This is a beautiful, purpose converted guest house with one main bedroom and two small doubles in an upstairs mezzanine. It is beautifully appointed and set in an amazing shared garden with pond and water feature. The property is 0.7 miles from the motorway, with little traffic disturbance. It also has an electric charger for EVs - at a small extra cost. The property is designed with sustainability in mind and boosts IR heating and bamboo floors. Great for Warwickshire, Birmingham, Solihull The space The space is beautifully decorated and designed with comfort in mind. The main bedroom has double sliding doors to the hanging area and bathroom. Which offers a choice of privacy if more than one person is staying, or openness if only one bedroom is being used. There is a hanging area for clothes between the main bedroom and bathroom. All the beds have under bed storage and the space has been optimised with various alcoves for personal belongings. It has a fully appointed kitchen and a modern pole mounted TV and multiple lighting options. The bathroom boasts a beautiful large shower space and a large a sink. There is an Expression Vertuo Coffee machine. We include a few capsules. If you would like to purchase more, let us know and we can add a sleeve ( 10 capsules) to your booking for £10 per sleeve. We only hold a couple of choices! The property has been designed with sustainability in mind: using Nevada Ultra Eco and Graphene stone paint on walls and ceilings ( ultra low emission paints), bamboo flooring throughout ( bamboo can be harvested after 5 years compared to 70 years for hardwood and is 4 times as hard), infrared heating; globally, heating accounts for nearly half of all energy consumption, and roughly 40% of energy-related carbon dioxide emissions. Infrared panels drastically lower energy usage as they heat objects directly, rather than heating the air. We have an ecofriendly firepit which uses specially formulated vegetable candle wax originally designed to keep UK vineyards warm at night ! (wax available at an extra cost £15 for approx 4 hrs burning). We are now introducing Dock and Bay towels made 100% from recycled bottle plastic - not as fluffy yet wonderful for the environment. Guest access You have access to the entire guest house that you are staying in. You will also be able to have access to the garden with the expectations that noise levels are kept to a minimum as we run our separate business from our home. The Grazing Guest House is adjacent to the main house and we share the same gated entrance. The gates are typically closed around 9 pm at night and opened 7am in the morning: we can of course change those times if you plan to be out, please let us know. If you'd prefer fully independant access we can provide a gate key fob for a fully refundable deposit of £50. Other things to note There are a variety of walks near by, including Earlswood lakes - a five minute car journey away. The area boasts a range of country pubs. There's a hotel within walking distance, should you require evening meals. There is a local farm shop within 2 miles. The location is perfect for trips to Warwick and the beautiful Warwick Castle, Leamington Spa, Stratford-Upon-Avon and the iconic city of Birmingham. There are also local train stations near by, giving access to Birmingham and Stratford-Upon-Avon. Birmingham Airport is 20 minutes away as is Birmingham International Railway Station. It is a perfect location for visiting the many shows at the NEC whether as a visitor or exhibitor.
