds Of Critters, Spiders, Deer, Armadillo, Cow, Rabbits, Etc. The Host Doesn't Control The Wild & Therefore Won't Be Giving Refunds For It!! Guest access Entire Space Other things to note 🚨 Please Be Advised That We Do Offer Early (2pm) Check-In And Late (1pm) CheckOut For A $4O Fee If Available!!! If you'll need the early check, please advise ASAP so that the host can get the expedited turn over cleaning scheduled!! Once You've advised The Host Of Your Need For An Early/Late Check, You'll Recieve A Request For The $4O Fee. This Will Need To Be Paid B4 The Entry Codes Are Given To Ensure The Expedited Cleaning Service's Are Taken Care Of. Please Note: There is a security camera On the porch facing the driveway for the safety of our guests & their vehicles!! Although there is a 3 site campground situated well below the shack our guests can feel completely safe & secure! THE SPA IS ENCLOSED!! NOT INDOORS!! WE CANT CONTROL OUTDOOR INSECTS GUYS! WE'VE SCREENED IT IN & ENCLOSED IT TO PROTECT FROM WEATHER & NEGATE AS MANY MISQUOTES & SUCH AS HUMANLY POSSIBLE BUT WE ARE IN THE WILD YALL!!! THE HOST CAN NOT CONTROL THE OUTDOOR WILDLIFE & THEREFORE WONT BE GIVING ANY REFUNDS FOR MOTHER NATURE! YOU MAY FIND DEER 🦌 COW 🐄 SQUIRREL 🐿️ RACCOON 🦝 SPIDERS 🕷️ BUGS 🐞 ETC! ANYTHING YOU CAN IMAGINE MIGHT BE IN THE WOODS IN THE WILD YOULL LIKELY FIND HERE IF YOU LOOK!! MOST PPL COME TO ENJOY NATURE IN ITS PUREST FORM, BUT OTHERS ARENT COMFORTABLE WITH IT SO IM NOTING FOR THOSE TO UNDERSTAND WHERE WE ARE AT & THAT WE DONT GIVE REFUNDS FOR THINGS LIKE NATURE THAT WE DONT CONTROL. There are 2 Roku Televisions One in the spa room for a comfy movie while you relax & One in the living room. Please Note: There is NOT a TV In The bedroom!! You can also book the 3 campsites To Have The Entire Park To Yourself! The Camp Is Complete with power water and a community bathhouse 2 sinks 2 showers 1 potty With HOT 🥵Water 🚿& fully stocked with all your shower needs!!! 🚨Please Be Advised 🚨WiFi Note: We're In A Rural Area Where Service's Are Very Limited. Starlink Is The Only Option Available For Now. It Is Usually Pretty Good Service But Now & Then The Weather.. Cloud Cover… Heavy Rains Etc. Can Effect It. If this is the case, Please understand that there won't be a refund for the WiFi being down as it is out of our control. 🚨Be Advised The Pet Fee Is PER PET We have a limit of 1 pet! This May Be Negotiable Depending On The Size & Breed Of The Pet. Speak With Host Before Booking to work out pet details. Please Note: If The Host Alone Determines A Guest Had An Unauthorized pet in the home, The guest will pay a $2OO fine & The host will provide supporting photos of pet hair. 🚨🚨🚨NO PETS ON ANY FURNITURE BED OR SOFA There's A 200$ Fine If The Host alone determines a Pet was allowed in the furniture evident with photos of pet hair! PETS ARE NEVER TO BE LEFT UNATTENDED IN THE HOME!! Where u go the pet goes!! There is a fine of $200 Per Day Per Pet Left Alone In The Home! Please DO NOT EVER DO THAT!! 🙏🏼 🚨 Please note we are on a treated well! The Treatment is a distance from the house so it takes about 10 seconds of the water running for the treatment to make It to the faucets!! The Smell Quickly Subsides within a couple seconds!! 🚨 Be Advised We Do Have A 21 Yrs + Policy For The Spa. There Is A Fine Associated With Minors (Under 21yrs Old) In The Spa Of $500 PLEASE DO NOT BREAK THIS RULE. Please understand we take our rules & fines seriously to share in respect of the guest host & home. As such we do and will hold guests accountable for following all rules! ALL GUESTS MUST KNOW THAT WE CAN NOT CONTROL THE RIVER!! IT CHANGES DAILY! SOMETIMES CLEAR & CLEAN OTHER TIMES MURKY & MOSSY! We have Absolutely NO control of it!
