Spacious villa with gorgeous sunrise view &hot tub

This stylish place to stay is perfect for group trips. The space This is a brand new 4 bedroom villa , 1h away from Reykjavik, right in the middle of Golden Circle , very close to some of Iceland's most amazing attractions such as Geysir , Gullfoss, Fontana , Secret Lagoon, Thingvellir National Park , Kerid and other amazing places . The house is also situated at 10 mins walking distance to Fridheimar restaurant which is an unique experience having your lunch in their own growing tomatoes greenhouse , or have a dinner at Mika restaurant. Other things to note Please read carefully the details for all the sleeping rooms to make sure it fits your family/group members Master bedroom - king bed 180 x 200 + dressing room + en suite bathroom Bedroom 2 : queen bed 160 x 200 Bedroom 3 : Frozen girl room with bunk bed suitable for kids 6 -15y old . Bedroom 4 : 2 x single beds , 90 x 200 Living room : 2 x sofa beds that could fit 4 people We only rent our home for 2-3 months in the summer while we are travelling and taking a break from just finished building and furnishing our house so there will be some personally stuff in inside but well organised and mos in the garage , to provide you maximum space for your own personal belongings but please be aware we ask extra care if you’re travelling with small kids as my daughter’s Frozen room will be available to use for sleep and play , she’s more then happy to let your kids to play with her toys or use her desk to draw or paint , but please do ask your kids to treat it well and put things back at their places when finished or leaving our home. Our house is superbly styled and makes is perfect for a luxurious getaway and you also can benefit of all smart devices that we have, to create your own comfort & athmosfere and control the lights from our tablet ... for example you can have a relaxing bath choosing your most favorit colour or have a lovely dinner with your loved ones choosing from different types of lighting : warm , cold or different colours Few others : - smart washing machine + dryer - 75” tv in the living room - Netflix & Disney access - PS 4 available : few kids game also Few details about groceries shopping : I would recommend to stop on your way and from a bigger supermarket from Reykjavik or Selfoss as : Bonus (cheapest), Krona, Netto, Haugkaup … we do have a petrol station just 2 mins away and have most basic stuff, a bit bigger shop about 12 mins away (and yes from both you can buy vegetables , milk etc) but both are a bit more expensive and no so many varieties .. also I recommend not buying water, Iceland have one of the best tap water in the world. List with what we provide : - shampoo + conditioner - shower gel + hand soap - kitchen paper rolls+ toilet paper - dishes soap - coffee , tea , sugar - salt & pepper - washing machine + dishwasher tablets We always try the best to acomodate our guests if an early check in / late check out it’s necessary , even if we have same day booking , as long as we can have a 4-5h gap between the reservations (big house , lots to wash/dry and clean) then we will try our best to find a suitable option for everybody . Of course luggages can be dropped anytime ! Cleaning fee it’s included (it’s pretty high accually, one of the reasons the high nightly price also , the cleaning company charges about 400€ per each normal regular clean) and we don’t really ask our guests to do anything on their departure then treat our home with the same respect as they tread theirs and be tidy . I do believe it’s a fair request when staying not only at someone’s house but anywhere else really ! Don’t need to remove your rubbish at the end , don’t need to remove linen , don’t clean to wash the floor or clean the hot tub but please don’t leave dirty dishes stuck with old food , don’t treat the floor as a rubbish field and we are all good ! Note : Note 2 : Around our house there are some constructions going on for 2 houses and usually working hours are 8-16 , the foundation for this constructions has been done since 2021 but nothing had moved forward since then even tho they said it will be done in summer 2022, then in 2023 so we do not know when they will actually start working but I want you to take in consideration that if in the week days you wanna sleep longer and you are sleep sensitive , how i am , then it migh bother you. Note 3 : no surveillance cameras on the exterior . 1 camera in the garage , facing the whole heat system + hot water + hot tub system where all this are connected in between (and only facing that, nothing else around ) . As per the house rules and check in instructions hot tub should not be left on while not using , specially not forgotten ON over night . The hot tub system will overheat which can cause errors which will affect the whole house system and heat and hot water can go off and plumbers visit will be required . Last time this happened , for guests to forget for it on overnight and next day while going out exploring , in April , it raised big issues (guests been without hot water and heat for over 16h in the house ) and costs (about 700€ only for plumbers) + each 24h costs about 100-150€ / day for hot water (2,000L hot tub so lots of hot water ) + put all our new systems at risk (which are really expensive , over 15k) . Thank you for understanding and please do not forget it on over night . In case of emergency and errors on the system , which we get notifications if it’s on for too many hours , because it’s smart connect as other things in the house , and then we will check the camera , we will enter the garage (day or night) used by remote control going straight inside and turn the button off (only takes few seconds ) . Between the garage and the house it’s a metal door , with keys inside the lock so feel free to do lock that door anytime but we do guarantee 100% we will never enter the house premises without your permission, but only and only the garage in case of any emergency. I’m sorry but really big issues can occur sometimes with these expensive systems and instead of us not sleeping all night worrying and getting notifications over notifications , we will rather drive over , open garage for 5 seconds the garage and turn it off . In the winter (November-May) pipes can also freeze if rules are not respected and future guests will not be able to use the hot tub , or even worse , not to have hot water which happened last time and we’ve had to put a family of 10 into the hotel after they had a 16h trip and our house was out of order due to issues on the systems + ofcourse all the extra costs . We understand sometimes can just be forgotten but we also expect understanding from our guests on the risks that we have and the big issues and costs that can cause us and we apologise if us maybe entering quickly the garage will give you a scare , sometimes the door can be a bit laud . Iceland it’s one of the safest countries in the world , we keep our key on the exterior door for years , we don’t lock cars so you don’t have to worry about anyone trying to enter the house . The guests will be charged extra for all the extra costs that will occur if the house rules are not respected . Any other informations you need please don’t hesitate to contact me
