Description

Surrounded by unspoiled nature, time ticks differently. Your view wanders into the distance, across the fields, valleys, Inn - to the Alps. The lovingly renovated, four hundred-year-old farmhouse welcomes you with its idyll and tranquility. Here you can feel yourself again. The space Surrounded by unspoiled nature, time ticks differently. Your view wanders into the distance, across the fields, valleys, Inn - to the Alps. The lovingly renovated, four hundred-year-old farmhouse welcomes you with its idyll and tranquility. Here you can feel yourself again. The Kletzlhof boasts the most beautiful panoramic view of the area. The farm includes wild gardens, fall fruit meadows and a variety of trees that I have planted myself. Around the yard there are meadows and fields that cover the gentle hills in a tranquil mosaic. In the back of the farm, a dirt road leads to the mighty coniferous forest, which is crossed by many enchanted paths, which even I don't know all of them inside and out. Fairytale lights, gigantic boulders, lovely springs unexpectedly invite you to linger. You can hike through the forest from Kletzlhof to the picturesque village of Kößlarn. Or let you sink into the blueberry cereals after the first few meters and pick the sweet fruits until you get a blue finger. August is Blueberry! I don't order my property around the farm - according to an ecological project of the local district office. The neighboring farm is further down, in sight. The Kletzlhof was built 400 years ago from purely natural materials. I have lovingly restored and renovated it: I bought the same old material (wooden beams, window frames, doors...) from other farms of the time and inserted it with me. You will see, there are hardly two same windows with me! For the insulation of the walls, I used an old technique: I opened a clay pit on the doorstep. My family, friends and friends had a lot of fun getting the clay softened with their feet, mixing with straw, and dressing the interior walls with a 50 cm thick layer of clay. Through these purely natural building materials, the house breathes cool spaces in the summer and warm rooms in the winter. Guest access You have the yard for yourself. Your front door is the one at the front of the main house (only 3 stone steps from the courtyard). The main house consists of 2 floors: ground floor and 1st floor. On the ground floor is my inaccessible private area, but I don't currently occupy it. The front door leads into a bright wind trap with sliding doors and lead glazing. Adjacent to this is a long and wide hallway with cotto tiles. Here you have plenty of space for your wardrobe and shoes. A wooden staircase with a wooden railing, which a dear friend of mine carved especially for the Kletzlhof, leads you to your actual empire: the entire 1st floor. In all rooms (except for the bathroom) you will find wooden floorboards. Towards the courtyard, a wooden balcony is ideal for lingering. Up here you will find 5 rooms: 1 large bedroom with double bed (2 x 2m), table and 2 chairs; 1 large bedroom with a French bed (1.4 x 2m), table and 2 chairs 1 slightly smaller "children's room" with a bunk bed that also fits for adults (2 beds each with 0.9x2m). There is also a table with chair as well as toys and children's books 1 large, comfy kitchen-living room, with a dining table for 6-8 people 1 modern tiled, sunny bathroom with large tub. In each room there are bookshelves with a wide variety of reading. The surroundings around the house are also part of your empire, including the table and the benches (for 6 people) on the south-facing terrace. Here you can have breakfast for hours and get lost with your view in the distance… Other things to note 3 cute cats paint around the house. Kira is particularly trusting and cuddly. You can cuddle and sweet. But please don't let them in the house - they are not housebroken!
