Bright, newly updated, and beautifully decorated 3 bed, 2.5 bath in East Hampton. Minutes to village restaurants & shopping on Newtown Lane. Perfect for 1-2 families with kids or 3 couples without kids. 10 min to Main Beach and bay beaches, Sag Harbor, Amagansett. 20 min to Montauk and Southampton. Entering the home via key code door into a well-appointed entry way, you will find hooks and a console table with storage for your hats, sunscreen and other beach items. The center hall opens up into a vaulted ceiling double height living room with 2 large and comfortable couches, ceiling fan, fireplace, and tons of light coming in from the 2 skylights and double sliding doors to leading the back deck, yard and sparkling blue pool. Completing the picture is an over-mantle mounted 55” 4K smart TV that pulls down to perfect viewing height for movie night. From almost every vantage point on the first floor, you can see the backyard pool area. Heading outside onto the large deck and pool patio (you will find cushioned dining and lounging areas with cantilever umbrellas overlooking the 40’ X 20’ heated pool with lounge chairs, umbrellas, and lawn. There is also a propane grill and a swing/slide set for the kids. On the side of the house is an enclosed hot/cold outdoor shower with changing area. Back inside, the dining area seats up to 10 next to the fully equipped open kitchen with a breakfast nook, bar counter, stainless induction range and fridge with icemaker and chilled, filtered water. The first floor powder room (half bath) is beautifully appointed and extremely convenient for guests or while relaxing on the first floor, and the laundry area is directly across. The first floor master is great for a couple or for kids. There is a queen bed and ensuite bathroom with tub and shower, and a twin trundle underneath for a child or extra guest. The upstairs guest bedroom can be configured as a king bed or two XL twin beds and has vaulted ceilings with a fan. The upstairs master bedroom boasts vaulted ceilings, a ceiling fan, a king size modern canopy frame bed, arm chair, and a 43” 4K smart TV. The spacious bathroom is ensuite and shared with the guest room via a hall entrance. OTHER AMENITIES Use of our SUV with East Hampton Village and Town resident beach parking stickers is available at owners discretion (deposit or fee may apply). Note that non-resident parking at beaches in EH, where available, is extremely limited. Resident parking stickers get you access to nearly every public beach from the East Hampton town line all the way to Montauk. All beach/pool supplies included - towels, Tommy Bahama chairs and umbrellas, coolers, beach cart, pool and beach toys. A pack and play, highchair, baby gate for stairs, booster, bed guard rail, are available upon request. TVs can be placed in the first floor master or second floor guest bedroom upon request. Generator for use in emergencies. Pool heating is at the discretion of guests. Propane usage for pool heating not included in rate, will be billed back at cost. The only places the guests cannot access are: Locked storage area in basement. Locked closet next to bathroom in upstairs hall. Locked closet in master bedroom. Locked closet on first floor. Locked under bed storage. Extra linens will be provided in each bedroom. Everything is clean, new, and ready for you to enjoy! We are available to answer any questions about the space and area, but will otherwise leave you to enjoy your stay! East Hampton Town / Village IGA Supermarket Main Beach Wainscott Beach Sag Harbor Amagansett shopping and restaurants Free parking on premises which can accommodate up to 4 cars. Resident beach access with our SUV may be available at homeowner's discretion. Renters use pool heat at their own discretion and pay pool heat charges at cost from pool heat deposit. 2 tanks of propane provided for grill. Beds (including trundle bed) can accommodate 6 adult guests or 7 total guests including kids. An airbed can be added to accommodate 1 additional child (8 total) at the homeowners discretion. RENTAL RULES This is our beloved second home and we expect you to treat it as you would your own home. The cleaning fee is for changing linens and basic cleaning. Additional cleaning fees will be charged for furniture moved, dishes or kitchen not cleaned, excessive garbage, etc. Smoking is NOT allowed AT ALL. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. No parties allowed. Any visitors in excess of 8 individuals at a time must be cleared by the homeowner. The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. This is a quiet community. Please be mindful and respectful of the neighbors. There are noise restrictions on outdoor behaviors between the hours of 10 pm and 7 am. Keep the property and all furnishings in good order. This is a NO SHOES house - please do not track sand and germs and dirt in - leave it outside! Hooks are placed outdoors for your comfort and use. Significant / noticeable LINEN / RUG stains will incur a deduction from your security deposit. Only use appliances for their intended uses, including respectful use of Air Conditioning. NO PETS ALLOWED without homeowner's consent. If it is found that a pet has stayed at the house, without prior approval, a deduction from your security deposit will result. Parking: Vehicles are to be parked in the property's driveway only. Parking on the road is not permitted. Housekeeping: There is no daily housekeeping service. While linens, bath towels and beach towels are provided in the unit, daily housekeeping service is not included in the rental rate. WHITE bath towels and CABANA STRIPED pool towels and/other linens / blankets / bed linens are NOT to be taken from the premises. Lightweight, soft cotton oversized Turkish beach towels are provided for your trips to the beach and should be returned home, and shaken off before bringing inside the house. Pool: a) The Homeowners are not responsible for any accidents or injuries. b) Children (whether yours or guests) are allowed to swim or play in the pool only under constant adult supervision. c) No pets in the pool. d) No glass near the pool/water area. Pool-safe glasses, plates and barware is included in the rental for your use. If broken glass is found in the pool, Homeowner will need to drain the pool, and a full deduction from your security deposit will result. e) Keep the side gate to the house which is also the gate to the pool area closed and locked at all times. Outdoor: Patio cushions and pool accessories are to be placed in the outdoor storage containers and furniture left in an orderly manner. Grill is intended to be used by Guests who have used a gas grill regularly before. Turn propane knob on and off after EACH use (righty tighty / lefty loosey). Fire Safety: No use of the fireplace and no candle burning permitted. Water and Septic: The property is on a well and septic systems. DO NOT FLUSH anything other than toilet paper - this includes NOT flushing adult or baby or makeup wipes. NO feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1000. Garbage: Garbage should be placed in the pails located on the side of the house and the raccoon deterrent bungee cords on the top of the pais must be locked. If not, raccoons will get to the garbage and make a mess. Homeowner will provide specific instructions on garbage and recycling pick up and sorting in the house instructions manual which will be in the house upon arrival. Guest will take care to ask any questions about equipment or rules prior to use. If any provisions of this rental agreement are violated, appropriate charges/costs will be applied to the Security Deposit. If that amount shall exceed the Security Deposit amount, the guest is then responsible for the remaining balance.
