Discover our beautiful property in the heart of nature for up to 34 people. It consists of 4 cottages and a gathering place in a beautiful old farmhouse, in the middle of the meadows. You will appreciate the quiet environment and the tastefully renovated interiors. From the gite, you can discover beautiful landscapes and pretty little towns. We are 45 minutes from Caen and the sea. (For the New Year period: check the booking conditions of the listing) The space You will be charmed by the beauty of the old buildings, the peaceful environment and the surrounding nature. You access the cottages by a small country road that leads only to the property. The cottages are perfect for: • A relaxing weekend with friends. • A few relaxing days with your family. • A stopover on a solo road trip. • Your evenings during a business trip. The cottages can accommodate up to 34 people. If you want maximum comfort, we recommend booking the cottages for 17 to 26 people. Three of the cottages are located in the same wing of the farmhouse. They have recently been renovated to showcase the original architecture (exposed stones, beams, under-slopes) while providing all the contemporary comforts. The 4th gite is an old country house located in the 2nd wing, opposite the other three. This place is simple and nice. It's an old family home. A large wooden terrace at the back of the three adjoining cottages and the large garden allows you to enjoy the calm of the property. Garden furniture allows you to gather to eat there. A renovated barn with pretty glass roofs allows you to regroup. It has a fully equipped kitchen, bathroom and all the necessary equipment (cooking utensils and dishes, tables and chairs). For any group of more than 15 people, the Barn, our meeting place, must be booked with the cottages. Indeed, it is not possible to meet with more than 15 people in the cottages. Please contact us before booking to learn more. The gathering place includes a kitchen and bathroom. It is housed in an old barn next to the cottages. If you are less than 15 people, it is quite possible to rent the Grange. Here is the configuration of the four cottages: The 1st gite has a capacity of 2 to 4 people. It consists of: • An entrance where you can put your belongings. • A fully equipped kitchen. • A small comfortable and well-appointed bathroom (large shower, sink and toilet). • A bright living room with a comfortable double sofa bed, TV, dining table and dresser. • Above the living room is a mezzanine with a queen size double bed (accessed by a miller's ladder — not suitable for people with limited mobility and those with vertigo. You will enjoy the room if you like cozy nests). The 2nd gîte has a capacity of 4 to 8 people. It consists of: • A bright living room on the ground floor with fully equipped kitchen and dining table. • An upstairs living room (level 1) with a sofa, TV. The sofa can be used as a double bed (160 x 200). • A small comfortable and well-appointed bathroom (large shower, sink and toilet). • A large bedroom with a queen size bed (160 x 200) (it can also be converted into two single beds) and a mezzanine with a 140 x 200 bed (accessible with a ladder). • A bedroom in the attic (level 2) with two large skylights. The bed is a queen size. It is also possible to convert it into two single beds (access by a miller ladder — not suitable for people with limited mobility and those with vertigo. You will enjoy the room if you like cozy nests). The 3rd gîte has a capacity of 7 to 9 people. It consists of: • A large living room with open kitchen and large dining table 4 meters long. A living room with armchairs, coffee table, TV and double sofa bed is also on the ground floor. • A nice bathroom on the ground floor (large shower, sink and toilet). • Three bedrooms on the first floor: o A bedroom with a queen size double bed (160 x 200 cm); o A bedroom with a queen size double bed and a single bed in the mezzanine accessible through a miller's ladder. o A bedroom with a queen size bed. • A large outdoor terrace. • A balcony overlooking our majestic Weeping Willow. The country house has a capacity of 11 to 13 people. It consists of: • A large living room with open kitchen and large dining table. • A living room with armchairs, two coffee tables, a TV and two sofas is also on the ground floor. • A nice bathroom on the ground floor (large shower, large bathtub and sink). The toilet is separate. • Four bedrooms on the first floor: o A bedroom with a queen size double bed (160 x 200 cm) and a single bed. o A bedroom with three single beds (possibility to modify by making a queen size double bed and a single bed). o A bedroom with a queen size double bed. o A bedroom with a queen size bed and a single bed. Each room is equipped with quality and comfortable bedding. There are tables and bedside lamps as well as dressers to store your belongings. The windows have curtains or blinds. Depending on the size of your group, you can book one, two, three or four cottages. We will discuss together the best configuration for your comfort. Of the 34 places, there are 26 places in beds and 8 places in sofa beds (in the living rooms). If you are looking for maximum comfort, we recommend booking for 26 people. Each room is equipped with quality and comfortable bedding. There are tables and bedside lamps as well as dressers to store your belongings. The windows have curtains or blinds. Guest access Access and parking: You can easily park in the courtyard of the farmhouse. Ample parking is available. To get around and visit, you will need a vehicle. The first shops are 5 kilometers away (boulangerie, supermarket, etc...). You can walk or go for a bike ride directly from the gîte. How do I get to the Montigny farm? We are La Ferme de Montigny in Neauphe sur Dive in Orne (61160). The exact address of the property is: Montigny Farm 868 Impasse de Montigny 61160 Neauphe-sur-Dive On your GPS, you can type the exact address or just "La Ferme de Montigny, Neauphe sur Dive". The property is located at the end of a cul-de-sac, in the middle of the fields. To access it, you have to take a small road, the only one leading to us. When you arrive from the main road, you have to take the small road with a dead-end sign and the sign "La ferme de Montigny", in front of a small shrine. Once you have left the main road, you have to go a little over 800 meters to get to the property. Do not turn before at the dairy farm. This is our neighbor. It would be a shame to disturb them😊. At the entrance of the property, you will see a wooden barn. Go to it, then take the right lane to get to the back of the yard. You can park along the wooden crossbars. A few days before your arrival, we'll send you detailed directions to make your arrival easier and to make sure everything goes smoothly during your stay. Don't forget to give us your email at the time of booking! Things to do around the property: From the cottage, you can discover beautiful landscapes and pretty small towns (Falaise, Vimoutiers, Argentan). Haras du Pin, one of the main national stud farms, is a 10-minute drive away. If you want to hike, you'll have plenty of charming paths. The Mont-Ormel memorial (on the Second World War) 5 kilometers from us offers a great view of our typical Normandy bocage valley. The pretty little village of Camembert is 10 kilometers from the cottages. We are also 50 minutes from Caen and the sea. Don't hesitate to ask us for recommendations. Airbnb does not allow you to create a listing for more than 16 people. The price indicated by Airbnb corresponds to the rental of 2 cottages. If you want to book for a group of more than 16 people, an additional charge is charged. Thus, to rent the 4 cottages and the barn (the meeting place for groups of more than 15 people), it is necessary to count €1,300 per night excluding platform fees. Request a personalized quote based on your needs. For groups over 16 people, a security deposit by check is required in addition to Airbnb insurance. Special booking conditions are applied for high season periods (holidays and holidays /bridges). New Year: we rent all the accommodations to the same group. The rate is €2,400 excluding platform fees for 2 nights and €3,400 for 3 nights. Sheets and towels: We provide bed sheets, one hand towel per person, one bath mat and tea towels. The availability of linens is included in the rental price, mandatory for hygiene reasons. For groups of 10 or more we do not provide towels. However, it is possible to rent towels (€1.5 per towel). Garden Facilities: In the garden are: • BBQ grills (be sure to take what to turn on). We provide you with kits of utensils (forks, peaks, tongs ...). • A pétanque court (provencal ball game) • A table tennis table. By booking the cottage, you have a private terrace. First necessities: To facilitate your arrival, we provide you with basic necessities. This way, you don't miss anything when you arrive if you forgot something. We can provide you with a cot and highchair. Don't hesitate to ask us. Meals: We offer a menu of dishes and drinks at your disposal (breakfast, meal, aperitif or taste). Don't hesitate to contact us to book them (24 hours in advance). The menu is available in the listing photos or on the Montigny farm website, Neauphe sur Dive. Extra person: Any additional person to the number provided in your reservation is welcome (within the maximum capacity of the cottage). We need to be notified beforehand. A surcharge is charged for each additional person compared to the number of people listed in your reservation. The stay is free for children under two years sleeping in an umbrella bed. Cleaning: We do not charge any charges for cleaning. So you must return the cottage to the condition in which you found it. Prefer not to take care of cleaning at the end of your stay? We offer a cleaning fee of €195 for the 4 cottages and the Barn broken down as follows: • Gite 1 : €15 • Gite 2 : €30 • Gite 3 : €40 • Cottage 4 / Country house: €50 • Barn / Meeting place: €60 Hours: Check-ins start at 5pm. Departures are until 11am. The property opens its doors to the public at 5pm to let the maintenance team work quietly. Please respect this time out of respect for them. However, parties are not allowed in the cottages. Our property is known for its calm. We have a room to allow you to gather as a group of over 15 people. In the Barn, festive evenings are possible, subject to our express prior agreement, as long as reasonable noise intensity (max. 90 dc) and indoor broadcasting). Please contact us for more information. Indoor fireplace: In the country house, you have the option to use both fireplaces. We provide wood for a flare-up for €10. Animals: We do not accept pets in the cottages; unless there is an exceptional request. If you want to stay in our cottages have your companions naked, please reassure us about their ability to stand inside and outside! You will be charged an additional cleaning fee (rate on request depending on the gite rented and the pet — the fee charged for a rabbit is lower than for a large dog, for example). The reason for not accepting pets is that we have two dogs (Biggy and Bobby - Bouviers Bernois). They are two very cute females, but before we bring another animal to the property, we have to make sure everything goes smoothly. We keep our two dogs at home at the time of your arrival so as not to hinder those who feel uncomfortable with pets. Then they can go out into the garden if they wish (but they stay the vast majority of the time near us). If you're uncomfortable, don't hesitate to let us know. Inventory: We put the cottages at your disposal with all the amenities in good working condition and without damage. The list of amenities is included in the cottage rules. In the time of your arrival, please let us know if anything does not match this description. Without a review from you, the gite is deemed to be accepted as is. When you leave, for your comfort, we do not necessarily carry out an exit inventory visit. Please tell us anything that would have been damaged or damaged (dishes, furniture, building electrical equipment, etc.). We have one week to detect damage and ask you for compensation.
