This three-bedroom home features two kitchens, 150 feet of private waterfront, a lily pad for playing in the lake, one floating buoy for boat/jet ski tie up and a hot tub for those chilly winter nights. This home is perfect for family-friendly fun, and we are dog friendly! The space Lakeside Bliss Nestled on the border of Manson and Chelan, Rocky Point Lodge boasts 150 feet of private waterfront, providing access to the lake. Enjoy the fun of a floating blow up lily pad for playing in the water, a floating buoy for boat or jet ski tie-ups, and two docks for fishing and swimming. Relax in the hot tub on chilly winter nights or sunbathe on the floating blowup pad during the warm summer months. The home offers a secluded atmosphere with only one nearby neighbor, ensuring peace and privacy. Spacious and Modern Interiors The multi-level interior is adorned with modern touches and colorful furnishings. With two entertainment/living rooms (perfect for adults upstairs and kids downstairs), two fireplaces, bedrooms with separate TVs (cable TV included), and a wraparound deck, this lakeside retreat is designed for comfort and convenience. Sip your morning coffee on the large outdoor patio, prepare summertime BBQs, and enjoy evening happy hours overlooking the lake. Two Kitchens for Culinary Convenience Rocky Point Lodge features two well-equipped kitchens with modern appliances, ample cookware, and generous countertop space. You may enjoy or get a kick out of the 1970’s kitchen downstairs, that’s been well maintained over the years. Whether you choose to dine inside or outside, both areas comfortably accommodate your group. The outdoor patio includes a gas grill and outdoor dining. Comfortable Sleeping Arrangements At night, retreat to one of the two large primary suites upstairs, each with king-sized beds, lakeside views, TVs, and comfortable sitting areas. The downstairs bedroom features a queen-sized bed. Additional sleeping space is available with a futon in upstairs bedroom (double), and two sofa beds in the basement (one single, one double). Endless Activities Whether you're snow skiing, snowshoeing, hiking, or water skiing, Rocky Point Lodge offers a perfect base for your adventures. After a fun-filled day, unwind in the hot tub and soak those muscles. HOUSE DETAILS: - 3 bedrooms (2 king-sized beds, 1 queen-sized bed) - 2 full bathrooms (walk in shower and tub/shower combo) - 2 half bathrooms - Additional sleeping accommodations: two pull-out sofas (single and double), futon (double) - 2 Fireplaces (one gas, one electric) - 5 Smart TVs (each bedroom and living room spaces) - Wi-Fi PROPERTY DETAILS: - BBQ with propane provided - Fire table and plenty of outdoor lounging - Dining table - Hot tub - Lake Access - Floating buoy for one boat to tie up to (*fluctuating lake levels may not have this buoy always available) - Floating blow-up lily pad **Please note that there are 2 full bathrooms and 2 half bathrooms. The 2 full bathrooms are en suites, found upstairs, and can only be accessed through the two primary bedrooms. CHELAN COUNTY VACATION RENTAL REQUIREMENTS FOR ROCKY POINT LODGE: 1. Max Occupancy (daytime & night time): 10 guests (all ages) 2. Max number of vehicles: 5 (vehicles only, no trailers) 3. Quiet Hours: 9pm-8am (Sun-Thu) & 10pm-8am (Fri-Sat) 4. No trash left outside of provided trash receptacles 5. No trespassing into neighbors’ properties (dogs & children included) 6. Renters will follow all and any county mandated burn bans VERIFIED VIOLATIONS BY THE CITY OR COUNTY OF CHELAN AND/OR COMPLAINTS MADE BY NEIGHBORS CAN RESULT IN ANY OR ALL OF THE FOLLOWING: 1. $250 fine per violation by the county (thousands more for burn ban violations) 2. Forfeit of guests’ damage deposit and/or refundable property fee 3. Immediate eviction 4. Homeowners & hosts may lose their permit to operate Chelan County Vacation Rental Permit #: 000334 PETS ALLOWED: We allow dogs only, a max of two dogs for a $150 per dog pet fee. Please review rental agreement and welcome packet for more details about bringing dogs. *Please note this home recently added more fencing, however dogs should still be watched closely, especially down at the water. WATER ACCESS: You can tie up one boat to the floating buoy (boats are not able to tie up to the docks). Anchoring of boats is not allowed due to water supply lines that run in the lake. Boat and insurance details are required. If you’re bringing or renting a boat, please be sure to let us know and we can help provide more details. Due to fluctuating lake levels, usage of the floating buoy may not always be available. PARKING, BOATS & TRAILERS: Parking is permitted in front of the house and garage and can accommodate a max of five cars. Boat and trailer parking are not permitted. Please do not block other homes’ access or drive over the lawns. The garage is not open for guests’ use. If you’re bringing a boat, please be sure to let us know and we can provide options. HOT TUB MAINTENANCE: Hot tub maintenance occurs before guests arrive and on Mondays & Thursdays in the high season. VISITING LAKE CHELAN: Lake Chelan has much to offer to every group and family. When you're not water skiing, boating, swimming at the lake or wine tasting, you can enjoy all that downtown Manson has to offer and stroll home. In the winter time, take in the beautiful snow capped mountains and come enjoy the many events Manson and Chelan put on (Christmas at the Lake, Winterfest, Red Wine & Chocolate, and winery hosted dinners). GUEST / BOOKING REQUIREMENTS: 1. Primary renter must be 25+ years of age and MUST be staying at the property for the complete duration of the booking 2. Rental agreement must be signed after booking is accepted and provide valid ID 3. $500 security hold is required and will be placed 2 days prior to arrival and released 7 days after departure, if no issues are reported. *Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits More information will be provided in our Rental Agreement and Welcome Packet. Other things to note For the comfort of all guests and in accordance with insurance liability and the Chelan County vacation rental code, NO visitors are allowed if this EXCEEDS the home’s maximum guest and vehicle count. This includes vendors such as private chefs, hair stylists, makeup artists, and similar services. A $250 fine per person/vehicle per day will be applied. This home is designed for relaxation, connection, and quiet enjoyment—not for parties or large, loud gatherings. Please note that no parties or events are permitted. Guests are welcome to celebrate responsibly, but this is not a home for loud music, heavy drinking, or late-night noise. The neighborhood values peace and privacy, and we ask that all guests do the same so everyone can enjoy their time at Lake Chelan. **Due to fluctuating lake levels, usage of the floating buoy may not always be available.** Please keep in mind Lake Chelan fluctuates throughout the year. The lake level is at its fullest usually early July through mid-September. Every year varies due to the snowfall and how much water the PUD saves and/or releases. This means that May and early June may not be suitable for mooring a boat on the floating buoy. Please inquire with your hosts before arriving, if you plan to bring a boat before July. Launching and trailer parking can be done at Mill Bay. Please contact your hosts for more details.
